HOUSE RULES:

1. CHECK-IN AND CHECK-OUT
✔ Check-in time after 3 pm, and Check-out time is 11 am (All exceptions will have to be approved by the host. There is a charge of $100 per hour for late checkouts.)
✔ Guests who refuse to leave the premises after the given checkout time or check-out late may be charged an additional fee of $250 and may be asked to vacate the premises immediately.
✔ Check-in time for same-day reservations is subject to change. Please contact the host to confirm the check-in time.

2. PETS
✔ Pets are allowed upon approval from the host.

3. LOCALS
✔ Locals must communicate with the host before booking

4. TOWELS ***Please be aware***
✔ It is prohibited to use towels to remove makeup, as it permanently damages towels and washcloths. Guests are to use the provided black makeup clothes and makeup-removing wipes present in each bathroom.

5. PARKING
✔ The building sits on top of its parking garage so it is easy to access
✔ 1 parking spot will be provided at $20/night

6. DELIVERIES
✔ Guests are to get authorization from the host before having packages delivered and obtain the address for successful deliveries. The host holds no responsibility for unsuccessful deliveries.

7. NOISE AND PARTIES
✔ Guest may have no visitors as otherwise, that may be construed as a party, and we have a "No Parties" policy in place.
✔ Noise, loud music, and parties are prohibited and will result in the immediate removal of all guests without a refund. Parties that include guests beyond the booking will be charged the full deposit from AirBnb.
✔ Guests are to be respectful of the neighbors and the community by keeping the noise to a minimum Quiet time is from 10 pm to 8 am. Any disturbance triggering the visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without a refund.

8. EVENTS
✔ Events are allowed upon approval from the host.

9. PROPERTY DAMAGE
✔ All pre-existing damages (if any) are to be reported to the host within 12 hours from check-in. Be aware that all damage to the property will be charged to the guest. Please be careful and advise your fellow travelers, and let us know if anything appears out of order immediately.
✔ The incorrect, unsafe, or improper utilization of any amenity, piece of furniture, or equipment provided through this property that leads to damage to objects or persons is of no responsibility of the host and guests will be charged for all damages and financial responsibilities that are a result or repercussion of such behaviors.
✔ Any damages made to property or furnishings that exceed the deposit amount will be billed to the guests and will be reported to Airbnb.
✔ If the current guests are found in violation of any of the property or any Airbnb rules and guidelines, which triggers a refund/discount to the next guest, the current guest will be responsible for any revenue loss suffered by the host.
✔ Indoor and outdoor furniture is not to be rearranged, especially if this involves dragging and heavy lifting, which can lead to personal injury and/or property damage. Please do not move the furniture.
✔ The incorrect, unsafe, or improper utilization of any amenity, piece of furniture, or equipment provided through this property that leads to damage to objects or persons is of no responsibility of the host, and guests will be charged for all financial responsibilities that are a result or repercussion of such behaviors.
✔ Outdoor furniture might be covered with designated covers that protect the furniture from natural elements. If guests choose to remove such covers for the utilization of the outdoor amenities, please stow all covers in the garage so that they may not accumulate rain or debris.

Excellent stay in Philadelphia

Very modern, clean and comfortable with huge bathrooms and closets and full-size table in dining/living area. The garage that's attached to the building is a bit inconvenient because you have to pre-pay for your hours and it closes at 10 pm. I would recommend the garage which is one block away on the left side of Wood St. (Metropolis Parking). You register once and then come and go when you please 24/7 w/o tickets.

Perfect Center City Get Away

322 N Board is a most delightful condo located in the middle of Philadelphia’s bustling city life. A few blocks from William Penn and very close to the famous Philadelphia Art Museum, restaurants and other sites worth visiting. With a quiet and peaceful atmosphere - perfect for a weekend retreat, weeklong escape or work focused extended stay. It boosts all the necessary amenities required for the most enjoyable time in the City of Brotherly Love. I thoroughly enjoyed my stay and look forward to returning soonest.

Roomy and So Comfortable

I loved this unit! We had a 2 bedroom, both with King beds! Lots of amenities...owners didn't skimp on towels or paper products etc. The extra bonus was parking under the bldg for fee. Great location

I don't know where to start. I will start with the good- the location is a good walking distance from many things. There is a parking garage attached to the apartment which was convenient- for 32 a night.List of reason I'm giving a poor review:When we checked in at 3:15, the apartment had not been cleaned. All the towels were dirty in a pile on the floor and strewn around, all the dishes were dirty, bed linens dirty on the bed, crumbs on floor, dirty countertops and table. I contacted management and told them. 3-4 hours later, no cleaning crew. By this time we were done waiting so I purchased laundry detergent and washed all the linens. Basically cleaned the whole place. The sink on one of the bathrooms did not drain well. There are nails sticking out of the carpet near the bathroom and bedroom doorway where someone injured their foot.Then we lost power on the last morning- no electricity, which meant no WATER, so we had to walk up and down the 5 flights of stairs to check out. (including an 86 yr old) We could not take showers, had to buy water just to brush our teeth 5 blocks away. Toilets would not flush, so you can just imagine with 4 people trying to get ready in the morning what that would look like. All communication seemed to be via AI- I don't feel like I communicated with an actual person. The one person I did talk to, told me to ask the concierge on the first floor. We are expecting a partial refund but have not heard back from "management

Great quiet place to stay

Fantastic centrally located huge apartment. The building was quiet and clean. Fully stocked kitchen. I did notice the listing didn’t mention soap or shampoo and conditioner so we brought those, just to make someone aware that might not notice. The owner was very responsive as we were a little confused about the parking and check in. Used the gym and it was perfect. The pool table never did get balls or cues so that was disappointing but I’d definitely stay again. Very peaceful area considering you’re in the heart of the city. I do wish check out was a little later. We are staying in town to see our son in a show so had to find somewhere to go. 103 for late check out is too steep. We did t use the little light up bar but that’s a nice touch

Great Apartment and Building

This was a great property within easy walking distance to downtown, where I was attending a conference. The building has wonderful amenities (I only used the gym) and other tenants were all friendly. What really set this stay apart from other places I’ve stayed was the clear communication from the property manager.very proactive and responsive.
