Step back in time with modern comforts at Sweetwater Guest House, a historic 1890s gem in downtown Livingston. Once home to the Livingston Lumber Company, this architect-restored condo combines 19th-century charm with luxurious, contemporary living. Enjoy spacious living areas, a cozy basement den and a master suite complete with a jetted tub and a refreshing green space all in a unique building featuring a famous 1908 mural. Sweetwater Guest House is professionally managed by Cole Property Management, a Livingston, Montana based high-touch, high-service property management company. We are available via Airbnb or other booking platform messaging, email, phone or text should guests have requests before, during or after their visit. Please do not hesitate to reach out!
Sweetwater Guest House is centrally located in a spacious 4-unit complex in the heart of downtown Livingston. The green space is shared with neighbors and we encourage you to spread out and relax outdoors in the courtyard.
The Sweetwater Guest House is dedicated entirely to our guests. Enjoy three levels of spacious living plus a gorgeous courtyard just out your side entrance. Plenty of inside space to stretch out and relax, or even outdoors to enjoy a bbq and beverage while the sun sets. Guests may also use cruiser bicycles to explore town during their stay. Your condo comes with a designated parking space in the lot on 2nd Street labelled "Sweetwater." Free street parking is also available, but please note the 2-hour limit from 9am to 5pm on weekdays.
Sweetwater Guest House is a charming condo situated in a historic 1890s once-commercial building, one of Livingston’s last remnants of its early logging and milling industries. Originally established by local entrepreneur Emanuel Goughnour as the Livingston Lumber Company, this building played a vital role in the town’s development, supplying materials for many of its early buildings, including the courthouse. Over the years, it housed several businesses including Ryan Fruit Company and R D Novelty Company and became well-known for its iconic mural, "Coal: Best on the Market," painted in 1908.
Architect-restored in 2007, Sweetwater Guest House has earned a prestigious preservation award from the State of Montana Historic Preservation Society. The space offers a perfect blend of modern and 19th-century design with original brick walls, wood floors, large windows, original rafters and stone walls and historic molding. Guests will enjoy the mix of historic downtown Livingston within a short walk of the mountain and river views just down the block. Inside, local artwork adds to the homey yet sophisticated atmosphere.
The main floor features an open kitchen, bar, dining and living area with plenty of natural light. Head upstairs to the second floor for a master suite with a queen bed, a large walk-in closet and a bathroom with a jetted tub and walk-in shower, as well as a second bedroom with another queen bed, a second full bathroom and a laundry area. The basement den is a cozy and inviting space with original rafters and stone walls, offering a great spot to unwind, play games, watch movies, or even catch up on work. Air mattresses are available for additional guests beyond 4. This is the perfect home base for any season in Livingston. Enjoy convenience in the heart of downtown combined with all the comfort and amenities for a relaxing Montana vacation or even an extended stay!

In under 5 minutes, you can drive to the grocery store, head south on the highway to Yellowstone National Park through the beautiful Paradise Valley or access the interstate toward Bridger Bowl Ski Area and the bustling city of Bozeman.
Uber, local taxi services and shuttle companies may be available, depending on the season and time of day.
PETS: Sweetwater Guest House does NOT allow pets. Service Animals (SA) are always welcome. Emotional Support Animals (ESA) require verified documentation from a licensed mental health professional at least 48 hours before arrival. Guests are responsible for any SA or ESA related damages.
