Magnolia Cabin is located at the headwaters of the trophy trout section on the beautiful Watauga River. Magnolia is a small 500 square feet private cabin equipped with modern appliances & granite counter tops. Relax on our back deck! A guest favorite…our back deck is the place to enjoy the great outdoors while watching the river go by. You might even see someone catching a fish! Featuring a sitting area and fire pit, this relaxed setting is the perfect place to unwind. This section of the Watauga River is a fisherman's paradise! You can walk off the large covered back porch down to a wadable river to fish, kayak, or watch wildlife. Located on a country road, you would think you are a long way from civilization, but travel four miles down the road and you can pick up anything you need. The cabin is fully equipped with linens and all household items. All you need to bring is personal items and food. We hope you will enjoy it as much we do! We look forward to meeting you!

This was SO perfect. Just what we needed. Peaceful setting by the Watauga. Close enough to town to get eat/shop/etc., but super quiet cabin. I imagine if the guests in the big cabin were loud or rowdy it might be less so but that absolutely wasn't the case this past weekend. We are saving this listing for sure!
I just transferred to the area for work. It was a great place to relax, sit on deck and watch the river. I highly recommend if you are wanting to relax and have peace and quiet.
The Magnolia cabin was the perfect size and location for us to stay while visiting with friends in the area. It had everything that was needed for a restful stay. The only issue we had was there seemed to be dog hair everywhere, but we also knew dogs were allowed on property. We found clean pillowcases to swap out the others, wiped off surfaces, and cleaned the pans and all was good. We would definitely stay again and have recommended to friends!
We came to Johnson City visit our son and watch some baseball at Milligan U. We had no idea what a gem we had booked. This cabin was perfect! It was clean, the bed was comfy, it has everything you would need in the kitchen and the covered porch was the best for willing coffee and watching the ducks float down the river. We hope to visit this property again.soon.
We had stayed in 2 of the other rentals on this property. This one is newer overall, but on last day it rained and there were several leaks around the windows etc... We left early. The owners said it was unusual that this happened.
A great little cabin for the two of us. It was a short visit and no fishing becasue the river was still muddy but we love sitting on the deck and watching the water and birds. We'll be back in the spring.
This place was absolutely cozy.
We had everything we needed. I could tell that things were very thought out. The best place I’ve ever stayed at. The water was so relaxing . There was plenty of room for our 4 adult children to come visit and eat dinner with us. We can’t wait to come back. We’ve told our friends about the property and now they want to rent a cabin here too!
We stayed here since we had a family wedding in town. Needed a place to "get away" from the daily life. We will be staying here again when we come back to Tn. Thank you for sharing your place with us.
Nice little cabin in a beautiful location, with a perfect water view. Nice shower, comfortable bed. Porch had railings and gates so we could let our dogs sit out there and look for squirrels. Our Mayze would have liked to see more. We stayed during hurricane Helene, power as out for most of our stay. It was a challenge but we managed. We were happy to have a safe place to stay. The owner did email to check on us. We would stay there again, just not during hurricane season.

We enjoyed the cabin very much except for the thin, not-soft toilet paper and the dust on the bedroom fan. Beautiful location- peaceful and not a lot of bugs.
We enjoyed our stay at the magnolia cabin. The cabin was cleaned and stocked with towels and kitchen supplies. We brought our dog and the porch was enclosed so we weren’t concerned. Only negative that we had was- yes it was a cabin right on the river, but you had to access the water behind the main cabin. Which during our weekend that main cabin was filled with people so it was always crowded going down to the river so we only went down there once during our weekend trip.

The Magnolia Cabin is one of our favorite Happy Places. It’s clean, well stocked for cooking in and comfortable. We love sitting on the porch overlooking the river.
We had a peaceful and relaxing stay at Magnolia cabin. Did some fishing and enjoying porch sitting listening to and watching nature. The cabin itself is filled with rustic charm. It had everything one would need. Very clean and comfortable. We will definitely be back!
