The house sleeps 8 adults plus extra beds can be supplied for children.

The house is set within several acres of its own land and has plenty of outside space available to guests, including a dining area, parking space, a swing, a slide and a playhouse for children.
Location
This Lucca Farmhouse is set at 300 meters above sea level amongst olive groves and woodland. It has panoramic views of the nearby hills and farmland as well as the valley of the river Serchio.
The house is located in Tramonte, a hillside area above Ponte a Moriano, its nearest town/village.
Local restaurants and full amenities (cash point ,post office, supermarket, butcher, etc) are close by with a 10 minute drive.
Lucca town is a 10 km/ 6 miles drive away from the house. The distance to Pisa airport is approx. 35 km, whereas Florence city & airport are about 55km away.
Lucca city
Lucca is the most wonderful medieval city; its famous walls enclose a place that can be walked or cycled with ease. The center is unspoilt and has many palazzi, towers and churches. The surrounding Lucca hills produce some excellent wines and arguably the finest olive oil anywhere, whilst the beaches and nightlife are easily reachable . You can visit the house where Giacomo Puccini was born or visit the famous Villas of Napoleons sisters, all in Lucca.
Description of the accommodation:
The house is built on 3 levels, the lower being a separate apartment, which is the original farm working area.
The rental accommodation is for the upper 2 levels of the house.
We live in the apartment as caretakers and maintain the grounds. We are able to assist the guests where necessary but generally keep out of the way.
We are animal lovers and have dogs and they can be vocal at times. Whilst they enjoy lazing in the sunshine, they do have bursts of activity.
The house is renovated, it has a clean and tidy feel. It is an old house and the furniture has been chosen to suit the old Tuscan feel. The kitchen and bathrooms are new and are traditional/modern. Please closely look at the photos, older furniture may not suit everybody.
The accommodation comprises of:
- Outside dining area beneath trees, set at the house entrance with steps to the front door, opening onto:
- A large, bright, living room with original fireplace and wood burning stove, 2 sofas, chairs and 4 sets of double French doors,3 of which giving access to a large south-facing terrace with views of hillside woodland and Lucca.
The terrace has railing, a dining area and sun loungers.
The living room leads to:
- Newly fitted kitchen/diner with washing machine, dishwasher, oven, microwave/oven, fridge/freezer and gas hob. Dual aspect.
- Newly fitted bathroom, including shower cubicle, toilet and washbasin
- Bedroom 1, double bedroom with dual aspect
- staircase leading to:
- Bedroom 2, double bedroom with wooden ceiling beams,
- Bathroom, including shower cubicle, toilet, bidet, washbasin, wooden ceiling beams.

The internet access is via the cellphone network, it is not fast but as an example Netflix is accessible.
The road leading to the property is curved and snake like. It is narrow and not suited to everybody, in saying this it is very common in Italy and you soon get used to it.
It is not suitable for large buses or low cars.
The driveway is a mix of asphalt and gravel.
