Historic Victorian - Easy Access to CU, Pearl Street and Hiking
This home has a warm, welcoming vibe. A guest described it best: "the home gives you a hug" when you walk through the doors. Built in 1901, this Victorian Painted Lady Farmhouse sits on the corner of the entrance to Newlands Neighborhood west of Broadway. It is rumored that the house was once occupied by Crosby, Stills, Nash and Young in the 1970's. If you listen hard enough you might hear something.
This house sits on 1/3 of an acre with a fantastic yard for a BBQ and lawn games even in some of the winter months. The upstairs has 3 bedrooms and a full bathroom. There is also a full bath downstairs. There is a "hangout room" with a TV upstairs as well as 2 additional TVs on the lower level. You will have full use of the house and yard. I have a couple of bikes that may be used to enjoy our bike-friendly city. You will be just 3 blocks from a City Recreation center with an indoor pool and hot tub. There are also outdoor tennis and pickleball courts behind the Rec Center.
3 Bears House is only a few blocks from the foothills of the Rockies, so you can start hiking out the front door without driving your car!
Note: Should you need to cancel a reservation for an unforseen circumstance, I will work with you as long as I can rebook the dates. I might also be able to allow for a future stay.

We were in town to visit my son and his fiancée for Christmas. This home is indeed a 'Historic Victorian Charmer'. Everything was simply perfect. We loved the windowed sitting area in the back. The kitchen had every pan, pot, and utensil we could want, which made cookie making very easy. The house had so many bonuses. We would stay here again in a pinch!
The house was perfect for us and our friends. The house is spacious and the yard is gorgeous. We loved sitting in the sunroom or out on the deck.
The house is close to Pearl Street but in a quiet neighborhood. There are great hiking trails that start at the end of the street.
We will definitely stay again!
Had everything we needed. Large yard with lots of fun sports equipment for the children. It is on the corner of a very busy street and a large construction site opposite.
Great location, close to town, host was very helpful and informative, beautiful backyard and patio, parking, our dog love the yard space, we would definitely love to stay there again ♥️
Wish we could stay a month here. So nice to sit in sun room and watch the bunnies in backyard. Kitchen is large and has all you need to cook all your favorite meals. Beds are comfortable. Beautiful neighborhood in the Foothills. Yard is enclosed to let dog run free. Great location, easy to get to town or mountains. The gardens around the home are beautiful.
We felt super lucky to have gotten this house for graduation weekend. It was a great place to stay for 3 adults (parents and aunt) and could easily hd room for another couple. The sunroom and patio were perfect for the beautiful weekend. The house had everything we needed, including laundry, enough parking and easy access to a park for great running.
We loved the location and convenience of this property. Plus the house is large enough for everyone to have their own space. We’ll kept and comfortable.
Perfect place to relax during our CU Boulder drop off. Enough room to spread out and close enough to campus.
The back yard is amazing and although a bit hot while we were there it was pleasant to sit and enjoy our morning coffee. So many bunny rabbit made it fun to watch.
Great location. 5 minute drive to Pearl Street and about 7 minutes to University Hill. Great sunroom overlooking a lovely yard with wildlife. Grace is very responsive and house is well equipped. Perfect for our family of 4.
We stayed here for graduation week. The property was awesome. Big grass yard and patio deck with plenty of outdoor furniture, a grill, yard games, bikes. Beautiful sun room. Nice kitchen. House has a ton of character and is nicely decorated and maintained. We all slept great. Loved the location. - a few minute drive to Pearl Street. Property manager was very nice and accommodating, and available by text if we had questions. We loved our stay!
We had a fun visit to Boulder and stayed here for over 2 weeks. The garden is large and fun for children. Easy access location to a lot of activities in and around Boulder. The house is spacious and older with all amenities we needed.

Nice and easy
I had a great time at Graces house. I could use kitchen, bathrooms, porch and garden. Grace even lended me her bike, which took me all over Boulder. Lance is a lovely dog. The second floor tends to heat up in summertime. The house is old and ventilation makes a lot of noise. But that didn't spoil my stay in the least.

Fantastic location and great room with a very hospitable owner!
I moved to Boulder to attend a coding bootcamp. I was just looking for temporary housing for the duration of my program. This house is fantastic! I have a dog and the fact that the owner also had a dog and a very large backyard makes this place ideal for me. Being situated in North Boulder, I am a few blocks from the base of the flatirons which are the gateway to excellent hiking trails. Downtown is just a 5 minute drive or a 15-20 min walk. There are bus lines right on Broadway(the bordering street) which can take you anywhere if you don't have a car. The owner is incredibly hospitable! Always available to give food recommendations and is very well connected to the local community. I would highly recommend this location to anyone coming to Boulder and doesn't want to be in the craziness of downtown.

Quaint, Comfortable and Friendly Home w/Terrific Location!
I loved my 3 night stay in Boulder here in the cozy upstairs bedroom of this awesome old house! I have stayed in Boulder before, and really feel this is the way to go for a variety of reasons. The location was perfect for hopping a bus straight down the road to arrive right at the Pearl Street mall. The owners have the downstairs of this great antiquated home, and their guests get an entirely seperate entrance, with a full porch and yard to hang out in during the beautiful weather. The upstairs is spacious and very beautifully done to accomodate all my needs...comfortable bed, a few chairs, and big desk in the room; in addition, the "common" area room had a mini-kitchen area, a few chairs and TV for relaxing at the end of the day. Since it was pretty warm during my time in Boulder, I loved that the nice attic fan served as a very quick way to cool things down upstairs upon my return to the house each evening. I felt right at home here because of the laid back hospitality of the owners, along with all of the comforts they provided, and I will definitely stay there again when I return!

The Perfect Staging Area
I arrived in Boulder with the goal of exploring for the purpose of a possible move to the area. After unsuccessfully attempting another b-n-b, I found this property and instantly felt at home. The space (including the bathroom) was clean, quiet, and private. It was far enough from the downtown chaos to allow for a peaceful retreat, but close enough to the action that I was able to walk to just about anything I needed in 10 to 20 minutes.
The outdoor landscaping was attractive, and the environment inviting enough that I felt strongly compelled to use the porch swing and the outdoor basketball hoop. None of this "oh how quaint" as I walked by on my way to doing something seemingly more important. At the end of Hawthorn is a trailhead for hiking in the Boulder foothills, again within walking distance from the house. Bottom line: This place feels like home away from home, and I would recommend it for the traveler wanting something more than the sterile hotel experience.

Vacation renters have allowed me to stay in my beautiful home. I have two kids that live in the area and I enjoy playing volleyball, pickleball, gardening, biking and local music!
Why they chose this property
You can walk to Pearl street in 20 minutes or ride a bike in just 10 minutes. My yard has a basketball court for kids and adults to mess around. My large deck provides plenty of space for outdoor gathering. Please NO Late PARTIES!
What makes this property unique
Being on a bus line is a huge bonus. I am also just two blocks from the foothills for hiking and 2 blocks from a Recreation Center with a pool.
