IMPORTANT: Tides is currently engaged in an elevator modernization project. Please be advised that elevators two and three are fully operational, while elevator one is temporarily out of service for maintenance.

In this 8th floor condo, you can sit in or outside and enjoy fantastic Gulf views from your private, sun-kissed balcony. The master bedroom is a dream come true with a luxurious Tempurpedic king-size bed and its own private entrance to the expansive balcony. The huge master bath includes a Jacuzzi tub and walk-in shower - perfect after your long sun-filled days. The guest bedroom offers one queen size bed and a bunkbed with two twins, perfect for friends and family, while the queen size sofa-sleeper in the living room can help you accommodate two more guests! The modern kitchen has tile floors, stainless steel appliances, and granite countertops. You will also find all the comforts of home, which include a dishwasher, coffee maker, blender, fridge, microwave, etc. so you can enjoy prepping your own dinner while watching that gorgeous Gulf view. The unit offers an additional full bathroom and, of course, a washer/dryer, for your utmost convenience. Bed and bathroom linens are included in the unit - all you need to bring are beach towels!


The Tops’l Beach and Racquet Resort is conveniently located 10 miles east of Destin in the Miramar Beach/Sandestin, FL area. The resort offers fun and relaxation for all ages and also provides a quiet, secluded peace of mind while being only minutes away from activities, shopping, dining, and so much more! The Tides building is beachfront – only a few quick steps until your tired feet set foot on the white, sandy beaches. A nature preserve calmly sits to your East allowing for gorgeous scenery and glimpses of wildlife as well as far less-crowded beaches.

Relaxing with a great view

This condo had an amazing view of the sunset! The place was very clean, we had everything we needed as far as dishes, pots and pans etc. We loved having the pickleball courts! It is a gated community which made you feel secure. We will be back for sure!

Awesome Condo, incredible views

Great family vacation. The location of the condo with incredible ocean views can’t be overstated. Only thing i would Recommend is more dishes in the cabinets. Only 2 coffee cups and limited cooking utensils and dishes. That , however, doesn’t take away how beautiful the condo is.

The Tides @ Tops’l is great area! Nice pool area & area very clean.

Love the area! However, unit 805 desperately needs new living room furniture. They are worn out, especially chairs to table. You can actually see the sunken in places. Extremely uncomfortable. Will stay at The Tides again...just not 805.

Nice visit but.........

Overall we enjoyed the property and the beach. As other reviews have noted, the furniture is old and many of the fixtures are showing their age. The dining chairs have a funky odor and feel as if the upholstery might give way when you sit. Unfortunately I was hit by a blowing pool umbrella on our 3rd day and had to go to the ER with a head injury. Terrible end to a fairly pleasant stay.

Owners have invested ZERO to update this condo.

If you want to know what the Tides at Tops'l looked like when it was built in 1998, just rent this unit. This is our 8th stay at these condos, and they are wonderful. But do not pick this unit. Find one that has been updated. They updated the kitchen, but the flooring and bathrooms are original. The key was rusted into the safe, the closet doors were rusted and broken. The shower was God-awful. The owners clearly don't care, since the views will sell the place. But, there are much better units in the condo building Renter beware.

Overall, I do not recommend this vacation rental. Reviewer Comments: We love the Tides. Great location and easy to navigate. This rental left some to be desired. The furniture, couch, chairs, dining table chairs were uncomfortable. They seem to be just worn out. This condo was not as up to date as others at the Tides. The beds however were exceptionally comfortable. Probably wouldn’t have mattered as much but we tried to isolate due to COVID-19. I don’t think we would chose this unit again. Hope this helps.

The amenities on site were very nice, and our youngest enjoyed the kids’ activities. The rental itself is in good shape. The dryer did not work. The rental company did offer to do a laundry service in exchange, but we couldn’t leave our towels or clothing for 24 hours, so we went without washing or drying which was a minor inconvenience. I do appreciate they responded quickly though. The condo is spacious. The inclusion of folding chairs was nice to take to the beach with us. The master bed was very hard, but I know mattresses are often a personal preference and that others might like that. Overall it was a good stay, and we’d come to Tops’l Tides again.

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall the unit is dated and in need of upgrading. The location and view however are excellent. Kitchen floor is cracked in about a dozen places. Glasses, plates and silverware are mismatched and low in quality & quantity. Had to run the dishwasher 1/3rd full constantly. Dryer takes 2+ hours to dry a load - vent likely needs to be cleaned out. Extra paint cans and decor items need to be removed from closets. Furniture is dated but good quality. New patio furniture was a nice upgrade.

The view was beautiful! The condo was very nice except for the King bed and queen bed. The master king was so hard we woke up all through the night and every morning hurting so bad!! And the queen mattress was broke down in the middle so you kept rolling to the middle. But other than that we loved our stay!!!

we enjoyed our stay but was disappointed in the room as far as things seemed old and needed updated. the closet door wouldn't shut because of rust from seemed to be water damage from past. walls void use a paint job. I believe the garbage can is not cleaned from housekeeping. It stunk. The codes at the pool dud not work the whole stay for anyone. we were restricted use of 1 pool because of a wedding. it was nice to see the activities with the kids at the pool and enjoyed our stay would consider coming back in a different ocean front room.

Clean & Cozy

We were very impressed with the cleanliness of the condo upon arrival. I loved the balcony doors off the main bedroom. The bathroom was so big! The shower is huge and so is the tub. The kitchen was incredibly clean and organized. The bathrooms are a bit dated, but still everything was very clean. I would stay here with my family again.
