It was wonderful! Great location on River emptying into Chesapeake Bay, ultra clean, well stocked, and quiet. We LOVED the screened porch facing the water where we watched a mama osprey feed her two chicks. We had breakfast out there each day. Host responded quickly to questions. We LOVED IT!!!
It was hard to leave this lovely, well equipped cottage even to go out to lunch! Karen is a great host. The house is beautifully furnished and very comfy. Fantastic kitchen, everything you need. But best of all, the river is right there! Highly recommend.
The house is perfectly appointed and beautifully decorated. The view is spectacular, particularly at sunrise. Karen was a great communicator and everything was as it was presented online. We will be back!
My family and I had a wonderful weekend away at Kinsale. Beautiful location, right on the water. We enjoyed walks in the neighborhood and just sitting on the pier and the screened in porch to admire the view. The home was comfortable and very clean - perfect getaway for a restful and relaxing weekend. The owners were very responsive and accommodating. Can't wait to go back!
It was a great place to get to and plant for the week. Swimming was a no go bc of the jellyfish but we managed to get out in the kayaks and check out the water that way. Most of our time was spent on the dock listening to music with a drink in hand and enjoying the screened in porch.
The only traffic on the street was a sweet young family bicycling one evening. The Ospreys were fascinating to watch. Karen could not have been a better hostess. I look forward to a repeat visit again.
This place was perfect for my family to recoup and spend some time away from big cities. The decor, the cleanness, the amenities were all spectacular!
I never seen such stocked up house before! Karen really provided everything for the guests. Only tip I would give is go shopping prior to checking in. Stop by at Sails and you can buy a pass for two days for the pool.
A few friends and I had a lovely time at Karen's place over a long weekend. The cottage is just perfect for relaxing! We also enjoyed swims off the pier and watching the wildlife. As other reviewers have noted, it's pretty remote, so we brought groceries and cooked (though the nearest convenience store is surprisingly well-stocked!). Would love to return in the future.

Great place for a relax
We, a family of four had a great stay at this well-equipped, superbly appointed cottage. The facilities were more than adequate and communications with Karen were easy and all our questions were answered very promptly. The property was very well maintained, both inside and out. We did not manage to use the kayaks and canoes since the weather did not oblige, but the views certainly were all we could ask for. Thanks for a great stay!
Enough can’t be said about how much we enjoyed staying at this property. It’s a nice, quiet neighborhood with a giant yard that was great for our toddler. Karen was especially kind and very responsive. We liked that she gave us a lot of information about our stay and we really felt right at home and welcomed at her place. If anyone is looking for a nice waterfront vacation this is the place to go.
This place is quite the gem if youre looking for peace and seclusion. We have no complaints at all. Karen was very helpful in giving us ideas for things to do and places to eat. The kids enjoyed hours of searching for shark tooth fossils at Westmoreland State Park. We checked out a few antique stores, ate plenty of crabs, kayaked the river, and relaxed on the screened in front porch. Thank you for opening up your home to us Karen!
Our family of four stayed for a week in this lovely cottage. It was clean and fully stocked with everything you could need. I appreciated the use of condiments, spices and sunscreen. It was so nice to not have to bring your own. There isn't a beach here but the dock is nice and the view is stunning. We loved using the kayaks (bring your own life jackets - the cottage has two but not particularly great for kids). I recommend this cottage.
We had a true retreat as a family of 5 at this lovely home. The house was immaculate and so cozy! We enjoyed eating our meals on the screened in porch. The kids (10, 13, 16) played lots of games of cornhole and ladderball in the beautiful yard. We roasted smores in the evening and enjoyed canoeing. It was easy to get in the water from the dock, but we weren't able to swim - too many jellyfish all week. We did drive to Westmoreland State Park and enjoyed swimming there and searching for shark teeth. A perfect time away together!
This place has it all! It is beautifully and thoughtfully put together. Our family of 6 were very comfortable here. We enjoyed naps on the screened porch, s’mores around the fire, morning and evening outings on the river in the kayaks provided by the owner and our own paddle boards. We had a fun cornhole tournament. Losers had to buy ice cream at the Dairy Freeze in Callao. We cooked all our meals in house. The grill was in great condition and very clean. The amount of seating area is awesome for when friends stopped by to enjoy dinner with us. If you are looking for a true getaway and enjoy peace and quiet, this is the place for you!
After having spent so much time apart during quarantine this was the perfect spot to reconnect to each other. The pictures and description do not do this beautiful bit of heaven on earth justice. So much more than we expected. Be sure to bring your water shoes so you can get in and not hit a few sharp barnacles on the sandy river bottom. It is perfect from the attentive owners, well stocked kitchen, lovely quiet setting, and comfy beds. We WILL be back again! Loved it from the time we opened the door until we locked it again. 6 adults, a 3 year old, and 1 year old made a lifetime of memories here. God Bless your 2020 rental year!
Our family of 6 stayed the week of July 27-Aug 3. Our daughter and son-in law, two teenage girls, my husband and I thoroughly loved this property. We enjoyed the kayaks and canoe, swimming off the dock, and watching the ospreys and bald eagles. Sitting on the screened porch each morning drinking coffee or reading and napping in the hammock next to the water was so relaxing. It’s not a tourist trap, it’s a back to nature retreat where our family reconnected over the fire pit, board games and puzzles. The beds are comfy, the kitchen is well-equipped, and Karen is extremely responsive to questions. For a day trip we explored Tangier Island on golf carts. The Ferry leaves from Reedville daily at 10 a.m. we also explored Washington’s birthplace, worth the visit! A stop at “The Barn” for some of the best pulled pork anywhere along with sweet tea is a must! I would highly recommend this property, we would love to come back! Thanks for an awesome week!
Karen was a terrific hostess--very concerned that we would have everything that we needed during our stay (we visited over a holiday when the local eateries were closed). The house is terrific. If you rent, be sure to get up early to watch the sunrise from the dining room. Awesome. Back to the house--it's well equipped and well decorated. WIFI worked great, and I had a good Verizon signal. The kitchen had everything that a cook could want, plus an array of herbs and spices and some baking supplies. The property was spotlessly clean and in good repair. I paddled some--the river (or "rivah," as they seem to spell it in the Northern Neck) is great for that Probably sailing, too, if you have a small sailboat (the rivah seems to be shallow, though, so a small sailboat with a shallow draft). I'm sure swimming is great too, but I was there off season. Note that there's no beach at the property--swimming would be off a dock (and via a ladder from the dock). I would stay again.
This River Cottage is exactly what you need if you desire to escape the "hustle and bustle" of everyday life. One could not ask for a more relaxing environment, peace and quiet abound all around you. The views are amazing! We watched Ospreys on their nest and fishing ALL week and just to our left on "Lynch Point" we were watching Bald Eagles on their nest. Sail boats, fishing boats, oyster boats and recreational boats going about their daily routines off in the distance. Our children loved the pier. We crabbed and fished all week with some success but it was just rewarding to see them do something besides play video games or be glued to their phones. Good restaurants are an easy drive away, Backdraft, Yesterdays, Horn Harbor and Crazy Crab just to name a few. If you need to relax and slow down a little to get your breath, this is the place for you. The cottage is very comfortable, we loved sitting on the screen porch drinking coffee or eating breakfast.
Overall this place is 5-stars! One could pop a tent and it would be the same rating just for the views and location.
We had a fantastic stay at this beautiful property. We had everything we needed in the most beautiful setting- I can’t get enough of the dock and the porch! Highly recommend. Everything from mustard (which we forgot) to corn hole was provided. We loved the bed so much we’re planning to upgrade to a king on our arrival home… thanks again!
Comfortable and attractive home. Super responsive host. Very well-equipped, right down to fun art and a good book collection. (Good luck finding time to read. The screened in porch is very beckoning, but fishing, kayaking, bird watching, etc., get in the way of reading time. :-)) The setting and view are perfect. We loved the fun downtime with our young adult kids!
Peaceful Waterfront Cottage was a lovely place to stay. Very comfortable, peaceful, clean, and very well "outfitted." Beautiful view. We enjoyed watching the crabbing and oystering boats as we sat on the porch.

I grew up in the Northern Neck (NNK) on a working farm and know this area well. I currently reside in Ellicott City, MD with my husband and two youngest children. This is a special place where we share many happy memories.
Why they chose this property
The NNK is an undiscovered treasure just a few hours from the Baltimore/Washington area and an hour from Richmond or Fredericksburg. It offers great opportunities for wildlife viewing, fishing and watersports. In the broader area you'll find a lot of colonial history at Washington's birth place, and Stratford Hall. You may also enjoy visiting local wineries, antique shopping, or playing a round of frisbee golf.
