Spacious Vacation Rental in New Orleans: 4 Bedrooms, 3 Bathrooms
Our fully furnished vacation rental units feature spacious living areas with modern decor, making it the perfect home base during your stay in New Orleans. The unit includes:
• 4 Bedrooms: Each with a comfortable king-size bed for a restful night’s sleep.
• 3 Bathrooms: Two bedrooms have an ensuite bathroom with a tub/shower combo, while the other two bedrooms share a Jack-and-Jill bathroom, also with a tub/shower combo.
• Living Room: Relax in the spacious living room featuring a 65” TV with streaming capabilities, plus a queen-size sleeper sofa for additional sleeping space.
• Fully Equipped Kitchen: Cook up your favorite meals in the kitchen, complete with modern appliances, or enjoy a meal at the dining table.
• Additional Amenities: Enjoy in-unit amenities like a stacked washer/dryer, clothing steamer, and high-speed WiFi.

Roof-Top Pool & Hot Tub
Enjoy stunning views of downtown New Orleans from our rooftop pool and hot tub. The pool area is shared by all units and is open daily from 8:00 AM to 10:00 PM (weather permitting). Please note that the pool is not heated, and swimming is at your own risk. The rooftop area is also designated as non-smoking for a comfortable experience.

Parking and Transportation
While we don’t offer on-site parking, there are two public parking facilities conveniently located directly beneath the property:
• Park First Saratoga Garage (#1025): Offers parking for vehicles up to 6’4” high.
• ParkMobile Zone 50408: Surface lot located behind the building for overflow or oversized vehicles.
Parking rates are generally between $20–30 per 24 hours, but may increase during special events and festivals.

Our vacation rentals are within walking distance to several top New Orleans attractions, including:
• French Quarter: Just 3 blocks away, and only a 10-minute walk to Bourbon Street.
• Superdome: A short 10-minute walk.
• Smoothie King Center: Also a 10-minute walk.
• Saenger Theatre: 1 block away (4-minute walk).
• Joy Theater: 1 block away (4-minute walk).

We are also conveniently located near public transportation, including the Amtrak and Greyhound stations (0.7 miles), and Louis Armstrong International Airport (MSY) (14.4 miles, about 20 minutes by car). For easy travel around the city, we recommend downloading the Le Pass RTA app to use the streetcar line, which stops right outside our property.

Pet-Friendly Accommodations in Downtown New Orleans
We welcome pets for an additional fee of $135 per stay (maximum of 2 pets). We have a designated pet relief area on the 9th floor, and there’s also a grassy park across the street for walks. If you plan to bring a pet, please notify us in advance.

Flexible Check-In and Check-Out
Early check-in and late check-out options may be available for an additional fee:
• 12:00 PM Arrival: $300
• 2:00 PM Arrival: $200
• Late Departure (12:00 PM): $200
If you need a guaranteed early arrival or late departure, we recommend booking an additional night. Please note we do not offer luggage storage before or after your stay.

We require light cleaning prior to departure, such as taking out the garbage and washing any dirty dishes. All linens are professionally laundered between guests for your comfort and hygiene.

If you break any of these strict rules, you and your party will be asked to leave without refund and additional cleaning or management fees will be charged. If there is evidence found of smoking in the unit, you will be charged a $400 smoking fee and asked to leave immediately without refund. Glitter found in the unit is an automatic $100 additional cleaning fee.

Great place and stay!

The property was great. Beautiful and clean apartment. Lots of space! The roof top pool was lovely. About a 10 min walk to Bourbon Street. Would definitely recommend!

Great stay!

Traveled with my husband, MIL and two teenage boys. We each had our own room and we each had our own bathroom (teenagers shared a Jack n Jill). The location was perfect, as it was not in the chaos of bourbon st, but close to so much! The street car was a block from the condo, but a 10-15 minute walk to anywhere you wanted to go! The condo was stocked with dishes, pots and pans and Glassware. You would need to buy spices, foil, etc if you wanted to cook. It was not a problem for us as we ate out every meal. Beds were very comfortable and we loved having a washer and dryer right in the condo. Great place to stay and would stay again!

22 people, very easy to get in and out as everyone can use codes to enter. Spacious and lots of beds and bathrooms for our large group.

Great location & accurate listing

We really enjoyed our stay! The condo was very clean and perfect locations! We didn’t use the pool, but it had lots of seating and clean! The windows overlook the outside parking lot, where we parked since our truck was over the height limit of the parking garage. Beds were very comfortable! Would definitely stay here again.

Great place to stay. We were able to walk to just about everything downtown. We had one issue but was quickly resolved by the manager. Loved being able to park in the garage beneath too. Very clean and spacious. Great for families too

Beautiful Apartment

The apartment was beautiful and clean. Exactly as pictured. The parking garage situation was a little confusing at first but it was fine once we got it figured out. The pool and hot tub area was amazing. My only issue is I wish the parking garage was more secure, there are several homeless people that go in and out of it. The neighborhood has TONS of homeless people that are there the minute you walk out the door. I would stay there again for sure due to how nice and secure the actual apartment complex is. Overall we were VERY satisfied 😁 and Shane the property manager was very quick to respond to any questions.
