2 PRIVATE SECLUDED BEACHES - BOTH SIDES. GULF AND BAY. OPEN

'About Time' is located on a narrow strip of the island offering beach frontage on both gulf and bay providing your family a vibrant coastal retreat. The house is relatively new construction offering a very spacious open floor plan with large decks all around specifically designed for family time enjoyment. The house was designed as a family gathering spot to build lifelong memories in the ultimate beach house experience. It ISN'T one of the typical local houses chopped up with an over or frig shoved in a corner to accommodate extra sleeping areas. The home provides breath-taking views and direct deck access from every bedroom and common area. These elevated decks not only provide breathtaking views but also facilitate nice air movement to reduce the summer temperatures and reduce the occasional flying bugs that can be very bothersome down near the grass level and at the east end (Bold Point) end of the island. There is a section at the bottom explaining things you may want to avoid if possible.

UNSPOILED BEACHES /
UNLIMITED OPPORTUNITIES:
The unspoiled beaches provide unlimited opportunity for outdoor activities as well as full time relaxation. Parents can join the kids on the beach for walking, swimming, sailing, windsurfing, snorkeling, biking, sand play, water play, shell gathering, fishing, exploring the large tide pools at low tide, creature finding…... Or parents can simply relax and provide a watchful eye from the large front deck.

You can walk from the water to the refrigerator and restrooms while never loosing site of the beach (kids). Once the kids have experienced all the gulf beach has to offer, they can start all over again on the bay side. Be sure to bring flashlights because the beach offers a whole new set of creatures to explore at night. (Please do not disturb the sea turtles).

The house:
About Time’s spacious open floor plan with 11 foot+ ceilings in the first floor living room and large glass sliding doors and windows throughout combined with a color scheme that matches the surrounding natural colors of the sea grass, sand, sky and ocean makes it feel as though you never leave the beach.

The main level features 3 bedrooms, 2 bathrooms and the large open common area that includes a spacious living room, a large open kitchen with an extra-large breakfast bar and the dinner table area – great for entertaining or just playing games with the family.

The master suite looks over the gulf and has a private bathroom featuring a Jacuzzi tub that looks over the bay side. There are two additional guest bedrooms on the main level capable of sleeping 2 and 4 people respectively. With all bedrooms having tremendous water views, it will be difficult to decide which bedroom to choose. No matter which room you choose the sound of the lapping waves will lull you to sleep.

The upstairs area is one large open room featuring group seating and a spectacular wrap around deck overlooking the island. This room functions as a separate living area by day with a wet bar w/ mini refrigerator and entertainment center for the kids gaming needs and can convert to the 4th sleeping area at night with 4 futons allowing for 6 additional guests.

THINGS TO AVOID:
Houses for sale, houses close to the marina, houses with short driveways, east end of the island(Bald Point), houses not on the beach, houses that have houses across from them bay side(especially streets across from them) and public beach access points. If you avoid these issues its hard to go wrong at Alligator point.

HOUSES FOR SALE: It has been our experience that renters should always make sure the house they are renting is not for sale. We have been approached many times by nearby renters that thought they had a house reserved and arrived to find otherwise. Or had their vacation interrupted like when relaxing on the beach and looking up to see people standing on the deck wanting to take a look "Just this once". Remember most rental seasons are also best home sale seasons. ** A RESERVATION ON A HOUSE THAT IS FOR SALE IS NOT A RESERVATION AT ALL AND CERTAINLY ISN'T PRIVATE.**

HOUSES CLOSE TO THE MARINA: Noisy parking lots and boat launches start early with boats and trailers. You will find out the hard way about 6 AM why the only thing noisier than a truck pulling a boat on a trailer is the same trailer without a boat.

SHORT DRIVEWAYS: Some of these houses have very short driveways - literally 15-20 feet. Traffic to the marina starts early which includes trucks with boats.

EAST END (BALD POINT): Bald Point is at the mouth of a bay that is fed by several rivers making the water very murky. The beaches also have a lot of erosion with steep drop offs. Also, a lot of bugs due to all the stagnant water.

HOUSES NOT ON THE BEACH: There are very few beach access points and cutting threw peoples yards and invading their private beach experience can get a little confrontational. I suggest avoiding it if possible.

BEACH HOUSES WITH HOUSES ACROSS FROM THEM BAY SIDE: You get a lot of people cutting threw- Who goes to the beach and doesn't go to the beach. Only 3 public beach access points so guess where they are going. And if you are across from a street - you will be getting a lot of visitors. These roads are often used as public parking lots making you private beach a public beach. So much for the private beach experience.

PUBLIC BEACH ACCESS POINTS: Same as above but 10 times worse. You get a lot of college students and a massive parking problem with a crowded beach. If you can get 15 or more houses away it gets much better. That's as far as they want to walk with their chairs, radios and coolers.

Wonderful & Relaxing Getaway

Great place and beach! The house layout was perfect, kids could play on the 3rd level while we hung out on the main level. Decks were great for relaxing and eating meals. Loved the outdoor shower! Beach was beautiful (close to the house!) and peaceful. Saw lots of dolphins, a treat for our grandkids. Walking the beach was always a fun experience. Crab catching at night was a blast! Jim, the host, was excellent to work with and offered lots of thoughts on the area, recommendations to eat and for fishing. Kayaks were fun to rent through him as well. Would definitely stay here again!

The kitchen and dining room were very spacious. The outdoor shower was an amazing addition. Water pressure was excellent. The 2nd floor was very nice for the kids to separate from the adults. The beach was awesome. Saw dolphins and caught a lot of fish. The owner was available for questions and even gave us some fishing tips.

This trip was so relaxing and peaceful. This house is so close to the beach, it's incredible. We are big cookers and this house had everything we needed. The kids loved the loft upstairs. The owner Jim was a pleasure to communicate with. We look forward to staying again!

Perfect Vacation!

My family has come to this beach every year since we were very little. The house can make or break the stay. This beach home has it all! From the amazing views on both sides to the spacious accommodation and perfect relaxing beach decor, we were so happy to be here. From this property, you can view both sunrise and sunset. The host was a great communicator every step of the way. We will definitely be coming back!

Surprised with how quiet and private alligator point was so close to Tallahassee.house was old but very adequate.had all kitchen utensils we needed..amazing views of bay and ocean. alot of wildlife to be viewed,can rotate porches to get out of sun or wind.we rode bikes and paddled kayaks daily

Peaceful and relaxing

Our stay at Alligator point was one for the books. Alligator Point is a great secluded, peaceful beach. Untouched by tourists and loads of people. Not much to do in the surrounding area so be prepared to soak up every moment on the beach. The house was so spacious and provided everything you could need. The pictures don’t do it justice. The owner is kind and communicative. We honestly didn’t need to contact him for much as he provided everything we could need. We thoroughly enjoyed our trip, soaking up the views from the beautiful deck. Dolphins, sting rays, loads of shells and even a manatee. We definitely hope to be back.

If you want the Beach and Privacy this is PERFECT!

This house is a perfect getaway and an affordable price. We love that it is not a public beach. The front elevated porch is perfect for sitting and watching the waves of the gulf. There is a walking path to the beach. You can also access the bay. Both sides offer Shells, Fishing, etc. We saw a solid white squirrel, multiple horseshoe crabs, stingrays, dolphins, pelicans. We found shells bigger than our hands, sand dollars as big as our hands. So much fun. We will always remember this vacation. Thank you James for sharing your beach getaway.

Wonderful spot

Our stay at Alligator Point was a short one due to Hurricane Michael, we only got to spend 2 nights at this location. When we arrived the sheets werent clean in the spare bedroom. The views were spectacular from the house. We saw about 5 people on the beach. Very secluded from high raises and chain restaurants. There was no where to eat around us if you plan on staying here plan on a trip to the grocery store and cooking. We stopped at a little shack and got shrimp and grilled with awesome views of the sunset! The house was dated and needed some fixing up but it's a great place to stay for a week. I wish we could've stayed the entire week. Jim was great host Thank you for having us

Beautiful Views But….

The Views were Beautiful but The House was in need Of multiple repairs. The roof has a large leak in the bathroom had to place a pot to catch water & place multiple towels to control the water. I immediately called the homeowner yet received NO response. Large parts of the decks need to be repaired. And there is missing siding on the Oceanside of the house. The Whirlpool Jet tub in the master bath did not work as well. With repairs this home would be wonderful but I feel it was overpriced due to the property condition.

Beautiful Home

Home and property were wonderful, as described. Our only issues were with communication. We never received check in information and finally had to call Jim when we arrived. We had also asked if there were kayaks available and Jim said yes (we were going to bring our own) . When we arrived and spoke to Jim, he said they were an additional $75 to use. The rental contract stated to put trash out for Monday, which we did and then we received a message (that I never saw) to put the trash out midweek. Minus the communication, we had a wonderful stay!

I guess you get what you pay for.

I will start with the good. The property is right on the beach and the beach is not crowded. The rental rate is also very reasonable. However, the property itself needs repairs. The furniture is cheap and uncomfortable. There are no televisions in any bedroom. There appears to be maintenance done only when absolutely necessary. There is no exterior maintenance at all. A fire pit could easily be added which would be a great feature for the property. Apparently, a bear raided the trash can at some time prior to our stay. No one cleaned it up and the trash stayed there in the yard the entire time. I had never been to that area of Florida before. It was very beautiful but there is not a lot of activities in the area. If you are going for quiet beach time or are an avid fisherman then the area is great.

Perfect family vacay

The location of this property is everything. Because we homeschool, we were able to travel as a family in May, and nearly had the entire strip of beach to ourselves for the week. So much privacy, and beautiful views from every room in the house of the water, the sea birds, and the frequently passing dolphins. Besides pl walking kayaking, walking, seashell hunting, sun bathing, or fishing on the beach, there is a lot of nature and wildlife to explore. Hermit crabs and blue crabs, so many different bird species, beautiful snail shells and sand dollars, etc. The walk down to the point of the peninsula is beautiful and peaceful. The owner was incredibly easy to communicate with as well as a good source of fishing advice for us amateurs. I also appreciated that there wasn't a long list of chores that needed to be completed upon checkout, as packing up and leaving with 4 kids is plenty of work on its own. Bald Point State Park nearby was also very fun to explore. A local fishing charter was the highlight of the week for us, and local restaurants will cook your freshly caught fish for you if you like. We wanted relaxation (without crowd competition), beautiful views (and easy supervision of the kids on the beach), fishing (kayaks are available and fishing was great in the gulf or the bay), lots of nature exploration (for the adults and kids), and a comfortable space (not cramped at all), and this place delivered on all of it. We're already talking about going back!

Nice experience with a few flaws in our stay

The property is nice, near the end of alligator point so nice and private and chill. There were some minor inconveniences with the house however - broken door handle here, broken lock there, broken screen, etc.. small stuff, but things that are concerning when you pay do much and have a deposit on retainer as well. And, our oven shorted out the first evening and was not fixed as quickly as i would have liked but the owner was in contact every day and seemed genuinely upset that it was affecting our experience. Given the somewhat 'miles from town' location of the place the owner cited struggling to get help to us sooner. This was the biggest issue with our stay, which was at times tough but it didn't ruin the beach any, just left us with some extra groceries to take home. The water was murky from big storms the week before we showed up, but by Tuesday the water had cleared up a bit and was great to wander out into. There are sandbars halfway into the horizon which was great if you are brave enough to venture the deeper spots between some of them =) The upstairs "bedroom" is not quite a bedroom as someone mentioned, more like a crash room or place to throw some younger kids/teens to call a bedroom. Carefully read the sleeping situation as it is very tight beyond 8 people unless you want to sleep on a couch. Not a problem though just be aware depending your party size. The a/c and ceiling fans worked great, the porch was nice (the lower portion leading to the beach is a little splintery/unfinished however, but main deck is nice). Bathrooms were as good as they look in pictures which is always a plus. All in all the highlight is just the great beachfront. Sunset can be seen somewhat off the side of the house, but the full thing can easily be seen from a pier across the street or by walking 10 minutes further up the beach to the point. I can't stress how private it feels compared to other beaches, super quiet and calm with no "tourists" crowding anything. All in all it was a nice stay and we had a great time with a few minor inconveniences which the owner did the best service recovery he could from a distance and stayed in contact.

Week of Relaxation

We booked this home for our family vacation after two cruises were cancelled due to COVID-19. We live in south Alabama, so we frequent the Florida beaches, but wanted a different experience than our normal one. After researching we decided to try Alligator Point. We looked at many different rentals before deciding on this one. Within a day of booking, I had second thoughts and panicked. I emailed Jim and he responded immediately by calling. He just happened to be at the home on vacation himself and offered to send me some video of the water and beach area. This was so helpful and eased my mind. I will say that this place appealed to us first off due to access to both the beach and bay. Our group consists of beach lovers and fishermen. My grandson told me after the first day, that this was his favorite place ever for vacation. On the beach side we played in the water and searched for sea life daily. We had sand crabs playing out in the daylight all around us and we found countless sand dollars. The swallow water made it easy for our 2-year-old to play as well. We fished every day and even caught some to grill. We cooked all our meals at home and only left for essentials. This was the most peaceful and quite location. No one was ever in our spot on the beach, we did not have to put our chairs out at daybreak or worry that someone would take our belongings. The house is just as the pictures show, the kitchen is well stocked, and we had no issues finding cookware to use. The open concept of the home worked perfectly for our family. The upstairs became the teenage hangout. If I had to make any recommendations, I would suggest upgrading the mattresses (this is purely subjective), but the beds were not as comfortable to the adults. Other than this we all loved the place. I would and have already recommended this home and this area to friends. Jim is extremely friendly and helpful. I emailed several times with questions and he always answered quickly and often calling to give me more details. We will definitely be back.

I am writing this review so that you can make an informed decision. This property was listed as Low Allergen Environment. That would be false since the ceiling fans, blinds, baseboards were loaded with dust. Also listed as a 4 bedroom, again false since what would be considered a 4th bedroom was the upstairs, accessed by circular staircase no door or closet. This room had futons that were extremely uncomfortable for sleeping per our Marine son who can sleep just about anywhere. Beware, you will be upcharged according to how many people are in your party. We had 5 adults, 3 kids ages 8,4 and 8 months old. There was no crib, but yet we were charged for the little guy. (we paid an extra $280 above the rental fee for the extra people yet the sleeping accommodations were lousy. Maintenance on this property was lacking to say the least. Splinters galore on the exterior railings, floor boards. The dresser in the twin bedroom was falling apart, the drawers in the bedroom dresser next to that room only 1/2 of them opened. BLACK MOLD on the ceiling in the bathroom and in the washing machine. No soap, kleenex, paper towels or toilet paper provided (except for the roll on the holder). The bath towels should be used for rags for washing your car, they were in terrible shape. So when you check out by 10 AM you have to wash all the bedding or you will be upcharged for additional cleaning. There was a whole list, take the trash out to the curb, sweep the floor, etc. You are charged for the cleaning service, and the house was not cleaned very well before we arrived. I really feel that we should be reimbursed for the extra people and the cleaning fee. The driveway could use some grooming and more gravel/stone. Our daughter got stuck in the driveway so be careful where you drive. The owner is slow to returning phone calls. Now to say something nice...the beach was incredible, we flew kites with our grandchildren, built sand castles and explored. We were there the last week of March and it was not crowded at all. We really enjoyed watching the sunset and the dolphins.

Great location, excellent fishing, house needs some updating

I gave 4 stars based on location - but would rate house a 3. If you are looking for a quiet retreat without a crowd, this is the place for you. There was one family next to us, and then nobody in either direction for a thousand yards. There are water views from every window and side of the house. I caught some excellent fish including two huge red fish, some black tip and sandbar sharks, stingrays and tons of cat of catfish. The house had everything we needed but has issues that should be addressed. The bed in the master is uncomfortable and very noisy - every time you roll over it squeaks. The vertical blinds in the master are horrible and missing at least 1 blind - which is bad because the neighbors can see in and is difficult to keep light out. The sink in the guest bath is impossible to use, the spout is about 1 inch from the back of the sink and the water dribbles out of it. Finally, the furniture is not adequate for the living area. There is one couch and two wicker chairs which is not nearly enough for a house that claims to sleep 15. There is seating in the loft, but for the main living area it needs more. The kitchen table is big enough to seat a lot. We only had 4 of us, so sleeping was not an issue. However, there is no way 15 people can sleep comfortably in this house(listed as sleeping 15). There are 3 bedrooms that can each sleep 2. There are futons upstairs in the loft and two chairs I presume they are counting that people can sleep in. The maximum number of people that could sleep in beds in a room is only 6 (2 in master and 2 in each bedroom. That leaves 9 they claim can sleep in the loft - beware if you have a large crowd sleeping will be a challenge. One final note, if you are accustomed to the crystal clear waters of Panama City or Destin, beware as the water at this beach is much cloudier and not very clear. It's extremely shallow (2-3 feet deep) for several hundred yards which I presume keeps the water cloudier. Furthermore, the beach was covered in grass and sea weed that washed up. Positives: Location, quiet, fishing, peaceful, well stocked kitchen, outdoor shower, nice outdoor furniture and deck, parking Negatives: water clarity, furniture, limited dining options, splinters from handrails, have to clean when leaving or you will be charged, hose to wash feet had holes they tried to tape - was inoperative so I bought my own - this is a cheap fix & not sure why the owner thought taping a hose was the right approach?

Girlfriend getaway

The four of us enjoyed a relaxing week on Alligator Point. This was my four consecutive year, and third property. Property was a described, and very clean. Excellent views of the gulf and bay.

Beautiful location!

We stayed here with our 9 children and 3 grandchildren and had a great time. The house is in the most amazing location overlooking the beach and the bay. Every window has an unbelievable view. Jim was very nice to deal with and we had no issues booking. Thank you for a wonderful place to relax and build family memories.

Excellent Vacation Spot

This house has plenty of room to accommodate 13 people. It came fully equipped with dishes, towels, linen's and everything needed for an enjoyable stay. The location was fantastic. Very quiet and peaceful! If you are looking for a nice family location and a exclusive beach away from the crowds, this is it!
