This modern villa is fully air conditioned except where stated. Four bedrooms have double beds, one of those has an additional single. The 5th bedroom has a single bed and is not air conditioned. (Additional air beds are available.) The ground floor, which is self contained, has a shower room with WC, kitchen facilities (including fridge) a single bed and a futon/double bed. Ideal for teenagers or other members of the family who might want some privacy. The ground floor is not air conditioned. On the first floor there is an open plan living area with state of the art kitchen affording spectacular views of the coast. There is a large terrace, perfect for al fresco dining and 42 inch satellite LED TV with Bulgarian satellite which includes Discovery and CNN news channels and sport. Also on the first floor there is a shower room with toilet, laundry room and a double bedroom. Upstairs there is a master bedroom with en suite shower room. It opens onto a large terrace offering panoramic views of the sea. There is another double bedroom with large terrace and an additional double bedroom with balcony and a single bedroom. Two of the double bedrooms have additional single beds. All windows have mosquite screens. All rooms have air conditioning except the basement living area and small single bedroom. There are fans in these rooms. 2019 will be the seventh season that Villa Elysia is available for rental. Completed in 2011, the garden is still is growing fast partly due to the automatic watering system. The nearest rocky beach is 100 meters away, the nearest sandy beaches are Apolonnia and Kavatsi which are a 15 minute walk or you can catch the toy train which runs hourly. Harmanite beach in Sozopol is 2 km (20 mins walk) away, again the toy train will take you there. Two excellent restaurants are a 5 minute walk from the villa, the Chaika Seafood Restaurant (Далян Чайка) and a first class restaurant in the nearby Anel Art complex.

It’s a great property with a large pool and fantastic view. Air conditioning is great shower rooms spacious and everything works well. The area around the house lacks a bar or two but as 90% of the visitors seem to be Bulgarian maybe they don’t have the tendency to use one. Lovely old town in Sozopol it’s self with plenty of casual dining
We were really impressed with the villa. Extremely clean, very well furnished and kitted out and in a lovely location. All windows and doors had built in mosquito nets too, so you could leave the doors and windows open without fear of uninvited guests entering!
The pool is a great size. We stayed as a party of 7 and all easily fitted in the pool without a problem. A great view overlooking the sea is glorious.
There is a self contained ground floor section with its own bedroom, bathroom, fridge and tumble drier. Excellent if you have a teen that wants their own space.
The open plan kitchen, living and dining area is a great size, with a balcony, bedroom and bathroom on this level too. Upstairs are a further 4 bedrooms, one with ensuite, and a central bathroom. Air con all round too if needed.
Sozopol was lovely, a very nice area of Bulgaria that didn't feel touristy at all during May half term. We'd also highly recommend Restaurant Doctor in Sozopol old town for dinner.
A special thanks to Mitko who came and met us in Sozopol when we couldn't find the villa when we arrived. He answered any questions we had about taxis and the local area. He was a true gentleman.
We really couldn't find any fault here and would highly recommended to anyone booking.

This is our second stay in the area and this Villa didn’t disappoint. The property is well maintained and the team looking after it are very helpful,/polite and we’re there to help where needed even with advise on things to do in the locality. Lovely clean pool and the views from the terrace are simply amazing. The villa is located in a quiet area which suited us as we have young children with us. The main beach is just a short walk away. There are two lovely restaurants at either side of the villa and a small pebble beach to the right of the villa as you look about to sea. This is accessed through the restaurant and is great for snorkelling and is safe for kids. There’s a lovely small bar again to the right of the villa on the main road with great views out over the ocean. I would highly recommend a stay here and we with be back again.

Just a word to the wise on hiring cars.
We booked a 6 seater through Discover Cars, the car was a wreck which broke down and had done 250000kms. The replacement had the same mileage and barely made it.
Burgas airport is not like western airports with many car hire companies based there. There are none, so it's hit and miss.
I would recommend you speak to Elizabeth as car hire is available from the villa.

A fantastic stay
We had a fantastic stay at hotel Elysia. The villa was everything we imagined and more. Very clean & spacious with breathtaking panoramic views from most rooms in the villa. All mod cons & all rooms were clean & bright. The outside space & pool area was more than enough & the pool was lovely & deep. Would highly recommend this place. You will not be disappointed although hiring a car is a must which you can do through George. He was very helpful & due to us arriving late at night made sure we had stuff for breakfast the 1st morning. 5* all the way & i shall be returning. Well done all involved with this wonderful villa

A spacious villa with a great swimming pool.
Lovely clean villa with good sized rooms and plenty of towels. The local agents were efficient and told us all we needed to know although a file of local attractions / facilities in the villa would have been useful to have. Restaurant Yanka (almost next door) is brilliant as are the Green Life facilities at the far end of the local beach. Most public beaches seem to have life-guards who control access to the sea appropriately. The water park at Pomorie, north of Burgas, is well worth a visit but not for the feint hearted. We loved the pool at the villa but be aware that the pool is deep (1.8 to 2.0m) which is fine for strong swimmers but smaller children and weaker swimmers may not be able to stand the bottom. There were nine of us and we struggled to fit around the table to eat together. Outdoor furniture is good and the sunshades a godsend. The new BBQ is brilliant and provided our main form of cooking for the two weeks we were there. A dining area around the BBQ would be a great addition. The little beach at Yanka is far more accessible than the small cove and is to be recommended. If you are heading south, we found that Kiten is much nicer than Primorsko. Old Sozopol is lovely and was preferred by all of us to the newer commercial bits. The tourist train, 2 lev each, is well worth trying - though it only goes as far as the stadium in Sozopol. Because of our flights we drove from Sofia to Sozopol, a long featureless journey which has little to recommend it. Overall, we had a great two weeks and came away with many happy memories.

Great Villa wonderfull Views and location
We had a great stay in this wonderful villa.
The guys who manage it there were really helpful and gave us some great local information.
The Villa is very close to a wonderful beach and a short drive from Sozopol town (10 Mins).
Best restaurant by far was the Veranda Restaurant looking over the very left hand side of the beach in Sozopol new town ( Left as you look out to sea.)
We would definitely recommend this villa and the area although it is a quiet picturesque local resort.

Great Location
We were a family group of 7, and enjoyed a fabulous week at this Villa. The location is perfect, wonderful views, close to the beach and very peaceful.
The Villa is spacious and modern, with a well equipped kitchen. The Air Con, helped keep the house lovely and cool. We all loved the swimming pool, no shallow end though, so you'd have to be careful with young children, but it was perfect for us. Lots of sun loungers, shame we couldn't lie on the wooden ones though, as without the cushions they were very hard! There's a great little beach just off the track, we spent lots of time there snorkelling. The beach at Apolonia was lovely, sandy and warm, shallow waters. Nice beach bars there too. Eating out is incredibly cheap, although the service can be somewhat strange. Starters sometimes appear after your main course, and some of us could have finished our meal before others had even been served. It all added to the entertainment though.
Our only criticism is, It would have been really helpful if there was some information in the villa, such as maps, restaurant suggestions, what time the little train ran, places to visit, or maybe a guest book, whereby previous guests can leave recommendations and suggestion. The bedding could be improved, duvet cover as bottom sheet and duvet cover as a top sheet, caused a night time tug of war with my husband, as it didn't quite fit the bed!
Overall though it was Fabulous and would gladly return.

Amazing
The villa was amazing. There were 11 of us from different countries with different standards. We all loved it. Kitchen is big and equipped for probably 20 people. Pool is big and deep so plenty of fun for adults and kids. Plenty of towels, beach chairs for us to enjoy great weather. It was in 100 degrees F or 40 in C but the house stayed cool.
Small rocky beach by the pier is beautiful and truly private. We spent almost most of our time there. You can snorkel and pick your own mussels for dinner and book it on the grill.
If you want commercial experience Appolonia Beach is within walking distance. You can rent jet skis and various other beach activities there. Massages are only $20 for an hour there.
There are few small grocery stores within walking distance and amazing fruit stands. People are friendly and welcoming. Larger Supermarket is in town.
Sozopol itself is very friendly tourist town with ton of restaurants around. You can get a great meal by the beach at 3 am in the morning with live entertainment.
George will arrange pick ups and drop offs from and to airport if needed. It's also easy to rent a car in town. Parking is paid in town but only $1 per hour. Shopping is great especially in old town. Aqua parks are about an hour away and are comparable or even better than typical US ones. Kids loved it.

A relaxing visit to Villa Elysia once again
Visited the Villa Elysia once again in June and thoroughly enjoyed our stay. The Villa still has everything to offer.The weather was good and we explored the surrounding area and found great Roman remains in Sozopol old town. We noticed a marked improvement to the beach in Apollonia since our last visit and the Beach Bars now seem to cater for a more up market clientele and the beach lifeguards are in evidence. The Flora and Fauna is amazing and too much to mention...but I will say much to my delight I spotted dolphins every evening at 6pm feeding in the Bay...

An oasis of calm and tranquility
We visited Villa Elysia for the second time July 2013 and once again this has left us with such a good impression of the Villa and Bulgaria’s Black Sea coast.
The Villa is perfect for families and couples and is a great base for exploring.
This is a luxury Villa with everything catered for. Eating out is cheap but if you prefer to self-cater the kitchen is a dream to use with everything you would want (even a dishwasher so no washing up!) There is every conceivable dish and utensil for your use and plenty of dry foodstuff in the cupboards for making some great dishes (we replaced some of the spices etc for the next visitors to keep the store cupboard up to scratch). For eating out there are restaurants near Apollonia beach and a vast selection in Sozopol and the Old Town.
Plenty of clean towels and bedding are provided.
There is also a wall mounted flat screen TV with satelite channels if you want to watch TV and also DVD and CD player.
The grounds of the Villa are beginning to mature and the roses are doing well. The swimming pool is truly wonderful and immaculate and so welcome in such hot weather. The pool maintenance people came and cleaned the pool and checked everything was okay whilst we were there which is reassuring to know that the pool is well maintained.
The pool area has sunbeds and sun shades which are necessary in the heat of the day, we’ve not had a cloudy day here!
We visited the beaches in Sozopol and Apollonia beach which is a short walk away and they are clean and litter free.
The supermarkets are also within walking distance and but the best one is in nearby Sozopol for fresh baked bread, fruit and veg.
I highly recommend a visit to Villa Elysia. It’s luxurious, relaxing and a fabulous place to re-charge your batteries. The nearby town of Sozopol has nightclubs and discos for youngsters but the villa is situated in an oasis of calm and tranquilty. Perfect.

Villa with panoramic views across the bay
The photos don t do justice to this villa the views are breath taking. As it stands in an elevated position the pool is like an infinity pool. There were eight of us, my husband and I plus our three sons and girlfriends and we all enjoyed the tranquility. We enjoyed walking to the beach and also to Sozopol.It was useful having basics in the cupboard which you could replace if anything was forgotten at the supermarket.
I would say a great choice for a large party as the villa is very spacious.

Expectations exceeded
We were a party of 10, 3 families with small children, and I must say the place couldnt have been more suited for our demands! The house is perfectly save and well equipped with anything needed (even baby cots), the A/C, the beautiful kitchen, the rooms with the astonishing views, and, of course, the pool!!!! We all definitely fell in love with the house, the peace and quiet, and the beautiful beaches in the near by! We rented cars, cause the sandy beach is not so close, and the supermarket is not in within walking distance, anyway, anything needed takes 5 minutes drive! The Apolonia beach is really beautiful, with warm, crystal clear water, the center of Sozopol is worth a visit, and the restaurants serve more than decent food at very affordable prices. We were a bit surprised that hardly anybody speaks English, but they really try, and they can be very helpful.
I strongly recommend this place to anyone thinking of expending the holidays in Bulgaria. As a bulgarian acquaintance told us: this is the Beverly Hills of Bulgaria

I highly recommend this as a holiday destination as it is a great place to get away from the rat race and recharge your batteries.
There is any number of things that you can do here should you want to, kayaking, snorkeling, windsurfing, diving, shopping, clubbing ... I could go on. We found the villa to be a perfect base for doing what we wanted to do. In my case I like to stay active, so regular early evening swimming on the beach for an hour or so ticked my boxes. The beach itself is clean, un-crowded and perfect for getting a suntan if that's your thing.
The villa itself is also a great place to just "stay put". It's well equipped and spacious. There is a mini supermarket a short walk away and loads of good restaurants nearby. Restaurants and bars are not expensive and there is a great selection of street food available near the beach and in Sozopol.
During our stay in mid July the temperatures stayed at around the mid 30's, so having a swimming pool to hand to cool off in was an absolute treat and very refreshing. Normally I can't wait to get out and explore, but this is the first time that I've been to a place where aside from swimming, all I wanted to do was just sit and take it all in. By this I mean the views, which are out of this world and very peaceful. In short the villa imparted a feeling of relaxation upon me which was much needed and something that stayed with me for a week or two after leaving.
Getting there is a breeze from London Luton and the drive from Burgas airport to front door is about 40 minutes. Stress free and easy. If you are inclined to shopping, Burgas has some arcades and all the usual shops that you would expect from a city. As a man, This has no real appeal to me, but your wife/girlfriend may feel like dragging you in sometime. This happened to me and I'm pleased to say was painless.
In short I had a great time with all my friends. We all managed to do what we wanted as the villa is a great base for any number of diverse activities. Also it was very easy on the bank balance. Bulgaria is not an expensive country and the villa’s rent when divided between the 8 of us was much cheaper than a hotel.
We're going back to do a PADI diving course. We just didn't have time this visit.

A gem of a Villa in Sozopol
We have just returned from the Villa Elysia in Sozopol and didn't want to leave and we would love to return again someday.The Villa is very well positioned for the beach and the town of Sozopol with a local supermarket close by.
The description of the Villa was accurate and exeeded our expectations. We found it spacious very clean and well maintained.
The kitchen is well equipped with all the modern appliances which is clean and easy to use.
All rooms at the front have the most spectacular views of the sea and the rooms at the rear have side views of the sea which is wonderful to wake up to every morning.
There are plenty of towels and bedding and we didn't want for anything.
The gardens are well laid out and also well maintained.
The pool is superb and there are several sunbeds to choose from all in fab colours and there is also plenty of shade should your require it. There are also canoes to use with safety jackets for those wanting to venture out into the sea
The weather was very hot when we were there and the air con was fantastic. There are also mosquito nets on all the windows and doors which was great.
During our stay we walked to the beach several times and is was about 20 mins away and there you can find a sandy beach which is clean with warm clear blue water there are also plenty of places to eat and drink. On the beach you will find several life guards on duty for safe bathing..We bought a sun brolly for the beach which was cheap but you can hire sunbeds and sun shade if you prefer.
All in all I would highly recommend the Villa for it's superb location the sheer quality of the Villa, magnificent views,the pool and much more
Dom fantastyczny. Spełnił wszelkie oczekiwania. Na żywo jeszcze lepszy niż na zdjęciach. Przy dużej grupie (12 osób) nie było ciasno. W domu wszelkie udogodnienia (kuchnia w pełni wyposażona, pralka, suszarka, deska do prasowania, żelazko, środki czystości itp.). Klimatyzacja w każdym pokoju. Basen bardzo przyjmy, woda czysta. Widok z okna wspaniały. Okolica cicha i spokojna. Właściciel w pierwszym dniu udzielił niezbędnych i wyczerpujących informacji. Nie było potrzeby kolejnych kontaktów. Ludzie do obsługi domu (ogrodnik, człowiek od basenu) bardzo dyskretni. Dom polecam w 100%.

The stay at Villa Elysia July 2022
The property was fine. The pool was deep on both sides(1.7m - 2m) which creates an obstacle if you have little kids. The night lights inside the pool stopped working after day 1 and when I asked about it, I was told I have to fix it myself because the the guys in charge of the house live in Burgas and couldn't come out to fix it ( it's 30 miles from Sozopol).
The view is spectacular but you have to drive to the nearest beach, because there is NO little train that comes by to pick you up and the nearest beach Apolonia is a good 2 miles away on a busy street, and we ended up going to the Golden Fish beach and campground. It's the cleanest beach around. The worst thing about the villa was the septic tank. On a windy day, you can be swimming in the pool and out of nowhere you smell this horrid stench because the septic was 15 feet away from the pool in the front yard of the villa. Parking sucks. There is room for 2 vehicles and its at 30 degree incline. Neighbours and other random people park outside the villa's gates so you have to be creative on getting out of the driveway. I would be looking elsewhere next year, possibly in Greece

Why they chose this property
I bought the land in 2005. I wanted to build a detached villa that was not crowded cheek by jowel into a resort complex. I wanted a spacious open-plan interior maximising the spectacular sea views. I also wanted to be near beaches but in a quiet area. The villa took 5 years to build and was completed in 2013.
What makes this property unique
The villa has panoramic sea views and tranquility even in peak season. Near sandy beaches and the historic town of Old Sozopol which is authentically Bulgarian with a fascinating history. Children and particularly teenagers they will be delighted with the summertime activities in the Sozopol new town which is humming with activities from late June to September - nightclubs and discos, street food and fair ground amusements. There is a highly recommended Aqua Park in nearby town Primorsko. A Lidl supermarket opened in February 2018 less than a mile from the villa.
