Home away from home! Hola and welcome to Cozumel, enjoy the unreal sunsets and dining from our balcony or while you take a jacuzzi in the private spa on our balcony. Our one bedroom, one bath unit on the BEST beach (San Fransisco Beach) and BEST condo complex(Residencias Reef)in Cozumel has everything you can imagine and more to make your vacation a life long memory!

A private ,secure and guard gated low rise condo complex (four buildings, three floors in each with approx. 80 units), our unit #8220 is on the second floor, in Building 4. Residencias Reef Condo's has the best scuba diving accessibility with our shared boat pier ($5 use fee per diver, per day, purchase wrist bands at guard shack) that all the dive operators will pick you up from and a large gear rinse tank on property. Snorkeling is also right here on our sandy beach or just relax at one of the two heated pools.

The unit is fully equipped, we have and continue to go the extra mile to provide and maintain new upscale furniture and amenities that include: a 58” LED smart TV (log into your Netflix, Amazon Prime, Apple TV account) with surround sound, DVD, IPTV with numerous local US channels, DVD videos, full kitchen with all cooking essentials, stainless steel appliances, granite counters, wood cabinets, Dual Split AC, ceiling fans, spacious bedroom with new comfy king size bed and bedroom set, Smart TV, a new sofa queen sleeper bed in the living room, beautiful tile throughout,full bath with granite tops, shower, washer & dryer in unit, very fast high speed WI-FI (30mbs) (bring your IPad/laptop),a private safe for your belongings. We include beach towels, paper towels, 5 gallon bottled drinking water via a hot & cold dispense, outdoor BBQ, and every other day maid service( except Sundays).

We now include our hard shell two person Kayak some ocean fun!

For a meal without going to town, try the Aura Hotel's Restaurant right next door, or Carlos N Charlie's or Ocean on the beach 50 yards to the South. Home cooked meal service is also available in the condo as an extra option.

You will be pleased to know that our home is cared for by a locally-based property management staff, to help you when needed and to ensure that your stay with us goes

Perfect week on the beach!

This property has everything you need for an amazing getaway. Full kitchen with modern appliances, cold AC in living and bedroom areas, washer/dryer, TV in both rooms, equipment for fun on the beach and ocean views.Maid service was a great touch.All towels, kitchenware, sheets, etc were in like new condition.Building is secured by a front gate with 24hr security and electronic lock on the entry door.Parking right out front was included at no charge.Owners and property manager readily available with any questions or concerns.Staff at the facility was super friendly and helpful.Local breakfast and lunch at Dona Cheley is delicious and only a 5 minute walk from your door.All common areas are super clean and maintained.Other residents/guests were friendly, definitely a laid back vibe and great for a family, not a party atmosphere which is exactly what we wanted.Located on one of the best beaches in Cozumel.Look no further, this is the one to book!!

Just right!

This property was perfect for the two of us. Quiet and peaceful with a great location. Close and easy to get to ocean excursions through the near by resort. We found everything we needed between two to three stores in San Miguel and some great restaurants. Thank you Michael Preston

Amazing stay for a couples getaway.

This condo is perfect for a couples get away. My wife and I enjoy cooking. The kitchen is well appointed with everything you need In terms of pots and pans and utensils. Coffee maker worked perfectly. Plenty of water bottles on hand to refill the water dispenser. The bedroom has plenty of closet space for your hanging needs. The bed was comfortable and the air conditioning was the perfect temperature overnight. There is even a box fan which was a very welcome touch. The patio has a great view of the beach and pool. The pictures in the listing really don’t do it justice. The beach was nice. We walked to Carlos and Charlie‘s for lunch two of the days we were there. Overall, we would definitely stay here again. Only thing I wish they would change is the 10am checkout time since most flights leave the island later in the day.

Beautiful property with very responsive owner and property manager.

The property is beautiful and is located on one of the nicest beaches in Cozumel. The condo has everything you would need for a perfect vacation. It is tastefully decorated with new appliances and a comfortable yet modern feel. We had the unfortunate luck to get hit by hurricane Beryl while we were there and the owner and property manager were very responsive and did everything they could to ensure our comfort and safety. In fact, I cannot think of a safer place on the island that I would rather stay. Needless to say the hurricane came and went and we still had a fantastic vacation. I would highly recommend this unit to anyone who asked.

Slice Of Paradise!

What a wonderful condo! Great location that is very well taken care of and leaves you feeling safe. The grounds, pool, and beach are very clean .The condo is very clean with all the amenities for cooking and relaxing. Fresh water for drinking and ice. Everyone that works there is also so very kind and accommodating. Thank you for sharing it with us!

Perfecto!

We stayed on this property before, but this was our first time in this particular unit. It is an exceptional unit and has many of the things that we frequently purchase at the local Chedraui when we arrive which was much appreciated. Fulvio was extremely responsive to any concerns and a cleaning lady came to change sheets and tidy up the unit every other day! There was nothing better than being on the balcony in the hot tub as the evening thunderstorms rolled through! Would 100% want to stay at this property again!

Great stay in paradise!

We had a great stay and the condo was clean, comfortable and very well equipped. The complex was very well maintained, and the location is quiet and tranquil. We went kayaking and the kayak is a very nice amenity, really solid and stable on the water. Carlos and Charlies is a great spot for lunch and drinks, walking distance from the condo. We would definitely stay here again!

Beauty just as advertised

Quiet, private condo right on the white sand beach. Stocked with everything a cook would need and affordable shopping close in town. Maid service was excellent as well. WE WILL be back for another stay. Price was great and everyone was very helpful during our week stay. Thank you Michael!

Perfect Property and Location

The property description is very accurate and was everything we needed for our 12 day vacation. We rented a car and after about our second trip into town we became very comfortable with navigating around to find everything we needed, including Distilled Water from Dori Pharmacy. This condo has a great view with proper function AC and ventilation. The kitchen is very well equipped and everything was in good working order. The condo development is very safe and patrolled regularly. The owners and the property management are very responsive and were able to answer all our questions.

Best Condo Ever

This condo was the best one we have ever stayed at ! Extremely well equipped down to a lemon lime squeezer - that shows thoughtful understanding of guest needs. Terrific Bottle water dispenser and in refrigerator . TV and sound system and numerous apps made it like home. Cleanliness was unbelievably clean and maid service outstanding. The location is ideal and the security and grounds could not be beat. We will rent again!!

Slice of paradise

This beautiful condo is the perfect place to stay in Cozumel. The beach in front is great, there are two large swimming pools, one right next to the beach, and even a jacuzzi on the balcony overlooking the beach. The condo is outfitted with everything needed: full kitchen, great bathroom, and air conditioning throughout. Even two flat screen tvs. This is like staying in a hotel's luxury suite for regular room prices. We will definitely return!

Great Condo

Very nice 1 BR......kitchen very well stocked with all necessary utensils......shower had good strong water pressure.....because the unit had washer & dryer, we were able to travel light for the week.....LuLu visited daily to freshen up the room and Raul was available for any question......in addition to the condo being so nice, the overall property (grounds, pools, beaches, staff) was as nice as advertised.....hope to return to Cozumel soon and would love to find this unit available.....PS, beach towels provided....save the packing space and use theirs.

Wonderful place

My husband and I thoroughly enjoyed our time at Michael's condo. It is even nicer than the photos indicate. The location is great and the property is very well landscaped and maintained. The views are perfect. The local people were all very friendly. Shopped at the Mega which is great, except don't expect to find fresh milk. Only evaporated or boxed milk is available. Renting a car is definitely recommended. We loved the Money Bar on Saturday night and they make a great breakfast too. Our favorite restaurant was Casa Mission in town. You would never know how lovely it is until you go inside...what a surprise, and food and service was excellent. We wish we could have stayed on for a few more days.

Hit the Spot

The house was as beautiful as we expected. The dish tv and wireless were a pleasant surprise as was the free call to the US. We tried our best to avoid the tourist trap stuff and kinda "go native". Went from small roadside cafe to another trying the margeritas, fish tacos, and snorkeling. The seafood here is just magnificent! We very much wanted to get away and slow down, and that is exactly what we found. Simply wonderful time. The staff at the house, and everywhere on the island surpassed all expectations. When we wish to return to Cozumel, we would surely stay here again. Downtown is too hectic. Wish we had brought DEET and been better prepared for the shocking experience of renting a car here ;-)

Beachfront Condo on San Francisco Beach/Residencias Reef

The condo and the property were all that we expected and more. Lovely grounds, well maintained,2 wonderful pools, that had just been heated! The condo was lovely, great furnishings, impeccably maintained, cleaned every day. We had breakfast, lunch, and dinner on the balconey every day for two weeks! What a treat for us, to be eating outside!All the people we met were so friendly, mostly from the States and Canada. We invited two other couples over to watch the Super Bowl. .We played bridge under the pool palapa with new friends.We also enjoyed the beach immensely. Snorkeling was great right in front of the place. We enjoyed some of the beach bars, the hotel next door, offered a good meal. We enjoyed shopping in the BIG food markets. All in all we would love to come back!

Wow!

We enjoyed every second of our stay at this lovely condo. Clean, comfortable, and equipped with everything we could have asked for. The Residencias Reef facilty is very well maintained and felt safe. Easy access to a beautiful beach and private pier allowed us to avoid the crowds, and truly relax. The diving was incredible, and immediate access to good snorkeling in clear blue water was a bonus. The property manager (Fulvio) and new housekeeper (Olga) were readliy accessable and seemed to anticipate all of our needs. On the one occasion when we needed to contact them, the owners responded within minutes of receiveing our email message. Recommendations for restaurants and activities made by the owners and numerous former guests were expecially appreciated, and a nice personal touch. We're ready to return!

Welcome to our Casa in Paradise! We (Michael & Julie) bought our condo when it was dirt and just a plan to be built back in 04-05 it was completed in 2007. We have in our opinion the nicest property on the entire island with sandy beach at our door and for miles to the South of us, we continue to go the extra mile to keep our place updated with new furniture, etc. to keep it fresh and new for ourselves and guests!

Unlike the property's in town and to the North, San Francisco beach is sand for miles, and we are literally a 5 minute boat ride to all the best dive sites to the South. The private, gated property at Residencias Reef is by far the nicest on the entire island and is up kept by a wonderful staff, we are confident you will agree.

We like spending as much time as possible in our place (we live in the mountains in the ski town of Mammoth Lakes, CA) and have decorated it for our guest to feel right at home. We hope to have you as a guest in our Casa and share the love for Cozumel!
