BELIVE IT OR NOT... this open, airy space was once a milking house for cows! Thankfully, the beasts were banished long ago. Today, Pip's Cottage is a tasteful blend of contemporary, vintage aesthetics, modern conveniences & thoughtful details.

Amazing. Will be back

Our stay was fantastic! The space was exceptionally clean, cozy, and peaceful. Donna and Bryan were incredible hosts, warm, welcoming, and incredibly accommodating, making our visit truly memorable for me and my son. The location was perfect, offering a secluded, relaxing atmosphere while still being just minutes away from shopping and exploring. Highly recommend!

Charming Farmstead

Charming farmstead stay right next to Lake Delavan. Pip's Cottage is quaint and perfect for a quick (or long) getaway. Plenty of space to spread out, or head to the lake for some fun. Both the boat launch and Village Inn Supper Club are within walking distance. Downtown Delavan is charming and worth the short drive to explore. Plenty of dining options. Donna and Bryan were gracious hosts and really nice people. Get to know them! In all the years we have been booking VRBOs, best hosts ever! We will be back.

Quaint, Secluded, Clean, Amazing!

Everything about this stay was great! Communication from Donna was perfect and informative. The property was very nice and clean….such a perfect place for a couple to stay. The property was so unique and fitting for the space. The property is secluded and away from the hustle & bustle of Lake Geneva, but a close enough drive where it isn’t a hassle. Donna is so thoughtful and left a very nice gift/welcome package for my girlfriend & my anniversary. Would not hesitate to book again if I’m in the area. I cannot recommend staying here enough. The farmhouse was gorgeous!

We stayed here with my sister and brother-in-law for a nearby wedding and everything was wonderful. The farmhouse is decorated immaculately, and Donna was a more-than-gracious host. We were greeted with some Wisconsin treats in the fridge and Donna told us we could use fruits and veggies from her garden if we wanted to. We can't wait to come back with my nieces and enjoy the beautiful farmhouse again!

Quiet Oasis

We wanted to stay close to Lake Geneva but didn’t want to stay somewhere that was crowded during Labor Day. The cottage was perfect! It was a great location; close to Lake Geneva and Delavan! We thoroughly enjoyed our stay and would stay again!

Just Wonderful!

My husband and I had a fantastic long weekend at Donna and Bryan’s cottage! The house was on a very peaceful farm property. It couldn’t have been more adorable and inviting! The decor and comfort of the cottage was over the top. We felt so comfortable the minute we opened the door! Donna and Bryan put so much care and effort to ensure a perfect stay. They even left snacks and drinks in the fridge, and left a beautifully wrapped birthday gift on the table for my husband. Thank you both for the getaway we desperately needed!

Pip’s Cottage 8-15 to 8-18-24

Beautiful cottage on charming property in Lake Delavan . The host Donna and Bryan were amazing! Our 1 year old and 2 year had a blast. Perfect for small families and located near lakes, parks, and many restaurants. We will be back and look forward to visiting Donna and Bryan in the future!

Wonderful little place in Delvan

My family and I stayed for a long weekend and loved it! Bryan and Donna were super nice and live on site. The place itself is very well maintained. It's right next to Delvan Beach and super easy to access all of Lake Geneva.

We came to the area for a long weekend to see music at Alpine Valley. Donna and Brian’s place was the perfect respite! We got ti explore the area some by day and take a scenic, easy drive up to the venue each evening for live music. Donna made fantastic recommendations for nearby activities and food, and stayed in touch with us throughout our stay to ensure all of our needs were met. We had very enjoyable conversations with both Donna and Brian and would absolutely come back for another stay.

Fantastic stay

Donna and Bryan went above and beyond to make us feel welcome on our wedding weekend! She was very accommodating and was willing to allow extra guests to get ready before the wedding. In addition, she welcomed us to the property and even made we had enough fridge space by allowing us to use the fridge in her personal residence. The listing was clean, Donna and Bryan were very communicative and overall the cottage was perfect! Highly recommend this stay!!

Bryan & Donna were so kind and helpful! We enjoyed every minute of our stay at the gorgeous property! We were so grateful for all of the wonderful suggestions on places to go in the town. Weekend Wedding

What a wonderful cottage! Very clean and neat. Comfortable beds. Enjoyed our stay. Donna met us when we got there, gave great recommendations for restaurants! Definitely enjoyed chatting. She even left welcome gifts in the fridge! Yum! The grounds are very nice and well maintained. The amenities available were wonderful. If we’re ever in the area again, we will definitely be looking to book this cottage again Thanks Bryan and Donna for the very nice and relaxing stay.

Incredible Hospitality Despite Mother Nature

We stayed at Pip's Cottage this past weekend. The property is lovingly maintained and so tidy and well kept. The hosts were incredibly welcoming and informative. They pay attention to every tiny detail. The cottage is so clean and well stocked. It is decorated very tastefully. They even left Wisconsin cheese curds and Root beer in the fridge for us. We felt right at home. The mattresses are glorious! The upstairs can get a little stuffy on hot days, but box fans were provided. They gave excellent airflow and the perfect level of white noise for my family. We slept so well. The second night of our stay, the unthinkable occurred. An EF1 tornado moved through the their backyard. Numerous trees were lost. The power (and subsequently the electric pump for the well) went out. We had no electricity or water for the remaining 14 hours of our stay. The hosts could not control the weather, but they promptly responded to the situation with care and kindness. They brought us a case of water and multiple long lasting candles for light. The next morning, they brought us coffee and donuts as well as orange juice for our daughter. They kept checking to make sure we were comfortable and informed. We loved our stay at Pip's Cottage. The hosts, the house and the hospitality are top notch. We definitely plan to stay again next time we are in the Delavan area.

Wonderful weekend getaway!

Pip’s cottage was adorable and comfy, close to and easily accessible to all of the area’s amenities and Brian and Donna were so lovely and helpful. We came with our three little boys and couldn’t have had a nicer time. The cottage had everything we needed and beyond, they thought of everything! We didn’t have to worry about our boys being loud or wrecking things as the owners were so welcoming and laid back. That is not always the case! We would definitely go back. ❤️

Pip’s Cottage - The Perfect Little Getaway for a Family of Five

We really loved the personal touches in Pip’s Cottage for our family with 3 kids 9-13 years. If you’re looking for a small space near the woods—but still local—to gather the family for togetherness, this is your place. We were able to walk around and play football, hit two different ski resorts, went bowling at Delavan Lanes, and spent a night at the Ridge Hotel for swimming, the hot tub, sauna and menthol steam room one night too. It was a great trip! We rent a lot of homes and cook most of our meals while on vacation so not having a dishwasher was the least of our concerns during our stay as there’s a full fridge with freezer for all your food. The queen bed is immediately up the stairs from the living space, and twins mattresses are in the back room to loosely connect but work best separate. All these beds are OK to sleep on but only a sliding door divides the 2 rooms, but that was expected. Our children said the nook bed was amazingly comfortable and best for a hot sleeper. Also the box fans and extra blankets for sleeping were perfect for our family. The Christmas tree in the unit, special welcome snacks, lots of towels (bath/beach/swim), toiletries, drink tumblers, variety of appliances, full stove, and the care and cottage instructions provided by the cottage manager were great too. We visit this area often so we plan to come back again. Thank you, Bryan and Donna!

Perfect place for a getaway

My daughter and I stayed here for a long weekend where we planned to be fairly mellow - each good food, read, etc. This cabin is absolutely perfect! The owners have thoughtfully considered everything we needed - from a fully stocked kitchens, to Yeti mugs and 2 coffee maker options, to wonderful feeling bedding. This place is adorable. I would highly recommend for anyone looking for a cute place for a getaway!

Amazing Place!

Getaway/birthday celebration! We had such a great time. Pip's Cottage just had that feeling, when you walked in the door, it felt like home. Cozy Little Cottage

We had a great time during our stay at Pip's Cottage. The place was super cozy during our rainy weekend. We had everything we needed in the kitchen to cook with. There were lots of games and books to keep you busy when staying in. The outdoor space was great, wish the weather was better to enjoy it more. The hosts were amazing and extremely accommodating. They really went above and beyond to make sure we were having a good time.

3 Lakes Farm is the last remnant of a 10 acre dairy farm located across the street from Delavan Lake. The farm stayed in the original family for years before being sold off bit by bit. Today, only 4 acres remain of what used to be a fully operational dairy farm surrounded by dense woods & a handful of tiny, summer cottages.

Built in 1910, the house & barn are a classic example of the Gambrel style architecture commonly found in areas of the country populated by people from the Netherlands & Germany. Before being converted into an adorable, cedar trimmed tiny home in the 1950s, the cottage functioned as a milking house for the cows.

After extensive updates in 2023, we named the cottage after our 4 lb. Yorkie who loved living there for a bit while we converted the barn into our main living space. During the fall & winter months, Pip spent her days looking out the bedroom window at the lake. She recommends you do the same during your stay.
