EIGHT IMPORTANT NOTES that may help eliminate/reduce confusion when booking our Lako House property:
(1) Due to new Hawaii County regulations regarding vacation rentals, as of Oct 2019, Lako House is now a HOSTED property and there is an onsite manager resident in the SEPARATE Ohana unit (on site).
(2) If you have more than 16 persons, you MAY want to consider also renting another nearby home on VRBO. After you book with Lako House, we can help you identify nearby VRBO homes.
(3) The Base Rate starts at 2 (two) persons + any extra persons charge (your persons count above 2 persons). Weekly bookings (min 7nights) get a 5% discount so for the maximum savings, consider staying at least one week!
(4) Certain fees/charges are intended for large groups. Due to the limitations of the VRBO pricing tool, if you are a small group (<8 persons), please first submit your inquiry and we will adjust such fees via a revised quote. Note: Due to rising Hawaii islands fuel costs, there is a separate $15/day electric charge.
(5) PLEASE use the VRBO portal booking 'Comments' section to tell us the ages on the intended check-in date, of ALL minors <18yrs.
(6) You must tell us about ALL minors under 5 yrs of age but for rate calculations purposes, you should NOT include such little ones in the VRBO persons count.
(7) Lako House cancellation policy is detailed at the VERY bottom of this Property Description / Overview thread; please do review this before making your VRBO booking.
(8) PARTIES / GATHERINGS / EVENTS ARE !NOT! PERMITTED without prior owner authorization

* There are Outdoor / Outside view ONLY video surveillance cameras on property
* With an exception to a portable A/C unit for the Twin Room (separate fee), there is no Air Conditioning at Lako House. This has not been an issue for Lako House since we are at 300ft elevation and have many ceiling and floor fans. If you have concerns, please do ask us for more info.
Lako Main House has 2 very oversized bedrooms ('Master,' & 'Big') + one 'Twin' bedroom (2 persons max). Master bedroom has two bathrooms, Twin room has one bathroom and the Big Room has and adjacent 1/2 bathroom + guest W/C in the entry hallway. In total, the Main House has two kings + twelve single beds for a total of 14 beds / 4 baths. When sleeping double in king beds, this yields a maximum occupancy of 16 persons.
HND (House Next Door) Cottage: Studio Unit with 3 beds, living, kitchen, bath. Please ask separately about availability / details.
FEATURES OF LAKO HOUSE:
* Living Room (376 sq ft): Two sofas, entertainment system (large TV with cable, VCR, DVD, many movies on CD & tape), two couches (NOT sleepers) & chair, large coffee table, and ceiling fan. Access to pool, jacuzzi, barbecue area (back yard).
* Master Bedroom (605 sq ft): One king (two persons), and two trundles (=four single beds / 4 persons). Has TV and VCR, reclining chair, ceiling fan, two separate (his/hers) bathrooms: one shower, one shower/tub, two basins, two toilets, two large closets, ceiling and floor fans. Private sliding door with access to side yard.
* Bedroom #2 ('Big Room' / 536 sq ft): One king (two persons), two singles (two persons), and two trundle beds (2-4 persons) that can be put together two make a queen-size bed. Desk and chair, ceiling and floor fans. Private access to front yard. Adjoining common shower and basin area.
* Bedroom #3 ('Twin Room' / 209 sq ft): Two single beds (two persons). Ceiling and floor fans, private access to side yard. Bathroom with tub, shower, basin, and ceiling fan. Portable A/C unit available for the Twin Room upon request (extra charge).
* Bathrooms: All three Main House bathrooms have ceiling fans, hair dryers, shampoo, and hair conditioner. Fourth (1/2) 'bath' is actually a separated shower and basin area adjacent to the Big Room. Separate guest W/C (toilet) is located in the entry hall area.
* 'Ohana' Studio unit: NO LONGER AVAILABLE for renting. As a 'Hosted' property, this separated unit is where our property manager is resident on site.
* More Property Features: There are two sets of washer and dryers (inside and outside), Lanai (434 sq ft) with tables and chairs for seating for ~20 persons, outdoor swimming pool with waterfall, jacuzzi. Separate Dining Room (289 square feet) with seating for ten persons, high vaulted ceilings in all rooms, ceiling fans in all rooms. The barbecue area has separate charcoal and gas areas. Gated property with full security alarm. Property also has high speed cable internet with connections for wireless & wired (upon request) access.
* View: Master Bedroom, Living and Dining rooms face the ocean (West) with an unobstructed panoramic 130 degree ocean view from the Lanai. Second bedroom view is to the North (front yard) and the Third bedroom faces South (side yard).
NEIGHBORS:
The property is on a 19,000 square foot lot and has trees and greenery separating the nearest three neighbors' property to the east and the south. To the west (ocean view direction) and north, the property sits on top of a 30 foot high wall and overlooks the properties far below (no neighbors) and Lako Street to the north.
Very sorry but, Lako House is a NON-smoking and NO-pets property.

High-Season Cancellation Policy: (winter and summer)

**Holiday Season Cancellation Policy:

**Your booking IS a Holiday Season booking if it includes Christmas Day, New Years Day, Ironman weekend, or Thanksgiving Day or, any of the 5 days prior or after these days.

Policy regarding: Lako House ALL extended booking guests (>14nights)
For extended duration bookings that utilize any sort of VERY LARGE discounted stay rate (such as a monthly rate or heavily discounted rates > 30%), there are potentially three extra excess-use charges levied that guests must acknowledge and agree to. To avoid such extra charges, please do practice water & electricity conservation whenever possible and prior to check out, please do return the house to its original organized and clean state.
For bookings that are deemed highly discounted or long term, Lako House will publish actual water & usage data weekly to the guest (by text and/or e-mail) whenever average usage exceeds 60% of allocation.
a) Water Usage: Initial water allocation is 7500-gallons per month (average 250gal/day ~10-15 showers/day). If actual water usage exceeds this amount over the days stayed, there is a $2.50 charge for each subsequent 250-gallons amount of water used.
b) Electricity Usage: Initial electricity allocation is 1200kWh per month (~average 40kWh/day); note that typical Lako House usage is 1000kWh/month. If actual electricity usage exceeds this amount over the total days stayed, there is a $4.00 charge for each subsequent 10kWh amount of electric used.
c) Cleaning: While the standard short term stay / low persons count departure cleaning fee initially charged via vacation rental booking portals (such as VRBO/Airbnb/OwnerDirect) is $450, there will be extra cleaning charges @ $60/hour if the house is left in a particular dirty / messy state. EXAMPLE: To avoid extra cleaning charges, be sure that all kitchen items, all furniture & household items are returned to their proper places, all kitchen items are put away / kitchen areas are clean, counters cleaned, fridge cleaned, floors swept, pool and lanai items are put away, BBQ has been cleaned (if used) and all USED sheets, pillowcases and towels are put in two separate piles in the Main House inside entryway.
The above discussion is to make guests aware of the very expensive utility and labor costs on all Hawaii’s islands and of course, our expectations for not leaving the house in a messy / dirty state … If there are any questions or concerns about the above, please do reach out to Lako House to discuss anytime.
