All guests have access to the Community Pool.

The Waves is a beautiful ground level 2 bedroom condo set directly at the ocean's edge in a private, secure residential neighborhood known as Guana Bay. It is set on a firm solid rock foundation at the water’s edge. Guana Bay beach is a 5 minute walk. You need a rental car at this location.

This condo has genuine cararra marble floors and bathroom walls .The oceanfront window views makes the experience of this condo like no others in Guana Bay or, for that matter, Sint Maarten.

Both Bedrooms offer queen beds. One bedroom offers unobstructed ocean views. You can fall asleep to the moonlit ocean and awake to a spectacular sunrise every day.

As you enter The Waves, the kitchen and dining area are to your left. The living room is in front, along with the most amazing view of the waves of the Atlantic Ocean. You feel like you are actually in the water on a ship; without the rocking!

The door off of the dining area provides access to the one queen bedroom. This bedroom has direct access to the marble clad Jack and Jill bathroom with shower. There is a 2nd door from this bathroom that provides access to the glass enclosed master queen bedroom. This bedroom is also accessed from the livingroom.

Off of the living room is a private patio with a bronze swordfish sculpture and classic concrete baluster railings that both frame your personal panorama of the windblown waves and St. Barths in the distance.

For those of you that like to have a quiet place to retreat to but still be only 10 minutes away from all of the shopping, dining and entertainment that the capital city of Philipsburg has to offer, The Waves is a great choice.

There really is no other quality oceanfront 2 bedroom condo in all of Sint Maarten that offers what The Waves does considering location and price.

For air arrangements, fly into Princess Juliana Airport, Sint Maarten. You will want to rent a car at the airport. The Waves is a 20 minute drive.

For larger groups, The Waves can be rented along with Villa Leone Sint Maarten; Homeaway listing #173339 ,
to accommodate up to 6 more guests.

If you are staying for a week, the following are my recommendations for a few activities:

DAY 1

Have breakfast at Chesterfield's in Philipsburg; a 10 minute drive. This restaurant is set directly on Bobby's Marina with fantastic water views. After breakfast, do a loop of the island to get a feel for what you may be interested in seeing during your stay. I recommend stops at Friar's Bay Beach as well as Marigot during your island loop. An afternoon stop at The Sunset Beach Bar near the airport is also nice. You can watch the large jumbo jets land just feet in front of you!
You will be tired after your long day circling the island, so, go back to The Waves for cocktails on your oceanfront patio.

DAY 2

After breakfast on the oceanfront patio, take a walk next door to explore Gibbs Bay Beach and then cross back by The Waves and walk down to Guana Bay Beach. There is a trail head at the end of Guana Bay Beach that will take you along the oceanfront into Philipsburg. If you are hikers, this would be a great way to spend the morning.
At night, a drive to Simpson Bay for dinner at Avantika for Thai food and after for karaoke at Toppers could be fun.

DAY 3

If you like to snorkel, on day 1 or 2, make a reservation on one of the catamarans that go out of Bobby's Marina. Breakfast at Chesterfield's again. It's right near where the boats leave from Bobby's Marina.They have all day sails that have open bar, lunch and snorkeling at two or three spots. A great day!
At night, if you have any energy left, dinner and drinks at the Greenhouse; also near Bobby's Marina, is a good choice.

DAY 4

After breakfast on the patio, drive into Phiipsburg, park at the lot across from Windward Islands Bank and spend the morning walking along Front Street shopping and along the waterfront Boardwalk. The shopping for jewelry and electronics is very fun and can result in a great deal for the educated consumer. You can buy two beers and a Cuban cigar for $5 from the street vendors. You can rent Segways and ride along the Boardwak. One stop that I recommend is the Guavaberry store. Their shakes are delicious and thirst quenching. For lunch, try Taloula Mangos out on the Boardwalk.!

At night, try Bamboo in Simpson Bay for Sushi or EZI for great Italian; try their Eggplant Parmagiana! Be sure to make a reservation though. They are always packed! After dinner, in Maho try The Hole in the Wall forlive music.

DAY 5

One day on the French Side can be a nice experience.
In the morning, you can drive to Marigot, park and walk around the town. There is a nice hilltop fort to visit.
Be prepared to pay for everything in Euros on this side of the island. You can even hop on the ferry and go to Anguilla; a 20 minute ferry ride. There are nice beaches there and you can chalk off another island.
At night, continue on to Grand Case. This is a small town on the French Side that is home to a few exquisite French restaurants. Dinner can be pricey but the experience can be unforgettable!

DAY 6

A visit to Orient Beach on the French Side is a possibility for today. You can turn right at where the road from Guana Bay intersects the main road and continue north to Orient Beach. The beach is divided into nude and bathing suits required. The decision is yours!

For your last dinner in Sint Maarten, I recommend combining your new knowledge of the island with a search in Tripadvisor and trying a new place in Philpsburg, Simpson Bay or Maho. You can then return to your favorite nightspot to finish off your week on this very fun island.

Off the beaten path

Wonderful private site off the busy areas. Right next to the pool and quick walk to a beach that was almost deserted MostOf the time. Only twenty two minute drive to our favorite beach at orient bay. Would love to go back, maybe next year.

The Waves- a small oceanfront villa

My husband and I stayed at the Waves for 7 nights in early February. As described, it does feel like you're on a cruise without the rocking. We enjoyed listening and watching the waves. Aside from the paint color outside (it's white now instead of pink) the inside pictures are accurate. Frank, the owner, was very responsive when we inquired about booking. He has even created a very informative booklet of attractions/restaurants on the island. Although helpful, we felt the booklet could use an update; especially the directions on how to get from the airport to the villa. Luckily, Google was able to direct us, so we had no issues. Other things we loved about The Waves: the sheets were fresh and clean, the towels- both bath and beach/pool were plentiful. Speaking of pool, there's a great shared pool and it was never busy. The beach umbrella and pool noodles were great to have available. The water in the shower had excellent pressure and it was nice and hot. A few items to note we did like the fact that The Waves was away from the hustle and bustle of town, with that you'll need a rental car to make the most of our stay.We also loved the waves and ocean, however, there is a fair amount of sea spray and a constant breeze that comes with being so close to the ocean. The concrete driveway was our biggest complaint. It is REALLY rough. I was a bit concerned our rental car was going to bottom out and be damaged. Frank said to drive slowly and we did, but it was still pretty bad

Between Philipsburg and Orient Beach great location.

On the water quiet area. Close to the main areas we wanted. Went out every day hit the places we wanted and only took a half a tank of gas for the week. Frank was great with any question.

Heavenly Little Corner

We really enjoyed the apartment and its location in a quieter corner of the island. The apartment is tastefully furnished with all the necessities - the fridge runs cold, and the shower runs hot. You can choose to either crack the windows at night to listen to waves breaking on the shore just a few feet away, or keep everything closed up if you need silence to sleep. All of the shopping and restaurants of Phillipsburg are just a 7 min car ride over the hill. Similarly, the road that heads to the French (north) side of the island is just over the hill, too. The swimming pool was pristine, with comfy chaise lounges to relax in. There are two sandy beaches within a 5 min walk, north and south of the villa. Guana Beach, to the north, is a bit calmer, and more snorkel-friendly; the waves at both beaches are big enough to have some fun on boogie boards, which Frank has provided in the villa. Being located at the end of the road and within a small cluster of homes, the area feels very safe, no concerns regarding personal safety (there's a little safe in the bedroom if you want to secure your documents and small valuables, though). Overall, highly recommended!

Great view. So so property.

First off, we could only stay one night because of Covid 19 and had to evacuate. We paid for four nights but only stayed one. (Of course no refund). Amazing water view with crashing waves. Beautiful view of St Barts. The pool was terrific. We were not happy with the cleanliness of the unit as there was hair and dirt on the floor and on the furniture. Restoration from Irma was a bit poor in my opinion with some hazards on the floor, like rebar sticking up from the floor. It was ground down but was still sharp enough to cause injury. . We kept our shoes on the entire time and there was a water leak which caused standing water on one side of the master bed. The marble floor was very scarred and stained and the appliances we pretty old but they did work properly. We took a lot of pictures for proof. Frank responded as best he could but not much he could do to fix it. Frank should take a look at Max’s units to see how a restoration is done right.

The Waves!!

Great location off the beaten place. The area definitely got hurt by the hurricane, all being worked on. The Wave was clean comfortable. The waves and beaches relaxing and private. I would visit again!!

kinda run down

Inside the condo was run down. Toilet seat missing the first day. Leftover food left in microwave. Sidewalks were over grown with shrubs making it hard to get suitcases to property. Outdoor furniture dirty and uncomfortable. The location was amazing for a couple but I brought my 21 year old son and to keep him entertained was quite a drive.

Good potential, but need address few flaws

Pros: Just 30 minutes from SXM. About 7 minutes from grocery stores/cafes (by car). Only 20 feet from the surf. You have constant ocean feel/sound/unobstructed views. Very tranquil with no tourists/cars/noise. Nice size community pool (we never meet anyone). No mosquitoes. On site handyman. Swimming beach about 5 minutes from house. Plenty of beach towels. Cons: 1. House wasn’t clean (grease on stove-top, dust at clothes shelving & floor, dirt on the fridge). 2. It was no gas at stove on day # 1 (was fixed next day) and on day #7 (was fixed same day). 3. It was no hangers, we can’t hang clothes/shirts (was delivered next day). 4. It was no kettle, spatula, salad bowl, cutting board, soup spoon, can opener, hair dryer (some items delivered on second day). 5. Internet stops working on last day. Always was very slow 1-3 mbs. 6. Not sure if water heater is the same for the building, since there is 2 bed 2 bath unit upstairs. 7. If any issues, owner always refer to his onsite manager (200 feet away), but he was not always home, plus we can’t text him since its landline. 8. Cold water shower valve was not working (was fixed next day). 9. When we shut all windows while leaving unit (as advised by owner), it was very strong smell of dust from rodent/insect repellents plugged in electrical outlets. 10. No starter kits (coffee filters, shower items, paper towels). 11. Trash dumpster was about 1 mile from unit (we didn’t rent a car, so it was too far). 12. No screen at the larger bedroom sliding door. 13. No night lamps in bedrooms, only very bright wall lights. 14. Kitchen pots & pens are heavily used, cheapest quality aluminum old ones. 15. Ugly abandon house next door (damaged by hurricane Irma in 2017) and abandon unfinished construction resort with few empty buildings about 100 feet away. 16. Patio/balcony can’t be used without passing from kitchen via larger bedroom. 17. Height of both bathroom doors is about 5’10 (with my 6’3 height I always need to remember to bend over when entering-exit. 18. Mattress was on a softer side (I prefer more firm). 19. Few homeless dogs barking around house occasionally & begging for food. 20. Second bedroom have a small window facing laundry area: gave basement feeling (with back wall partially below soil level). 21. No laundry in unit. 22. Bath sink slowly drained. 23. Toilet seat was loose, completely broke up on last day. 24. Owner offer refund on a day #3 if we move out (but no availability due to holiday).

The Waves

Interesting stay. The ambiance of the waves outside was amazing. But we had a few other problems while staying there...including bathroom doors that wouldn't close (half our stay), leaks in the kitchen and bedroom, and some bugs upon arrival. Otherwise, nice stay next to a secluded beach.

Great, relaxing vacation!

We really enjoyed our stay. We spent most days traveling around the island, shopping and hitting the beaches. In the evening it was great to come back to a more private area and listen to the waves crashing on the rocks. Extremely relaxing.

Great Getaway Right on the Water

This is the first condo we have stayed which was directly on the water and I'm hooked. The sound of the waves ( they can be loud) was so calming.....could sit on the deck for hours and was lulled asleep every night. We never used the pool as the beach was well within easy walking distance. The beach was never crowded, maybe 10 people at the most. The condo is away from all the hustle and bustle but it doesn't take any time to get to restaurants, shopping or sightseeing. The Waves had just what we were looking for, solitude but not isolated.

Lovely, secluded and restful

If you are looking for crowds, nightlife and action - this is not the place for you. But if you are seeking a quiet lovely place where you have choice of two beaches all to yourself and a wonderful swimming pool just steps from your front door, if you enjoy the sound of waves crushing on the beach and love the feel of the ocean breeze blowing through you hair then don't think twice, sign up today to stay at "The Waves". We couldn't have been more delighted with our stay. The place is very clean and offers every amenity you will need for the meals and lots of extras like beach chairs, umbrella, beach towels and even an ice chest. We really enjoyed eating our meals on the secluded patio and very much appreciated Frank's quick response to any inquiries. As secluded as "The Waves" is you just short drive away from any tourist attraction and many fine restaurants on the island. We very much enjoyed our stay and would happily return again.

Breathtaking ocean side villa

This was an absolutely beautiful location right by the ocean side. The glass windows gave the ambience of being on a yacht on the ocean with beautiful views of the sunrise every morning. The location itself is about 25 minutes from the airport but this is a perfect getaway for those wishing to get away from the crowded beaches and resorts on Simpson bay and closer to town. It is just 10 minutes from Phillipsburg which is where the ships dock and there is a wide variety of restaturants. The view on the drive to and from the location makes up for any time spent! There are two absolutely beautiful, pristine and quiet beaches just 3 minutes walk from the villa- alternately one could simply relax on the balcony watching and listening to the ocean. The owner Frank was extremely responsive to messages and sent a detailed welcome letter of activities which was very helpful The island is truly friendly with the staff Dalia and Lynn embodying that Overall it is a perfect island getaway in an absolutely beautiful and exclusive location!

A Perfect Place; the best of Guana Bay

Villa Leone is a beautiful unit in the Guana Bay Villas. The unit sits right at the waterfront. We chose to stay on the first floor, "The Waves" . With the drapes open, we could wake to see the ocean, and go to sleep in the moonlight. The villa looks exactly as the pictures portray. It is bright, immaculate, and has all the amenities one could desire. The queen beds were new, sporting the softest of sheets and a cozy comforter. The unit had plenty of towels and the kitchen had everything we required. We chose to grill one evening, and dine on the patio by moonlight. Very romantic! The area is quiet and secluded. This is not the typical hotel/resort atmosphere. If you are looking for crowds you won't find it here. But, if you like privacy, and don't like to share your space with a huge crowd, you will love this villa. The pool is clean and well-maintained. And, the beach-access is just a short walk. You must have a car to access the area, and it is best to shop on your way in. The villa is a short ride to Phillipsburg, where you can walk along the "boardwalk" and enjoy local restaurants, shopping and the beach. For a lavish treat, take a ride to Pinelle Island, where you will find a beautiful beach, crystal clear water, and the best spiny lobster, as you dine right at the water!! Yummy. And, you may want to stop in at Topper's in Simpson Bay for a casual meal and lots of fun at karaoke. This was a fifth trip to St. Maarten, and the villa offered a different perspective to staying in a resort. We so enjoyed this trip, and look forward to next year.

We finally found Paradise

We have visited numerous island looking for paradise and finally found it in Sint Maarten Guana Bay at The Waves, The accommodations were cozy,clean and welcoming. Great kitchen with a the amenities I needed to prepare meals.The view is Spectacular! If we were any closer to the ocean we would be in it. I walked every morning to the beach for a swim while my husband enjoyed the pool...We had fun days filled with exploring the entire island stopping at varies shops, restaurants and beaches....so many amazing beaches.......PARADISE!
