THIS LISTING IS FOR THE LAKESIDE BEDROOM WITH A PORCH of an owner-occupied B&B. My rustic log home is located on Lake Memphremagog adjacent to the bike path that runs along the lake and is groomed for cross-country skiing in the winter. The Lakeside bedroom has a queen size and single bed plus a screened in porch with a view of the lake. This room shares a full bathroom with my other guestroom. Lake access includes a small private beach with chairs, a canoe & kayak. A simple Continental Breakfast is served. Limited kitchen access is available upon request.

Lynn was an amazing host and very helpful!! She took care of me when I had a car issue. Her place is very well furnished with your own private room and a bathroom shared with just one other room.
Stayed here with a friend for the long weekend to do some cross- country skiing and snow shoeing. You can ski right along the river and there are lots of trails in the woods right outside the door. Lynn was great. She kept the fire going to help us dry off our wet snow clothes. We felt comfortable right away and even went out to dinner together. This is the best deal around to ski at Jay Peak (40 min. ) or play in the lake in the summer. Sharing a bathroom was no big deal. Lynn is unique and chill. Ask her about teaching overseas. :) We will be back in the summer to kayak into Canada!
We totally enjoyed staying at Lynn's home.
The room was very clean.
She provided at continental breakfast in the morning.
The property was lake front and walking trails nearby.
If in the area again, we would definitely stay there.

We had a very pleasant stay for a long weekend despite a day of rain . Beautiful view of the lake from our screened in porch and enjoyed kayaking on the lake. Lynn was a very gracious host with coffee in the morning and info on places to check in the area. Would come again A+
Lynn was a wonderful host. We enjoyed her company. She's an easy conversationalist and had a wealth of information for us. Her homemade granola is yummy! Our room was clean and tidy with a few charming vintage items and lovely artistic pieces. The room temperature was easily adjusted. The memory foam mattress was comfortable and linens were fresh. The down comforter was cozy. We will definitely be back.
Had we not read previous reviews, we would not have known we were sharing the guest bathroom with another double room, nor that the kitchen/living room is shared with the very pleasant owner.

Lynn Wonderful Host
Lynn was a wonderful host and we enjoyed our stay. There is no air conditioning if the weather does turn humid, but Lynn did have fans to accommodate.
The host was gracious, told us about what to do. What’s going on in town.
We stay in a lot of B&Bs, this is by far the best we’ve ever been to.
We are planning on going back!
Five. Stars all around nothing beats this place if you want to relax this is the place.
One of the most beautiful and peaceful settings in the woods, by a lake, with tremendous charm, and tranquility.
Lynn is a fabulous host!
We felt so comfortable and welcome in her lovely place.
One note: the VRBO listing wasn't clear that it was a shared bathroom, which wasn't a big deal for us, but suggest that be updated.
My wife and I were looking to get away from the noise and busyness of every day life, and this bnb was just what the doctor ordered! It was private, and on the lake, and facing the sunset! All we heard were the birds and frogs! The host was sweet and stayed out of our way!
The room was spacious and could sleep 4 comfortably. It was fun to sleep out in the screened porch. The yard was forested and the beach was a quick walk down some stairs. A very peaceful relaxing setting. Lynn provided what we needed for the stay. We did have feeling that out host was uncomfortable having us in her home which made us feel awkward at times.
Experienced Newport B&B business should know better about snow and guests
Re: check in process
It went like this (I'm paraphrasing):
me: "Would you mind if we arrived after 9PM?"
them: "I will only be arriving shortly before 9pm so 9 is fine."
also them: "but don't arrive after 10pm."
.... with a storm coming and a Friday rush hour departure, this is when you should set up a system for arriving without needing a full service in-person tour of the facility.
Parking was strange. I was not blocking any vehicles in but she insisted that I was and instructed to move to the turnaround spot. I figured it would be safer to park (over 5 feet) away from any other vehicle rather than park in the exact location where cars would normally back into but ok, that wasn't the weirdest part of the stay.

I am very very allergic to cats.

The twin bed had no comforter and several heavy wool blankets.
I am also allergic to wool and even with the wool blanket, I was cold enough to have woken up shivering both nights of my stay. Should have packed my sleeping bag.
No allergen labels on the homemade granola at breakfast.
Is there gluten? I don't think I want to find out!
Ok, here's the real problem.
This host is most definitely experienced enough in both (1) her driveway and its relationship with heavy snow and (2) the schedules and needs of skiers who are traveling for the weekend. Lynn knew that there was a high risk of the other guest's low clearance / 2 wheel drive vehicle getting stuck on the driveway unless they had substantial experience driving with 10" of snow on the ground. This guest literally said that he did not have any experience driving in 10" of snow. Exactly what you might think would happen ... did.
My father and I spent several hours of our morning and a herculean effort helping the other guest free their vehicle from having bottomed out both of their axles off the edge of the steep, icy driveway. I'm sure it was also a nightmare for the other guest but this was avoidable and Lynn has the experience to identify when this is at a high risk of happening. The least she could have done is make sure we parked our car out at the road. In the interest of the other guest, she could have helped them by offering to drive their car up the hill or offering to drive them to where they were going (which is actually what happened in the end). Lynn compensated our time and effort with a $5 bottle of wine.
I will not be doing business with this B&B again.
No where better for a dinner picnic watching the sunset... Really nice breakfast and tons of wildflowers too. Screened sleeping porch where you can see the stars from bed. Altogether lovely.
