NOTE: This rental is for the exclusive use of this entire home and its pool/outdoor spaces. The home is separated within our compound and pool is not shared. We do own the home next door which offers 3bedrooms/3.5 bathrooms, should you need additional space for a large travel group (www.vrbo.com/2546117). That home is a completely separate listing and is an additional reservation, not part of this home.
Our boat dock lot and pickleball court is however within our fenced compound that houses both of our homes and the dock lot, and that is a shared space between both homes.

*Note: South Florida rain and winds can cause debris to fall into the pool. This is normal due to weather. Net is available for guest to skim pool. Pool is serviced once a week and schedule cannot be altered for minor debris concerns.

Residential Elevator is a Bonus, and not guaranteed as these elevators are delicate and can easily malfunction due to improper guest use.
Speakers Indoors and Outdoors are NOT available for guest use.

Available Items onsite include- Pool/Beach Towels, highchair, and Pack-n-Play for those traveling with small children.
Ample room for up to 5 cars and toy trailer to park in the driveway.

Rental Includes up to 60 feet of Boat Dockage on private side of (West) Manatee Bay Marina entry via gulf side flats' channel with 4 1/2' draft. PLEASE NOTIFY US PRIOR TO ARRIVAL IF YOU WILL BE TRAVELING WITH A VESSEL. NO LAUNCH RAMP ONSITE. VISIT OUR DIGITAL GUIDE FOR MORE INFORMAITON.

Some exterior home features such as pool waterfall, and lighting are set on timers which are not to be adjusted. Please do not ask us to turn these features on, they will work on timer with pool pump system and CANNOT BE ADJUSTED.

Home is surrounded by water, children to be under continuous adult supervision and swimming is done at your own risk.

Guests will not have access to some locked private owner spaces. Locked closets located in and around the home are not to be tampered with, we ask that all guests please respect owners' privacy.

*Home is equipped with exterior video surveillance cameras for safety purposes.

Detailed Check in Instructions will be provided 24-72 hours prior to your arrival, including a digital Welcome Guide with detailed information that may be helpful throughout your stay. A QR code you may scan with your phone will be available at the home.

Early Check in may be requested but IS NOT GUARANTEED - Please contact us on the morning of your arrival via your booking platform inbox to confirm if you may access your home early and confirm a time. Please do not ask us for early check in prior to the day of arrival. This cannot be confirmed early, as it is solely dependent on the availability of the home. 
Late Check Out is not available at this time. Check Out is strictly 11:00AM.

POLICIES
- No smoking, No Pets **If you are travelling with a service animal, we ask that you please have the courtesy of advising prior to arrival in order to make the home service animal ready, out of respect for future guest who may have allergies.**
- No events, parties or large gatherings, NO EXCEPTIONS. This is a residential neighborhood and courtesy to our neighbors is our priority.
- Catered Dinners/Chef Vendors are hired at your discretion and should be approved by host prior to booking
- Occupancy not to exceed 11 overnight guests, and no more than 16 guest total onsite at any time
- Must be at least 30 years old to reserve
- Guests are required to review and sign our STVR Rental Agreement prior to arrival to consider your reservation confirmed.
