THE SPACE
This recently-built 2 bedroom townhome boasts a modern, tasteful decor in warm neutral tones. The open-concept living room leads to a fully-equipped gourmet kitchen, complete with stainless-steel appliances, a Keurig coffee maker, and Ninja blender. The master bedroom features a comfortable king-size bed with 450-thread count linens, a white down-alternative comforter, and a tankless water heater for endless hot water. The second bedroom includes two full-size beds, 450-thread count linens, and white down-alternative comforters, as well as access to a balcony. Both bedrooms and living room are equipped with smart flat-screen TVs. While local channels are not available, we do have one-button access to stream your Netflix and Amazon Video accounts, as well as Chromecasts for streaming from a laptop or personal device. The townhome also offers a full-sized washer and dryer. Additionally, we provide beach towels, beach chairs, sand toys, boogie boards, skim board, a beach umbrella, games for kids on rainy days and Alexa devices in each room for convenient use.

AMENITIES TO GET YOU SETTLED IN
Enjoy a starter set of amenities during your stay. Our kitchen essentials include 1 roll of paper towels, 1 dish sponge, 1 bottle of dish soap, 2 dishwasher pods, and 1 trashcan liner. In each bathroom, you'll find 2 soap bars, 1 shampoo, 1 conditioner, 1 makeup rag, and 3 rolls of toilet paper, as well as 2 bathroom garbage bags, 4 hand towels in the master bathroom and 3 hand towels in the guest bathroom, 4 washcloths, and 4 bath towels. We have a Keurig coffee maker but do not provide pods.

BEACH ACCESS
The closest beaches are Gulf Lakes and Deer Lake, both about 5 minutes by bike or scooter (20 minutes on foot).

GULF LAKES (Public)
Head east on 30A, cross Camp Creek Lake, and it’s just past Pelican Circle on the right. No car or golf cart parking—bikes/scooters recommended.

DEER LAKE STATE PARK (Public)
Head west on 30A (Big Chill side), pass Bruno’s Pizza—the entrance is on the left. Small admission fee and limited parking. Boardwalk access requires a longer walk across the dunes.

BEACH CHAIRS & UMBRELLA
4 chairs and 1 umbrella are provided for guests

HEATED POOL
The North Pool is heated from Oct-Nov as well as March-April. 5 minute walk or 1 minute bike ride.

LAUNDRY
Washer and dryer available in the unit for guests.

TV
While there is no cable TV service for this property, there are multiple options for watching TV via the ROKU / Chromecast: You can connect to streaming services such as YouTubeTV, Netflix, Amazon Video, Hulu, etc, but will need to bring your own passwords. Don't forget to log out on check-out.

INTERNET / CELL SERVICE
We provide internet and TVs for convenience, but can’t guarantee performance or speeds. Cell service in the area can be spotty—AT&T tends to be worse than others. Most guests aren’t affected, but we want you to be aware. Thanks for your understanding.

SECURITY CAMERAS
We have 2 security cameras. 1 Ring Doorbell Cam and 1 WyzeCam Camera in the garage that faces the exterior door only.

PARKING INFO
We have space for 1 car in the driveway only. The garage is used for bikes and scooters (and is very small). Do not park in any other space. If bringing another vehicle you can try parking across the street at The Big Chill. As long as there are no signs prohibiting overnight parking, you should be ok, but park at your own risk.

- Hang scooter keys in the garage.
- Run dishwasher. (We can unload).
- Trash, including fridge. (Excessive trash may result in a fee)
- If checking out Tue or Fri, please roll trash bins to the curb the night before and return them after pickup.
- If checking out Wed, Th, Sat, Sun, or Mon, you can leave the bins in the garage.

AIR CONDITIONING
Please don’t set the AC more than 15–20° cooler than outside, or leave doors/windows open while it’s on—this can freeze the unit and shut down the HVAC.

GOLF CARTS IN PROMINENCE
Only HOA-approved vendor is 30A Gulf Carts, Adam.

GOLF CART RULES
One vendor for golf cart rentals - 30A Gulf Carts. This is the only vendor that you or your guests can use for short term rentals. Carts are available on a first come basis. If no carts are available, you cannot rent from another vendor per our HOA's rules. If another vendor tries to drop off a cart in Prominence they are turned away. Guests who violate will be fined.

Golf Cart Violations
- Driving by an unlicensed operator, even if accompanied by a licensed driver.
- Reckless driving, as determined in the sole discretion of the Prominence security officers.
- Excessive, unseated, or unrestrained passengers while the golf cart is in motion.
- Golf carts in use between sunset and sunrise must be equipped with headlights and taillights which must be used at dark.
- Speed limits and stop signs must be obeyed, as well as all applicable federal, state, and local laws regarding vehicle use on roadways.
- Golf cart trailers cannot be parked on the property.

CANCELLATION POLICY
Cancellation Policy. Our policy is Super Strict 60—cancel at least 60 days before check-in for a 50% refund. No refunds are given within 60 days of arrival or during your stay, including for weather, maintenance, renovations, utility issues, or amenity disruptions. We highly recommend travel insurance for added flexibility. If Airbnb or VRBO issues a refund outside our policy, we reserve the right to recharge your card.That said, our goal as responsible hosts is to give you the best stay possible. If we missed anything or something can be improved, let us know right away so we can make it right. We look forward to hosting you!

CHARGEBACKS
Guest agrees all charges tied to their Airbnb stay—including extras—are final, non-refundable, and may not be disputed. Any chargeback or payment dispute is a breach of this agreement. Guest must reimburse all costs (including legal fees) tied to any dispute. Unpaid disputes after 30 days may be sent to collections. Host may pursue all legal remedies. Host’s proof of purchase is sufficient to counter chargebacks.

Perfect getaway

Beautifully decorated, great location, easy access to area activities, family friendly area, quiet. It was great to have bikes and scooters and The Big Chill was a fun place to hang out with lots of great shopping, entertainment, and food options. Owner was great with communication and quickly responded to questions!

Perfect getaway

Perfect getaway to the beach. The property location can’t be beat. Short walk to the pool and toThe Big Chill which is directly across the street. Short drive to several beach access points. We love the Walton Dunes access location. Minutes from Seaside, Alys and Rosemary Beach, as well as 30 Avenue. Lots of options for dining and shopping. Highly recommend Idyll Hound Proper for food and drinks. The property itself is well appointed with everything you need. Bikes and scooters for fun activities . The host is very informative, attentive and focused on making your stay amazing. We will definitely be back! Thank you for the opportunity to stay in your beautiful condo.

Great location with everything you need!

This was our 3rd time to 30A and the best location yet. The community is conveniently located in the middle of where you want to be. The house was as described, very comfortable. The kitchen was stocked with everything you’d need. It was clean and the beds were comfortable. We played Sorry when it rained the one day and listened to Ernie’s music on the Alexa! The binder was a nice touch for those not as familiar with the area. The only thing I’d say wasn’t so clear were the beach access points. They are not easily accessible like other areas on 30A but we figured it out. Overall, it was a great trip. Thank you for opening your home up to our family!

Great Unit Even Better Host

The unit was clean, nice, modern and perfect for our family of 4. Safe area let our kids run around in the community at night without concern. Close to both Rosemary and Seaside, easy to get anywhere on 30A. The scooters made the trip so much fun, one of the highlights. The host is off the charts good; he really cares about the guests and experiences which is worth a lot as he focuses on the little items that matter (including big ones) and strives to positively impact your experience. Highly Recommend!

Great location, clean, excellent service!

Ernie was wonderful to work with and the rental was super clean! We needed a last minute rental within a few days of when I booked it, and Ernie answered all of my questions, communicated promptly, allowed early check-in, and texted regularly to check in. Would definitely stay again and the location was perfect for the Big Chill, pools, etc.

Mother’s Day Trip was fabulous

My daughter and I spent the week at this property and it was amazing. Ernie (property owner) went over and beyond preparing us for the arrival and even checked on us the first day to be sure we had what we needed. We had everything we needed. Will definitely stay again in the future!

Wonderful winter getaway!

Clean accommodations with a kitchen well stocked with new dishes and appliances made for a wonderful winter getaway! Shops, restaurants, and 30A were all across the street and easy to walk to and enjoy. Having scooters and bikes available was an added bonus. Beach access was down farther on 30A, harder to walk to but still accessible. The owner was always easy to contact and work with….we definitely will be back!

Home Away From Home!!!

MY wife and I are on leave due to a newborn and we decided to take a trip down to 30A for a change of scenery. Ernie and his team were exceptional hosts! From working with me from the beginning of booking until checking in with me after we departed. The property is exactly how it is detected on the photos. The community was nice, clean and quiet but partly due to us staying during the off-season which was perfect for us and a 2 month old. There was nothing missed from his team from the moment you booked until you entered the property. The place offered everything you needed for your stay. It was clean and tidy to perfection. Bedrooms and bathrooms were spacious. We spread out just to make sure we used the space. We slept in the king size bedroom and used the double bed room as place to hold our clothes and change. The kitchen was equipped for anything you needed. From making cocktails to cooking a meal. Even had some condiments and seasons available I'm sure are leftovers from prior guests. But the most wonderful thing of all, that was just over the top for me was the detail in the handbook. It was filled with every thing a guest needed and could think of. Quick access to codes, check-in/check-out information, property and beach information and food recommendations. Bravo for the time and commitment you all give to your guests. It’s prime time location to Big Chill. Although it was not as busy as the open-season it was still great to walk over and grab lunch. We will be back!

If I could rate this stay with more than 5 stars I would! My adult children and I made memories to last a lifetime. The scooters were so much fun to explore the area on and Ernie texted me several times to check in. I highly recommend booking this one! We look forward to staying at Sea Major again in the near future.

Cute but needs some updates

While I appreciate the owner and property managers response to the issues we encountered, being this was our family vacation for the year I was frustrated to have issues. Some vacationers might not care and look at this as a place to sleep and shower between the beach. 1) Location - the community is great and located across from The Big Chill with shops and dining - family friendly. The community pool was a nice addition and we met several other families there. We liked the walkability too. 2) Easy to access several beaches nearby. 3) While the unit itself is cute, I was frustrated about the condition - gnats galore - which we were provided traps by the property manager that helped but obviously didn’t resolve the issue. I’m sure some of it was brought on by the trashcan outside with maggots and rotting trash… maybe it was a fluke? I don’t know but we spoke to other families staying in the community and none had any issue. 4) Cleanliness - Dusty, stained toilets, dirty bowl and silverware in drawer. :( 5) Appreciated the games and kids toys for the beach. One of the reasons we booked was because chairs and umbrella - there was 1 umbrella missing the extension to actually use it successfully at the beach. Obviously not a deal breaker but not something we wanted to go out and buy. I’ll say that it was cute and we will have great memories from our trip, but unfortunately was disappointed and not completely up to par or 5-star standards in my book.

We had the best time! The scooters are a huge hit and honestly, why we will keep coming back. Our kids had the best time with the scooters and it made getting places so much easier! Beach access was a long walk but the scooters helped. Ernie made sure everything was great IF there was any issue. I can’t wait to go back next summer!

30A is unlike anywhere I’ve been. I love the laid-back vibe, the scenic highway, and the walk/bike path that runs all 28 miles. No high-rises, no chains—just a quieter, more relaxed feel. And we love it that way.
