Luxury barn conversion on the fringes of Start Bay
Appletree Cottage at Cotmore Farm is our newest project, a nineteenth-century stable barn lovingly and stylishly converted into a spacious and eco-friendly holiday home. The sleeping accomodation at courtyard level has heated slate floors, luxurious limestone bathrooms with Grohe showers, wooden shutters, low energy lighting, contemporary solid oak furnishings, and super-kingsize beds with 400-count Egyptian cottons, while at deck level the living accommodation boasts solid oak flooring, leather sofas, a fully equipped chef's kitchen, a wide screen television with DVD and satellite, a super-efficient Burley woodburner and double French doors leading to a totally private, stone-paved deck carved out of the hillside, with outdoor dining facilities and Weber barbecue, surrounded by steep banks filled with herbs and wildflowers, through which a winding path leads past the dovecote up to the apple orchard above.

We loved the cottage and all the amenities. It was just what we’d hope it would be and the owner, Piers, was very amenable and helpful as well. Would definitely stay again. The surrounding area offered quint villages and stunning coastal views!
We had a wonderful time at Appletree cottage. It had everything we needed and couldn’t fault it as a getaway location. Hosts very welcoming and surrounding area beautiful and peaceful. Great proximity to coast, restaurants and places to visit. Would highly recommend. Don’t hesitate to book.
A lovely short break in peaceful countryside setting.
We had great short break in Piers and Sue’s lovely accomodation. The setting was perfect. Close to lots of nice days out for my mum and some great dog walks for me and my four legged friend. Place was cosy with a wood burner for those chillier nights. Very nicely done and beds extremely comfortable. Would recommend. Thanks Piers and Sue
Beautifully property, converted to a high standard. Despite a blustery week (Storm Ciarán), we enjoyed great walking along the coast, pub lunches and quiet relaxation in the house. Piers recommended we visit NT Coleton Fishacre on the drive back to Bristol which we thoroughly enjoyed, especially the house. Would definitely return to Apple Tree Cottage.
We had a lovely stay at Appletree Cottage, the property was lovely and clean and catered for all our needs, it is perfectly located to explore the local area, either by foot or by car, although the Devon lanes can a bit nail biting! Piers, the host, was really welcoming and helpful and nothing was too much trouble. We hope we can visit again sometime soon.
One of the best Devon holiday stays we have had. The working farm is fantastic for kids , the owners actively encourage the kids to interact with the farm animals.
Appletree cottage is wonderful , all amenities needed for your holiday . The location is superb , the local walls are a must , especially if you have a dog.
The owners are welcoming , ensuring all your needs are met , with the extra delight of being able to purchase local meats for you stay.
This is a real gem we are so pleased to find, and will be returning.
Gorgeous property with very attentive hosts. Everything was top quality. We were even invited to introduce our puppy to the horses, sheep, chickens and ducks!
Would highly recommend this property.
Loved the property, very clean and comfortable and great welcome pack.
We found it a bit of a drive from the main towns but beautiful countryside views.
Location, property and Piers is the piece de resistance! The farm is nestled in the ideal location to visit a vast array of beaches, breathing taking towns and harbours. There's lots of dog friendly places to visit and things for kids and adults alike. Piers is a fountain of knowledge and gives the best advice of where to go and what to eat.
The little extras on arrival just finish it off perfectly. Organic jam, butter, chocolate. The log burner was fantastic. We will come back for sure
What a lovely, cosy and beautifully presented property. It was very clean, cosy and practical and we appreciated the thoughtful welcome items left in the kitchen and they key essentials throughout the house. The bed was very comfortable and the bedrooms were lovelier that the photos suggest.
Piers and Sue were very welcoming and gave us some great tips on where to go and what to do whilst we were there. It was great having a bbq to use and the wood burner too, plus some great dvds to watch. We couldn't have had a better break. Thank you Piers and Sue.
Piers and Sue made us extremely welcome, and we were lucky with the weather which enabled us to walk a lot of local coastal walks. Appletree Cottage was well equipped, and the beds were very comfortable, ideal after strenuous walks and a little libation! We self catered for 4 days, including use of the charcoal BBQ on site, ideal. The eggs and streaky bacon provided by Piers from his idyllic 'farm' were so full of flavour. We had a wonderful quiet break, in a brilliant location - thank you.
Cottage clean and well equipped- beds extremely comfortable. Location was a little more isolated than I realised (my fault). Roads very narrow but most drivers very courteous. Lovely visit to Greenways (Agatha Christie’s house)
We had a very good relaxing stay in Devon with plenty of places for us to visit . Many pubs providing lovely food but all a bit expensive. On the whole we had a great time.
Quiet location, very comfy and central for walking the SW coast path
Beautifully renovated property in a lovely quiet location. Very comfy and well equipped. We chose it as the 2 bedrooms are both ensuite. And we liked the location for walking the SW Coast path between East Portlemouth and Torcross.
From the warm welcome on arrival to the willingness to share their animals with us and the warm and comfortable cottage. We couldn't have asked for more. The beds were very comfortable and the cottage really well equipped. Our daughter loved helping with the horses and chatting to the chickens. The quality produce was great value and tasted amazing. Thank you for an amazing stay - we have made many memories to treasure. We will definitely be back.
Brilliant communication. Lovely welcome from owners giving local knowledge, wanting to provide the best experience for our stay. Perfect for families, a fantastic break - thank you.
A modern spacious open plant living space with high quality kitchen and bathrooms, all hidden behind the walls of a traditional farm building in the depths of rural south Devon. Large private patio with sun all day. Part of the charm is the secluded location, be prepared for narrow Devon lanes, all is fine once you relax in the slower way of getting around. You are only 10min drive to some super beaches and only 20mins from beautiful Dartmouth if you feel the need to expllore.
We had the most wonderful stay at Cotmore Farm. The cottage had everything we needed and Piers and Sue were wonderful hosts! Our children really enjoyed seeing the pigs, horses and sheep. On arrival it was so lovely that there was milk, marmalade and a few other things left in the cottage, that was such a nice touch! The cottage is also beautifully converted and furnished inside.
The location is perfect with lots of beautiful countryside to explore nearby. We will definitely be returning!
Easily found the property thanks to Piers’ instructions. Beautiful accommodation at the end of tiny one track road. Piers and Sue were so lovely and made sure we had everything we needed. Good base for exploring the locality if you are looking for peace and quiet in the countryside.

About the host
Hosted by Piers Spence
Cotmore is a 17th century house surrounded by 13 acres of land that was already a farm more than a thousand years ago. It is a welcoming place that is home to Piers, Sue, occasional visiting offspring, and a small menagerie of animals. We moved here from south-east England in 2011, with the aim of establishing an ecologically sustainable farm holiday experience like the ones we remember from our own childhoods in Ireland and Cornwall respectively. We have painstakingly converted stone barns and outbuildings to deliver stylish and luxurious self-catering accommodation at the heart of the farm. As well as horses, we keep Large Black pigs, Shetland sheep, and free-range chickens and ducks, all of which provide a plentiful supply of eggs, sausages, bacon and hams that we are happy to share with holiday guests. And, living just a mile from the spectacular south Devon coast, we take full advantage of our fabulous seaside location to walk, swim, cycle, surf and kayak.
Why they chose this property
Start Bay is one of the jewels of rural South Devon, where miles of twisting footpaths and quiet sunken lanes lead to the many sandy coves and safe, award-winning beaches for which this part of England is justly famous.
What makes this property unique
What guests love about the accommodation at Cotmore Farm is the contrast between the spacious, contemporary, and supremely comfortable interiors and the traditional exteriors that fit perfectly into an idyllic and tranquil rural setting.
