ABOUT THE HOME: Serenity is what you will feel as soon as you drive through the gates of this coastal neighborhood and along the tree lined streets. Welcome to Longleaf Pines in the Lake Forest neighborhood of Blue Mountain. This lovely home and neighborhood is so peaceful you may forget about your life back home and that's what we hope you'll do for as long as you are here. Longleaf Pines is perfect for a multigenerational family or multiple families with four (4) bedrooms, one being on the first floor. Its elegant yet comfortable furnishings say sit back, relax and enjoy the beach.

ABOUT THE AREA: Blue Mountain is one of the 30A coastal communities that rests between Gulf Place and Grayton Beach. The Blue Mountain community is known for having a quieter family atmosphere compared to some of the other communities but still provides ample restaurants, shops and activities.

BEACH ACCESS: Gulfview Heights beach access is less than 1 mile and is the closest to Longleaf Pines. Turn right on 30A and then left at Gulfview Heights Street. It has parking, restrooms, showers, picnic tables with shelter, and lifeguards during peak season. You can also go East to Blue Mountain Regional Access. There is some parking and restrooms.

30A is a 20-mile stretch of beaches and coastal towns along Florida’s famous Emerald Coast. From Seaside down past Laguna, you’ll find white sands, azure waters, and laid-back vibes. This region takes a relaxed approach to oceanfront living, with boutique shops and local seafood on every main street. Each town along 30A has its own unique identity, so we encourage you to explore them all!

Home Truths:
- This home accepts a maximum of 1 pet. But pets must be approved in advance and are subject to an additional fee of $250 per pet. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Bikes may only be in the driveway or the garage, you may not leave them on the porch
- Towels may not be hung over the railings; there are towel hooks in the driveway, additional a drying rack in the garage

Parking Details:
- Only two cars are allowed in the driveway only
- A minimum $100 fine will be applied for cars parked overnight on the street
- Vehicles must not block sidewalks
- Vehicles must not park on pine straw
- If a golf cart is rented, you may only have a golf cart and one other car in the driveway

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

We report and prosecute all Credit Card Fraud.

Gorgeous Vacation Property

Had an amazing stay here with my family, my husband's brother's family, and their parents. It was the perfect beach house and location for a week of family time. 30a beach girls rocks! Very helpful and communicates very well. We will definitely be back!

Fantastic stay in Santa Rosa area

It's a Wonderful Beach house, in a beautiful laid-back neighborhood off the beach. The neighborhood itself is great to explore and enjoy the peaceful feeling. You will need a good game plan for getting to and from the beach. Public beach access near the house is good, but parking is horrible
