Welcome to A Wave Away, a stunning three-story home just two blocks from the World's Most Beautiful Beaches. This spacious retreat blends dark tropical themes with bright natural light, creating the perfect oasis for your beach getaway.

While the beach is just a short walk away, you're also within a 5-minute drive of St. Andrew's State Park, 7 minutes from the Sports Complex, and 18 minutes from Pier Park's shopping and dining. Frank Brown Park is just 20 minutes away.

We are dog-friendly with a $100 pet fee.

Check-in & check-out are contactless. Check-in instructions will be sent 7 days before arrival with your door code as long as the mandatory online check-in form is filled out and the rental agreement is signed.

There are 2 owners closets in the home that are off limits. We have signs on these doors and they are locked. The rest of the house is yours to enjoy!

We are available for guest needs and just live down the road. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

Home is located only 2 blocks from the beach. Guests must cross a main road to access beach.

Guests can walk to the beach in under 5 minutes or drive in 2 minutes.

When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations.

**POOL:
Guests may NOT, at any time, tamper with the pool equipment including adjusting temperature / spa settings. This is considered breaking house rules and can and will damage equipment. If a guest is found doing so at any time during their stay, this is grounds for immediate termination of the stay with no refund.

Cost to heat is $50/day, 2 night minimum, with 2 day notice to heat to 89F. Pool is not heated to spa temps.

While we understand the importance of pool lights, this is a private home requiring ongoing maintenance. As a result, the pool light may not be operational during your stay. This is not false advertising but simply a potential repair that may require a custom light order and coordination with a professional for installation.

Pool heater is electric and only capable of heating 20F above ambient temperature. Therefore, if forecasted average temperature during your stay is under 64F, pool heater may not function. Pool heat fee will be refunded if this is the case.

Please note: while it is highly unlikely that there are issues with the pool heater, it is a possibility and there is no guarantee. Additionally, excessive rain causes pool chemicals to be knocked off balance. Pool & hot tubs MUST be serviced 2x per week. Please do not be alarmed if pool & hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**

No smoking inside the home.
No events/parties allowed.
No outside guests allowed at any time.
Children must never be left unattended.
Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.

Rental Agreement Terms & Conditions

Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

We welcome all guests without regard to race, color, religion, gender, gender identity or expression, sexual orientation, national origin, genetics, disability, age, or veteran status. Our commitment to inclusivity and equality ensures a welcoming and respectful environment for everyone.

Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.

Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.

Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.

Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.

Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.

Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.

Maintenance:
Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
Please DO NOT spam the host or property manager with photos of items that are normal wear and tear.
The management may enter the property for maintenance or inspection.
After-hours emergencies should be reported via our business line.

Housekeeping/Cleaning:
Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival.
The home comes equipped with essentials for a starter pack; replenishing supplies is the guest's responsibility.
Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.

Cancellation Policy:
The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy.
