Access is provided to The Lodge (Main home - 3 bedroom, 2 bathroom, 2-story home) and The Retreat (4 bedroom, 2 bathroom, 2-story home), the pool, hot tub, fire pit, and game room.

Located off of FM-3237 (Old Kyle Rd) and Arrowlake Rd. in Wimberley, TX.
**No smoking: Smoking is strictly prohibited inside the property. If you wish to smoke, please do so in the designated outdoor areas and dispose of cigarette butts properly. If any evidence of smoking is found inside the home, there will be a smoking charge assessed of $750.00.
**Quiet hours: To ensure a peaceful environment for all guests and neighbors, we have established quiet hours from 10:00 PM to 8:00 AM. During this time, please keep noise levels to a minimum and be considerate of our neighbors.
**Maximum occupancy: The maximum number of guests allowed to stay in the property is 20. Overcrowding or exceeding this limit is strictly prohibited.
**No parties or events: Parties, gatherings, or events that involve additional people beyond registered guests are not permitted if it is not agreed upon before booking.
**Check-in and check-out times: Check-in time is at 4 pm, and check-out time is at 10 am. We kindly ask that you adhere to these times to allow for proper cleaning and preparation for the next guests.
**Respect for neighbors: Please keep noise levels down, especially during late evenings and early mornings, and avoid any disruptive behavior that may disturb those around us.
**No illegal activities: Engaging in any illegal activities on the premises is strictly prohibited and will result in immediate eviction and legal action.
**Damages and liabilities: Guests are responsible for any damages they cause to the property or its contents. Guests may also be held liable for any injuries that occur due to their negligence or failure to follow safety guidelines.
**Cleanliness and tidiness: We kindly ask that you maintain cleanliness and tidiness throughout your stay. We take great care to ensure Hills Haven is comfortable for all guests, so we appreciate your help in maintaining that experience for future guests. Please dispose of trash properly and leave the property in the same condition as you found it. If the house or grounds are left excessively dirty, there will be an additional cleaning fee charge of $200 for additional service needed.
**Safety guidelines: Your safety is important to us. Please exercise caution and adhere to any safety guidelines provided, such as using handrails on staircases, locking doors and windows when leaving, and avoiding any restricted areas of the property. Be careful when it is wet outside - there may be mud around the property when it rains and it can be very slippery. Use caution when using the pool, hot tub, fire pit, trails, walkways, treenets, decks, game tables, or interactions with wildlife.
**Be respectful of nature: Pick up your trash and respect any wildlife you may see. Like any other wild area, be aware of your surroundings. There is wildlife, sharp drops and prickly trees.
**Pool heating is dependent on outdoor temperatures and is seasonal. Offered for extended summer March-October/November. Subject to additional fees of $50/day of heating. Please reach out in advance to accommodate. Same day pool heating requests may not be possible.
**Pets are allowed but need to be disclosed prior to booking. There’s a one time $95 pet fee applied to your stay at booking time.
**Use of Septic System: Do not flush feminine products or non-biodegradable products down the toilets. Each house is on a septic system and the system cannot process these items effectively. Please be gentle and limit water usage where possible.
**Fires: No fires allowed if winds are 10 m.p.h or greater. Controlled fires are only allowed in the fire pit and bbq grills. You are responsible for checking the status of the burn ban at https://hayscountytx.com/law-enforcement/fire-marshal/, and will be responsible for paying any fines assessed for violating the burn ban guidelines. You are required to continuously monitor all fires and extinguish fires fully before leaving them unattended. A fire extinguisher is located inside the home in the kitchen. In case of fire, call 911 and the owner immediately. Burn bans should be observed. Indoor and outdoor fires should be extinguished fully before leaving the property.
**Security Cameras: There are security cameras in use at the property entrance and parking area. Any attempt to disable, tamper or block these cameras will be grounds for immediate eviction and forfeiture of all amounts paid.
**Rental Agreement: Signed rental agreement is required upon reservation. The Owner reserves the right to cancel the booking should the Guest fail to sign the agreement on 60 days before your check-in day.
