Beautiful beachside farmhouse on Tuscany Coast

Casanuova is a charming and spacious traditional Maremman Isolated farmhouse on a vast wheat and sunflower farm, near a beach facing the Elba Island.For summer 2020 the booking policy is flexible. An ideal location for enjoying both the country and seaside of Tuscany, visiting historic sites in the area and beyond, and relaxing in absolute privacy with family and friends. Casanuova is furnished with rustic antiques, has terra cotta tile flooring, high ceilings with wooden beams, superb views of unspoiled fields and secular pine woods. Surrounding the house is a large and ventilated fenced garden, perfect for children, with pine, and eucalyptus trees,a grape vine covered pergola shadowing an outdoor table for dining al fresco, a barbeque, garden furniture and a ping-pong table. Nearby there is a famous bay for the Etruscan archaeological site of Populonia and the magnificent beach and several delightful medieval towns. Guests can easily make day trips to the most beautiful cities of Italy, such as Florence, Siena, Pisa and Lucca. The Sea is 5 minutes away by car and reachable on foot if You wish across the fields.


The farmhouse Casanuova is situated in the middle, far left hand side of the above picture titled “View of Casanuova’s countryside & coast”, while the owner’s medieval tower is situated in the middle of the same picture:You can see picture on request. Casanuova has five bedrooms and three full bathrooms. It’s on two levels, has terra cotta tile flooring throughout, and is furnished with some rustic antiques. The rooms are spacious with high ceilings and exposed old wooden beams. All three of the bathrooms are large, one has a shower and two have bathtubs with hand held shower wands. All of the windows have moskito screens and there are electric space heaters.


There is a spacious dining room with a table for 9 . Ground floor has a bathroom and a laundry room. The former stable, which occupies most of the ground floor’s space, has been turned into a spacious patio room with garden furniture.


First Floor: stairs lead up to the first floor, which has a large, fully equipped kitchen with a dining table, a spacious living room with a brick fireplace, four bedrooms, and two full bathrooms. One of the bedrooms has a queen bed (two twins made together) and an en suite bathroom. There are two bedrooms with two twin beds and one bedroom with a single bed. The other first floor bathroom is between these bedrooms.

Beaches and other.: BEACHES: it’s about 6 minutes to the sea from Casanuova by car , which is equipped with beach umbrellas and towels. Guests enjoy parking bordering the sand beach of a tourist resort. There are plenty of other nice sand beaches in the area, such as the unique one of the Baratti Bay and the very long one of the Rimigliano Natural Park. You must not miss the fabulous experience of the rocky seaside Buca delle Fate edging the Baratti Bay. 1 hour and a half cleaning per day .


OTHER: A take away pizza is situated 6 KM from the entrance gate.

Außergewöhnliches Anwesen
Wir haben den Urlaub sehr genossen. Das Haus liegt völlig verborgen durch die mit Gittertor gesicherte private Zufahrt und den dichten Bewuchs rund um das Anwesen. Das ehemalige Bauernhaus ist sehr gut ausgestattet und bietet viel Platz, ist aber kein Neubau. Zum Essen kann man am großen Tisch drinnen sitzen oder es sich draußen unter der Weinüberwucherten Pergola gemütlich machen. Das Grundstück mit Baumbewuchs bietet viel Schatten, oft weht eine kühlende Briese, so dass man es sich auch bei hohen Temperaturen gemütlich machen kann. Wer die Fenster und Fensterläden tagsüber schließt und nachts öffnet (dank Mückenschutzgittern) kann sich über angenehme Temperaturen ohne lästig brummende Klimaanlage freuen. Der Vermieter ist sehr freundlich und steht einem wenn man es möchte per WhatsApp jederzeit mit Rat und Tat zur Seite, empfiehlt wo man am besten einkaufen, Fahrräder leihen oder essen gehen kann. Zum Meer ist es mit Fahrrad oder Auto nicht sehr weit, zu Fuß aber eher für geübte Spaziergänger. Wer morgens früh an den Strand geht, hat gute Chancen einen Parkplatz mit weißer Markierung am Straßenrand zu ergattern, diese sind Kostenfrei. Die Strände "Green Beach" und "Lago Verde" sind unsere bevorzugten, vor allem "Lago Verde" mit seiner tollen Bar, an der es von Espresso & Cappuccino sowie Brioches bis Bier vom Fass, Cocktails und diverse kalte und auch warme Speisen gibt, die man im Schatten unter Bäumen bei guter anspruchsvoller Musik genießen kann. Viel Spaß garantiert!

Ein Haus in der Toscana
Wir haben im in der Natur gelegenen, grossen und schönen Ferienhaus wunderbare Tage verbracht. Wir waren mit der gesamten Familie (7 Personen )und 2 Hunden im Urlaub. Das Haus ist gross, gemütlich, ausgestattet mit allem was es braucht, der grosse Garten lädt zum Verweilen und Spielen ein. Super Küche und schöne Räume. Jeden 3. Tag wurde für uns geputzt. Was will man mehr! Uns hat es sehr gut gefallen, es gab nichts zu beanstanden und wir würden jederzeit wiederkommen. Der Vermieter war sehr nett und stand uns für Fragen zur Verfügung. Man braucht allerdings ein Auto, da das Haus etwas abgelegen ist. Zum Meer mit dem Fahrrad 10 Minuten, mit dem Auto 5 Minuten - auch der Strand war sehr schön, das Meer sauber.

Sehr schöner Aufenthalt
Wunderbarer Garten samt Grill und Tischtennis Platte. Drinnen wie draußen mehr als genug Platz für alle. Schöner Privatweg zum Strand (15-20 min zu Fuß) und dort ebenfalls kein Gedränge. Nur die Schnaken zur Dämmerung trüben den ansonsten tollen Gesamteindruck.

Large spacious house for family group
The house offers a generous amount of space inside and out, which made life easy for our family group of 6 adults and 4 small children. Safety gate at the top of the stairs was important, although we preferred not to use the large dining room downstairs since the kitchen is upstairs. Some fittings around the house are older but the kitchen was well equipped and we found everything we needed. The house has 3 cots and 3 different chairs/ seats for kids. There were also many adapter plugs in the sockets which was very helpful. Proximity to the beach and parking was great, we tried out different beaches in the area and were never disappointed.

Abbiamo trascorso una settimana con tutta la nostra famiglia in questa bellissima casa. Dotata di ogni comfort per una famiglia numerosa p anche per più famiglie. È tutto a disposizione degli ospiti e il proprietario è molto gentile e disponibile, presente se necessario ma discreto. Gli spazi esterni sono molto curati e ampi. La signora che viene a pulire è molto riservata. E brava. Una vera vacanza !

Un oasi tranquilla
Siamo stati molto bene a Casanuova. La casa è appropriata per ospitare almeno due famiglie. Il giardino e i dintorni sono molto belli, tranquilli e pieni di fascino così come anche la semplice struttura della casa. Fresca di notte e anche di giorno vivibilissima grazie alla ventilazione e ai grandi alberi che fanno ombra. Conviene affittare le bici per non avere problemi a trovare parcheggio auto (kn alta stagione). Unica cosa forse un po' scomoda è la cucina al piano superiore se si vuole mangiare fuori sotto il bel vitigno, ma ci si fa l'abitudine (e i muscoli!) Graze anche al proprietario che è stato preciso e disponibile.

Perfekte Unterkunft für Grossfamilie
Unkompliziert Vermieter Wegen Verkehrsstau verspätet Ankunft. Übergabe klappte trotzdem perfekt Wir fühlten uns wie zu Hause. Jeden Tag kam eine Reinigungsperson für etwa 2 Stunden, was sehr komfortabel war Wir können das Haus sehr empfehlen Es war ein perfekter Urlaub

Großes Bauernhaus mit tollem Garten
Sehr geräumiges Haus mit viel Platz und riesigem, schönem Garten. Der Vermieter ist nett und zuvorkommend. Der Strand ist in etwa 15-20 Minuten zu erreichen (privater Weg zum Strand trifft es besser). Ausstattung der Küche ist sehr gut.

Lovely stay at Casanuova
My family and I enjoyed our stay at Casanuova, the farmhouse is large and spacious and suited 6 adults and 3 children very well. Thankfully there was a stair gate at the top of the steep stone steps up to the living quarters and most of the bedrooms otherwise it would have been a nightmare! The garden is large too although I would have liked the grass to have been cut for our stay. The beaches nearby were lovey. Overall it was a great holiday in a great old farmhouse with lots of character

The perfect place for a vacation with friends!
We had a wonderful stay at Casanuova. The description and pictures of the house describe the accommodation very well. The house is big and the Outside area is very nice, we really enjoyed the barbecue area. Everything you need, you can find in the house. Also Alessio has been very helpful in any way and the included cleaning service has been very convenient. Casanuova is the perfect place for a vacation with a big group of friends!"

Magnifique très grande maison à 25 minutes de la mer à pied, jardin ombragé très bien tenu agréable
A deux familles cette belle ferme isolée est magnifique à vivre. Le matin tôt on y entend toutes sortes d'oiseaux, la journée les cigales qui stridulent à souhait, le soir la chouette petit-duc qui chante obstinément son mi! Immense jardin ombragé d'eucalyptus, palmiers, pins parasols, lauriers, vignes qui forment une tonnelle ou manger au frais. La maison n'est jamais trop chaude, l'air y circule à souhait. La mer est à 25 minutes à pieds par des chemins de campagne, plage immense, sauvage et peu fréquentée, à 10 minutes en voiture de San Vincenzo, Piombino, les sites étrusques très intéressants et les petits villages médiévaux de toscane, à recommander hautement. Alexis est très accueillant, souple, la maison est fournie de parasols, chaises longues, ping-pong, et la venue d'Elisa chaque matin qui fait le ménage et prépare en plus à manger si on le souhaite est un atout qui fait indéniablement de cette maison une trouvaille en Toscane pour des familles en quête de repos!

Atmosfera Toscana autentica. Proprietario molto scrupoloso e preciso. Non manca nulla.
All'arrivo ci aspettava come d'accordo il proprietario molto gentile e preciso. La casa ti fa vivere l'esperienza Toscana autentica in un casale bellissimo nella vera campagna. Il giardino è bellissimo. Non manca nulla nella casa. Vicina alla spiaggia in macchina, a piedi col caldo un po' lontanino.

piacevolissima vacanza per tutta la famiglia
Siamo stati per tre anni di seguito in vacanza a Casanuova dove abbiamo trascorso dei piacevolissimi momenti con tutta la famiglia. La casa è molto ben tenuta, spaziosa, luminosa. E' ben fornita di tutto ciò che serve a una famiglia numerosa o due famiglie insieme. Il contesto è molto tranquillo con un ampio giardino dove far scorrazzare i bambini senza dar fastidio a nessuno. Il mare è facilmente raggiungibile in macchina o in bicicletta e le zone circostanti sono piene di attrattive. Il padrone di casa è sempre attento a tute le esigenze dei suoi ospiti, accomodante e premuroso. C'è una signora che viene tutti i giorni a pulire quindi si tratta di vacanza vera!

Beautiful farmhouse, quiet, great for families!
Casanuova is a beautiful old rustico close to a very nice beach (~ 1.5 km). Its charming character and its nice location gave us a unique vacation experience. The kids loved to run through the huge, sunny garden with old, high pines and palm trees. Not everything is perfect (the bath rooms are fairly old and some beds are a bit narrow), but everything is functionally OK. And the landlord was always very helpful to fix broken things very quickly. We particularly enjoyed the daily cleaning service provided by very friendly and motivated staff. Nonetheless, tourists should be prepared to find a fairly secluded house close-to-nature; one might see a small lizard wandering down the hallway and it's pretty dark outside at night time.

Schönes Bauernhaus, ruhig, toll für die Familie!
Casanuova ist ein schönes altes Bauernhaus in Mitten der Natur und ca. 1,5 km entfernt vom Strand. Lage und Charme des Hauses verschafften uns ein einmaliges Urlaubserlebnis. Die Kinder liebten es durch den riesigen sonnigen Garten mit hohen Pinien, Plantanen und Palmen zu toben. Es ist nicht alles in perfektem oder neuwertigem Zustand (z.B. sind die Bäder schon etwas älter und die Betten teils recht schmal), aber funktional ist alles in Ordnung. Der Vermieter war stets sehr bemüht Defekte schnell zu beheben. Besonders hervorzuheben ist auch der tägliche Reinigungsservice durch sehr freundliches und motiviertes Personal. Die Beschreibung "Zugang zum Privatstrand" ist etwas irreführend, der Vermieter bemüht sich um Korrektur; "Privater Zugang zum Strand" trifft es besser. Urlauber sollten sich auf die naturnahe Alleinlage des Hauses einstellen; es kann auch mal eine Eidechse durch den Flur wandern und nachts ist es um das Haus herum sehr dunkel.

Quiet place in the middle of the nature
We have spent wonderful 2 weeks in Casanuova in June. The house is big enough to host up to 10-12 people with dedicated bedrooms for everyone. At first the impression was somehow mixed up as we were the first guests to come to the house after a long break. The air in the house was a bit stuffy but after we have opened all windows it was fresh and light again. The house is very airy in fact as it has windows on all 4 sides of the building. The other thing we liked a lot is the interior style, terracotta floors. However, there is some space for improvement. Some parts of the furniture is really broken and this should be fixed somehow to be pleasing to the eye again (e.g. sideboard doors in the kitchen). Some of the wardrobes were missing door handles making it tricky to open the dense wooden doors. We would also recommend to consider renovating bed in a small room (1 single bed on the top floor) and renovating the bed in the bedroom on the ground floor as they are too high and not very comfy. Besides of that the overall impression was very pleasant. Daily maid service was quite a surprise for us as it was the first time such kind of service was offered as a part of the package. We have tried to refuse but the owner had insisted :) First several days it was not very comfortable as the cleaning ladies were coming at 8am every morning while we were still trying to catch last pieces of night dreams :) Later we have agreed with the owner to shift the service hours closer to the daytime and this has sorted things out. At the end we were very happy with the service provided, especially at the days when our dishwasher went accidentally out of service (ladies were cleaning/washing everything by their own). The house is located on a huge private piece of land so you can be sure that there will be nobody jogging around. Beach is only ~1500 meters away from the house and you can either take a walk through the private path (~20 minutes) or drive a car using a private shortcut. Alessio's daughter had a birthday during our stay and it was very nice to be invited to the party among Alessio's family friends. We've spent a wonderful day at the beach party. Alessio was always open to the questions and helped a lot with some advice on the local area. Do not miss the guest book in the property - it has many nice tips to do and visit in the area. One of our favorites was the walking path from Torre Nuova to Baratti beach.

Wonderful place to stay!
My family and I stayed here several years ago and couldn't have been happier with our arrangements. The Villa was in wonderful condition and Theresa was so wonderful and very tidy. There were 6 adults and 4 children, and we all fit very comfortably. The Villa was close to the beach and surrounded by a beautiful countryside. I am hoping that we will be able to go back to San Vincenzo and stay here again.
