This stylish and contemporary, first floor apartment (up one flight of steps) for two guests is located in a secure, quiet, 200 year old Close on the vibrant and historic Grassmarket, and is just a few steps from all of Edinburgh's major attractions and transport links. The Royal Mile and Edinburgh Castle are about 2 minutes walk from the apartment and Princes Street & Waverley Railway Station are only 10 minutes walk. It's basically the perfect location from which to step out, experience all the sights and discover your own Edinburgh!
A lovely and spacious apartment sleeping two guests in the bedroom in a luxurious King Size bed. Ideal for couples. The apartment is arranged on open plan so please note that the bedroom area is open to the living / dining area, separated by the wardrobe.
The bright open plan living/dining area and kitchen overlook the private courtyard of the Close. Fully fitted kitchen has everything you might need, including a dishwasher and washing machine. For drying clothes there is a drying rack for air drying. Large bathroom with bath and shower over the bath. Access to the apartment is via one flight of 17 steps.

A jewel in the heart of historic Edinburgh

The apartment is super cozy in an excellent location to let yourself immerse in Old Town Edinburgh. The kitchen is well equipped allowing cooking as it was your home away from home. My husband and I have stayed in this apartment three times already. Since we found it, we never searched for another place to stay in Edinburgh. Fiona, the owner, is always caring for her guests. This can be seen and felt in each detail in the apartment. Thank you so much, Fiona, for sharing your place with us once more.

Lovely little apartment

Great little apartment - spotlessly clean and has all you’d need for a city break. We stayed for three nights during the festival. The extractor fan from the restaurant next door was a little noisy when trying to get my daughter to bed but it was switched off soon after 10 so not a problem. Fiona was great and really communicative

Perfect spot to explore Edinburgh on foot

It was the second time we stayed at this apartment, so needless to say how we love it! The property is cute, comfortable, perfectly located in Old Town and yet quiet. You can visit everything on foot and walking through Edinburgh is magical! Good restaurants and stores nearby if you wish to cook. By the way, the kitchen is very well appointed which is not so common in other properties I have been. Fiona is a super host and we are thankful for her sharing such a lovely apartment with us. We are a couple who travel a lot around the world, renting a lot and this is really an excellent property. Luciana and Marcio

Great stay in a great location

Fiona's apartment is beautiful, really well kitted out, surprisingly quiet for such a central Grassmarket location, and the location was perfect - we were staying for the marathon, so to be within minutes' walk of both the Castle and the start of the marathon was ideal. Fiona is very attentive with communication. We had no issues with our stay but I know she was available just in case; from booking, through entry to the apartment until we left, everything was very clear - thank you Fiona!

A first class, cosy apartment in the heart of the old town

Just a few steps from the Grassmarket this charming apartment was a lovely place to stay. Beautifully appointed with everything you could wish for to cook at home but also a stone's throw from many fabulous restaurants and cafes. It was a cold and rainy end of November but the apartment was always lovely and warm with plenty of hot water in a peaceful courtyard away from the traffic and the crowds. We loved staying here, enjoyed easy walking to all the sights and being in the heart of things whilst still in a calm environment. It was also really thoughtful to have milk, tea, coffee and juice provided so that we didn't have to rush straight to the shops.

Outstanding location, wonderful experience!!

Exactly as advertised, Fiona's Grassmarket apartment is located in close proximity to many of the sites to be seen in Edinburgh. Furnishings? Everything you need and more! Fiona's personal touches and attention-to-detail make the apartment an easy choice over pricy hotels - an ideal home base for 2-4 explorers. Believe everything you read in the listing. Bring an umbrella (but if you forget it, Fiona has very thoughtfully hung one by the entrance). Book the Grassmarket apartment with confidence and lay out your sightseeing agenda!

Contemporary and perfectly located apartment

This is a fantastic apartment that is located in the best area if you want to be in the centre and within walking distance of many of the main attractions like the castle, palace, restaurants, Royal Mile etc. We are very fussy about accommodation as it can make or break a holiday for us. Fiona's apartment is very contemporary and modern. It has plenty of colour and ambience. There is lots of natural light from the large windows and expanses of glass. It has a bright and airy feel to it and we really enjoyed coming back to it after being out and about during the day. We really liked the open plan and spacious layout. We also found the apartment to be in a quiet location (courtyard). If you want near to complete silence - no, but factor in that this is a centrally located apartment and in choosing that location you are seeking the benefits of a cosmopolitan feel and that's exactly what you get, and based on that the location during our stay was not noisy. It was a great location with plenty of balance. There are lots of restaurants, pubs and wine bars in the area. Consistent hot water and a generous sized bathroom with a bath. The kitchen is modern, and well fitted out. No problems at all with the WiFi. The apartment with very clean and tidy with everything in place. All levels of communication from Fiona were super-fast and very clear. This is a huge benefit when travelling from overseas. We would not hesitate to book this apartment again and can highly recommend it.

Perfect flat!

My son and I thoroughly enjoyed our stay! The flat is in a great location for exploring major attractions and is in proximity to many wonderful restaurants in Edinburgh. We found it to be clean and comfortably furnished with plenty of space. Fiona went the extra mile and provided us with homemade cookies, a container of fresh orange juice and milk for coffee and tea. As we arrived via train, these were perfect for refreshing prior to hitting the town. We would be delighted to stay at the flat should we have the opportunity to travel to Edinburgh again.

It's all about location!

PROS: Located right in the center of where you want to be. Shopping and great restaurants just seconds outside. Castle and Royal Mile a couple of minutes up the hill. Enclosed in a very quaint and quiet courtyard. Super secure. Bed is very roomy and comfortable. All amenities work. Appreciated the cookies and coffee. Fiona is a pleasure to talk to. CONS: None, really! But if I were to nit-pick: tiny washer and dryer ok, but take a long time to get the loads done. Furniture functional, but rather IKEA-ish. Feels like I'm back in my old student apartment. SUMMARY: Great rental

Amazing apartment! Terrific location.

This was an amazing apartness! We have many more places we will be staying that we have booked through VRBO and this apartment has become our gold standard for the places we have and will be staying in. It is located very centrally - we could walk everywhere we wanted to go. It gave us the feel of old Edinburgh. Fiona was very helpful. She provided us with numerous welcoming items upon our arrival. The apartment has all sorts of little decorations so that we felt at home. We highly recommend this apartment. You will be very pleased to have made the decision to stay at this lovely apartment.

Lovely stay!

Fiona's flat was the perfect location for us to explore Edinburgh during our time there. It's literally directly off the Grassmarket at the foot of Victoria Street - plenty of shops and restaurants. Easy walking distance to popular locations in Old and New Town. The flat was just as described and had all the amenities you'd need. While we didn't make use of the kitchen for cooking, having the kettle and french press available for coffee and tea was perfect. (Fiona, thank you for having tea bags, coffee and milk available for us, and for the delicious tea cakes as a treat!) If we are ever back in the area, we would rebook this flat with Fiona in a heartbeat.

What a fantastic stay!

Personally we felt like the property was even more roomy than the pictures showed (often the reverse can be true). Everything was very clean and full of amenities. You walk right out onto the Grassmarket area and the start of Bow/Victoria St, so just a great location to explore. Tons of shops, restaurants, pubs right there, and good groceries are very close by as well. The host (Fiona) was very helpful and responsive. We'd highly recommend staying here! Thanks for the wonderful stay!

Edinburgh Gem in Grass Market

Could not ask for a better location in all of Edinburgh as Grass Market is where you want to be. The Apartment itself as well as communication is as good as it gets, and we've rented several throughout Europe over the years. If you are looking for a full-size Apartment equipped with everything you need, look no further than less beautiful Apartment. We would rent it again in a heartbeat. We were there for 6 days and had a great time in this wonderful city. Thanks Fiona for all your help.

Great location!

We had a wonderful stay in Edinburgh. Fiona was great with communication prior to our arrival. I was a little confused as how to get into the flat, but I was able to call and she helped me get in with no problems. I would recommend this flat to any person or couple looking to stay in the heart of Edinburgh.
