Exclusive villa with swimming pool, made up of four separate living spaces for a total of 600 sq. m., for up to 25 persons in 10 double bedrooms, 5 single bedrooms and 11 bathrooms. Guests can use 4 living rooms with a dining area, one kitchen and three well-equipped cooking corners, one large living room with TV, a furnished terrace for outdoor dinners in the central area; outdoors, there is a large, completely fenced garden, a stonework barbecue and three portable barbecues. The villa also has air conditioning, heating, satellite TV, wifi, a baby bed, high chairs and private outdoor parking close to the entrance gate equipped with surveillance camera.

Outdoors and swimming pool
Villa al Falchetto is on a hillside close to Lucca, and boasts a great view of the surrounding countryside. The house is surrounded by a large, 10.000 sq m garden, very well kept and decorated with cotto vases, flowers, bushes and trees, completely enclosed with hedges and metal fences. There is a small covered and furnished veranda close to the outbuilding (Cottage). There is also a large panoramic terrace on the first floor of the villa, perfect for outdoor dinners and big enough for all the house guests; there are also three portable barbecues, as well as a stonework one. Guests will also find a wide open area with a salt water in ground swimming pool, 6 metres by 12 with a depth of 1.2-1.4m, completely enclosed, with 15 sunbeds, an outdoor solar shower and a large oak tree for shade. You can also take walks in the grounds of the property, between the olive trees and at the nearby stream. The entire outdoor area is well-kept. An automatic gate with surveillance camera leads to the property, where guests can park briefly to unload, whilst the private (not guarded) parking area is outside the property, next to the entrance gate.Interior
Villa al Falchetto is made up of three separate housing units plus an outbuilding. It’s on three floors, and has been recently refurbished, whilst maintaining typical aspects of Lucca’s architecture tradition, such as wood beams and stone arches. The electric and water works have all been recently installed.
The main house, 380 sq. m., on the ground floor has a main entrance which leads to a corridor full of pictures of the owner’s family and ancestors, a well-equipped kitchen (with electric oven, gas stoves, extractor hood, a fridge with freezer, two sinks, one of which is antique, microwave, dishwasher, small electric oven, moka, American coffee maker and espresso maker, blender, juicer), a large living room with TV, tables, a decorative fireplace and outdoor access to the garden and to the pool. A small guest bathroom rounds up this floor. The first floor features three double bedrooms each with private bathroom and shower and, in a separate area, another double bedroom with a changing room: each of these rooms has a private bathroom with shower. The first floor leads to the beautiful 56 sq. m. terrace, with a great view of the surrounding hills, complete with tables, chairs and umbrellas. Two ramps of outdoor stairs lead down from here to the garden and to the pool. On the second (mansard) floor, with ceilings with wood beams and cotto bricks, stone walls and parquet, there are two more double bedrooms each with private bathroom with shower and a spacious apartment with a living room with two tables, a sofa, a double bedroom with private bathroom with shower and a single bedroom. All the first and second floor bedrooms have air conditioning and wifi. Another part of the central building, in an independent position, is home to another apartment that the owners use on check-in days, as well as the washing room with a washing machine with tokens (tokens are to be requested and paid for upon arrival), iron and ironing board. A separate entrance, via an outdoor staircase, leads to the converted Barn (Fienile - about 65 sq. m.), on the first floor. This apartment is furnished in a practical and charming way, with wood beams on the ceilings and cotto bricks, stone walls and cotto flooring, features a living room with sofa, satellite TV, a well-equipped kitchen (with electric oven, gas stove, extractor hood, fridge with freezer, microwave, toaster, moka and American coffee maker), a double bedroom, a single bedroom, a bathroom with shower. The air conditioning splitters are in the living room and in the double bedroom.
The converted Stable is on the ground floor, 60 sq. m., furnished in a simple, charming way, with wood beams on the ceilings and cotto bricks, stone walls and cotto flooring. There is an entrance on the ground floor with a sofa and satellite TV, a well-equipped cooking area (with an electric oven, gas stove, extractor hood, fridge with freezer, microwave, toaster, moka and American coffee maker), a double bedroom, a single bedroom, and a bathroom with shower. The air conditioning splitters are in the living room and in the double bedroom.
The outbuilding (95 sq. m.) is separate from the rest of the main house and is a spacious cottage, with beams, cotto bricks and paving, on one floor, furnished in a comfy, functional way. There is a bright living room with sofas and a TV, a well-equipped cooking area (with electric oven, 4 gas cookers, extractor hood, fridge with freezer, dishwasher, small electric oven, moka and American coffee maker), one double bedroom, one bedroom with French bed (200x140cm) which leads to another single bedroom, and one bathroom with shower. The air conditioning splitters are in two of the bedrooms (the double and the room with a French bed). Outside, next to the living room there is a furnished, covered, spacious veranda which overlooks the lawn.

The price includes bathroom, bedroom and kitchen linen (changed weekly), water, electricity (air conditioning not included) and gas (heating not included), internet, highchairs and baby beds. Upon request and to be paid for at the property: hired help and a cook.

Important information
Swimming pool open from May 1st to September 30th. The swimming pool is cleaned every day at a fixed time. Arrivals between 5pm-8pm (arrivals after 8pm will be charged 50 euros extra). Arrivals at a different time must be agreed on in advance. A part of the central building, in an independent position, is home to another apartment that the owners use on check-in days. Separate waste collection (which must be carried out in the appropriate containers in the parking outside the villa) is mandatory. Any parties or receptions must be authorized and agreed with the owner and under no circumstances they will be accepted if the number of participants exceeds the capacity of the villa.Activities and Distances
Villa Al Falchetto owes its name to the hawks (“falchi”) of Villa Reale that used to be raised at the property. The villa is in Marlia, a part of the town of Capannori which is just 1.5km from the villa, where you can find all kinds of shops, as well as the weekly market in the main square of the town. Immersed in countryside, just 10 km from Lucca, the area is full of DOC wine and olive oil makers. We suggest visiting the park and Villa Reale which let you discover the ancient medieval history of the area. A trip to Parco Fluviale del Serchio is also recommended, which features a bike-footpath which follows the right bank of the river, with a great view.
