Nestled Between Sequoia Nat'l Park & Lake Kaweah - Riverfront 3 Acre Estate

Kaweah River Horse & Guest Ranch offers private river, with three cottages nestled on a 3-acre estate, conveniently located between Lake Kaweah and Sequoia National Park. Property offers guests private river access. We are the second property on the main fork of the river after all three rivers have met. Unlike other river areas in Three Rivers we always have ample water at this property year round. Enjoy campfire's, family BBQ's, swimming, fishing, rafting, hiking and much more!

The Ranch House is a wonderfully comfortable cottage offering an open living space with a living room, full kitchen with an island with bar chairs, dining table, two king beds, bathroom with a large walk-in shower with a full bench seat, patio, BBQ and backyard that opens up to common yard area. This cottage is an open studio. There are not separate bedrooms. Includes Wi-Fi. MAX 4 guest.

This cottage has a private patio with a private hot tub. The fire pit is shared with the other cottage that rents for a max of two guests.

Our horse "Robbie" is there to greet you! Treats are left in the house that you can feed Robbie however please don't feed too many!

Our private river frontage is shared only with the other cottage being rented on the property. There is ample seating down by the river to enjoy!


Our properties are great mountain retreats nestled in the High Sierra Mountains in the beautiful valley of Three Rivers. Located minutes from Lake Kaweah and the entrance to Sequoia National Park. Enjoy life and relax in this serene getaway with views galore on either property.

LEGAL DISCLAIMER:
1) Number of guests allowed is maximum number we rent to. If you are in violation of guest allowance and exceed that number without consent from the owner, you will be charged $75per person per night to the credit card you have given us to secure the room/property rental.
2) Your damage deposit is fully refundable seven days after your departure provided there is no misuse outside of normal wear and tear and missing or stolen items. We will supply you with a written damage report within 72 hours of departure if there are any issues.
3) Due to pet allergies, absolutely no pets are allowed on our premises. Please keep in mind other guests. Pets are not allowed in the National Parks. If you bring a pet and are asked to leave and forfeit all funds.

Our Place Playground and Bravo Lake Botanical Garden are also worth visiting. Make sure you get close to the area's animals with activities such as game walks and birdwatching.

the stay was great. the house was clean, beds were comfortable, and there was a fun walkway access to the river. my family enjoyed giving treats to the horse and playing in the backyard as well.

Super 3 River Rental

We all loved our stay at 3 Rivers. The owner, Julia, was super helpful. My teenagers played in the river all day long and took a wonderful jacuzzi afterward. We’d definitely stay again!

The location was great for the Sequoia National park. Julia was great! Very welcoming and home home had everything we needed.My family loves playing in the river and petting and feeding the horse. Great relaxing location to end a long vacation!

Wonderful Place

We really enjoyed our stay! It was perfect for my daughter who loves horses. She spent a lot of time with the horse on the property. The owner even leaves treats to feed him. The owner was very informative and very friendly. I definitely recommend staying here

A thin slice of heaven

We had an amazing stay at Kaweah River Horse Ranch. The accommodation was clean and cool, which was welcome with the heatwave outside. The house has everything you need, a well-equipped kitchen, spacious bathroom and comfortable beds. A selection of board games entertained us in the evenings, and the hot tub was a welcome soak after a day on the trails. The river is the cherry on top! Beautiful water to wash off the stress of the day! We can’t wait to come back for a longer stay to explore more of what sequoia has to offer.

Perfect stay minutes from the park!

My family absolutely loved our stay at the ranch!! Julia was so accommodating and the perfect host, we had the pleasure to met her and learn about her property, family and the area. Julia steered us in the right direction for dinner just down the road. We had everything we needed for our 2 night stay. Wish we could have stayed longer. Our kids loved the horse on property and walking down to the river to wade in the water after a long day in the park. Everything about our stay was positive! We would stay here again and recommend to our family and friends!

Anniversary Weekend

The owner of the property, Julia, is an absolute jewel. She made sure everything was perfect for us and even brought us cake for our anniversary.❤️Our anniversary weekend was fabulous with time spent fishing and reading down by the river and also relaxing at the house. We really didn’t want to leave. So peaceful!!!

Not all bad-Refund was quick

We arrived and we knew it was going to be hot but the description said it was air conditioned and it had a pool. No pool and both window unit air conditioners were not working properly. With 110 outside and 93 inside we knew we couldn't stay here. The river was nice but you had to walk by a green mosquito infested pond to get there. Yes there is a horse on property along with a lot of droppings! I would not recommend staying here.

Short drive to the National Park

Quiet property. Home is roomy and had comfy king beds. We didn’t spend a lot time in house as we tried to fill our days with trips into the park, but when we’re were, it was comfortable.

Beautiful base to explore Sequoia National Park!

We spent a wonderful 4 nights and loved every minute. Julia made us feel so welcome, and our kids loved loved LOVED splashing in the river and feeding the horses! Absolutely peaceful and relaxing location and all of the little details were so thoughtfully taken care of. We cannot wait to come back!

Wonderful quiet getaway

First of all, Julia, the owner is just an incredibly wonderful person. She went above and beyond in making sure our stay was comfortable, relaxing, and that all of our needs were met throughout our stay. The property was absolutely amazing, we got to fully experience day to day ranch life along with all the comfortable amenities of a resort. After a very peaceful night's sleep, we were able to wake up every morning to be greeted by Bobby, the resident horse, as we made our way down to reflect by the river with our morning coffee. After making the short drive to spend the day at Sequioa NP hiking, we were able to return back and soak our sore muscles in the soothing jacuzzi before turning in for the night. Thank you so much Julia, for being such an amazing person and sharing all of your life experiences as well as your beautiful property with us. We truly look forward to coming back again in the future.

Great escape!

After camping in the park for a couple days, we ended our trip with a few nights at the ranch. The A/C was appreciated, the river was beautiful and cool, and we loved giving the horses their treats. Thanks Juli for the great advice on things to do and places to eat. You were so helpful!

Nice Place to Stay Outside National Park

We stayed in the House that did not have any rooms, but did have two king sized beds. The bathroom and kitchen are a little outdated, but serviceable. There are two other units that share this property. The property includes a private access to the river which is really nice.

Fun Property!

We loved our stay at this property. The house was nice and clean, the horses were great fun and the river access was nice as well. We had no cell phone service in the area and didn't find the wifi signal on the property, but we were ok with being disconnected for a few days! Would stay there again if we return to the area. We never heard from or saw the property manager, but we also did not have any issues or needed to be in contact, so all was good.

Amazing!

We loved staying with Julia. She went above and beyond to make our long-weekend stay comfortable and memorable. She gave us very helpful recomendations before we arrived, and she was very quick to respond with any questions we nad. We travel a lot, and this was the first stay that cheked all the boxes for our family needs.Our kids fell in love with the beautiful horses! This place is fantastic and we can not wait to go back there again. Loved loved loved it!

Slice of paradise!

We couldn’t have loved our stay here anymore! It truly is a slice of paradise and Juli is an amazing hostess. I am really glad we chose this house instead of a hotel. It was the perfect amount of space to spread out for my husband and I and our two teens during our recent trip to Sequoia. The location is only 12 minutes or so from the park entrance! We even went on a whitewater rafting trip and ended up in Juli’s backyard. Three Rivers is a small town with lovely people. Juli was there for our checkin and provided us with a nice basket of treats for us and the resident horse :) She gave suggestions on where to shop and things to do. We loved our daily visits with Robbie and our nightly soaks in the hot tub as well as our backyard fire pit. Hot tub towels and firewood were both provided which was super nice. The house was equipped very well and the beds were super comfy. My only suggestion would be to add a hair dryer to the bathroom. I would recommend this place 100%. Thanks Juli for the great stay!

Very well appointed

The amenities and attention to detail are outstanding. Three examples, I had a big cooler but needed a smaller one for a drive, a playmate cooler was at the property. I needed scissors to cut mole skin they had one in a utility drawer. I needed a bandaid they had an emergency medical kit. The kitchen was fully appointed. It exceeded my expectations.

Perfect for Privacy

Loved our stay! It has a private jacuzzi and our little apartment/cottage had a full kitchen, which was nice. I loved the private beach for the property where the kids could swim in the river. That was one of our favorite parts! It happened to be nearly 100 degrees when we stayed. The air conditioners did not work, so it was very, very hot. It was too hot to use the fire pit or jacuzzi, but they were available. I am not sure they advertised air or not, but that was the only hard part was at night when you are trying to sleep it was really hot. The other is that they do not have a pool. I think to be more accurate they just need to clarify no pool, but a private river-side beach which is WAY MORE AWESOME! My only other recommendation is to offer more notes on where to eat and things to do when you are not in the park. They had a brochure there for white water rafting and we did that, and it was SO FUN! I wanted more stuff like that :). I will hope to be back if we go to that area again. Well worth it! Highly, highly recommend it to anyone! We hope to bring a group of friends so we can just rent the entire property for a weekend and do a big group thing. It's so perfect for that! You have just enough area that is private and a great shared space for small groups. Loved it!

Very disappointing

This all comes down to poor communication. Part of it was my fault, but part was definitely the fault of the owner and her representative. If we were given a better description of the likelihood that there was no water in the creek (they call it a river, but I think a creek is more fitting), or that it would not really be practical to swim in that part of the river even if there was water, we would have never booked the place. We were not interested in driving two miles to their other property to swim since there would be no place to change or use a bathroom there with other people renting those houses. When we first arrived and saw the situation we let the rep Dena know about our concerns. She passed the message on to the owner Julie. Julie left a voice mail saying she would gladly refund us for our payment. I left a voice mail back with Julie thanking her for her kindness and asking her to clarify what the process would be. I made it clear that we intended to stay for 2 of our 3 nights, but leave a day early since we could not enjoy swimming as expected. Since there is no cell service or wifi at the house we had to wait for Julie to call us on the house phone land line (it could not call her because there is no long distance service). Julie had also spoken with my wife and said she would call back on the land line later that evening. She never called, but we were not too concerned because we had Julie's word that she would refund our money. After the 2nd day we started packing up as planned and we got a call from Julie letting us know that her husband had convinced her they should not give our money back. By this time we were half way packed up and mentally committed to leaving so we still left the next day and had to forfeit what I consider a lot of mone for that last day. I'm disappointed that we were not given an accurate representation of the property, and even more disappointed that we were told we could get a refund and then have that offer was rescinded. Aside from these disappointments you may find the house a good option. It is very charming and roomy. It could be a fun place to stay if you do not want to swim in the adjacent river/creek and don't need any kind of internet or laundry. I'm just saying come with the right expectations and you may have a pleasant stay. Julie is very sweet, and I think if it was just up to her she would have refunded our money. For us, this last leg of our vacation was a big bummer.

This is where I raised my family. My children grew up exploring the mountain trails and creating new trails of their own. They learned to swim and fish in this river. They would build forts and camp near the river in their tents. They still tell stories of the campfires and s'mores they enjoyed for so many years. This is where my children learned to ride their horses, where they learned responsibility and creativity. Now our children bring our grandchildren here to create those same memories for them. We are so proud to have three generations enjoying this beautiful ranch on the river.
My husband is a hard worker who is a long time member of Cowboy Culture Club. We are both board members the Backcountry Horseman's of California. The BCHC is a non-profit organization made up of individuals who are dedicated to conserving backcountry wilderness and protecting stock users' historic use of wilderness trails and forage. We are dedicated to keeping all public lands open to the public. We proudly sit on thier board of directors.
My husband loves to saddle up his horses and pack his mules to take supplies to the stations deep in the forest. We spend a lot of our time volunteering to help clean up and improve our local lands and ranches. We want to make sure our children, grandchildren, friends and neighbors are able to enjoy nature the way we have. When you stay with us you are not just a room number in a commercial establishment, you are truly a guest in our HOME and we take that personally!

Why they chose this property

Our property is unique in many ways. We are centrally located between Lake Kaweah and Sequoia National Park. Lake Kaweah is 1.2 miles SW of our property. Here you can enjoy many water sports and family activities. The marina offers house boat and water bike rentals. Just a few miles NE of our property you are at the entrance of the amazing Sequoia National Park. Sequoia is one of California's most spectacular treasures. Nowhere else is the Sierra so high. Nowhere else are the canyons so rugged and deep. And nowhere else does the Sierra rise so steeply from the west.
Here you'll find giant trees and great canyons. The scale is grand; the park rises from 1,300 feet to 14,494 feet (at the summit of Mt. Whitney, highest point in the lower 48 states). Speaking of superlatives, here you’ll also find the largest tree on the planet (the epic General Sherman Tree), by some measures the country's deepest canyon (Kings Canyon), and the second-largest road-free wilderness area in the United States. And under it all, hundreds of marble caves and caverns, many teeming with rare plants and animals.
The bottom-to-tip topography means dramatic changes in scenery, diverse plants and animals, steep roads and trails, and snowmelt-fed rivers racing down from mountain peaks.
Our family favorites at the park include the Crystal Caves and the General Sherman Tree. These are a couple of the 'must see attractions' when you visit.
If golf intrest you, the Three Rivers Golf Course is less than 1 mile NE of us. All of these attractions are located off of Sierra Drive (Hwy 198).
On your way to the park, you can stop at the famous Reimer's Candy & Gifts for some delicious homemade ice cream. Enjoy an elegant dinner at The Gateway Restaurant. They offer great food and friendly service with wonderful views.
Looking for adventure? Try white water rafting or horseback riding. There are many trails for exploring and hiking. There is truly something for everyone here.
