Beach Get Away

Overall, the trip was great! The house was very nice but did have a lot of stairs. The basement apartment was separate from the main part of the house and one of the bed rooms in the basement did not cool well. Other than that, the house was great! We would stay there again.

False advertisement

The property itself was great for a large group EXCEPT for the advertisement that this includes BEACH ACCESS. Technically, it allows you beach access, but only to the neighbors' beachfront property/beach. They are not willing to let you use THEIR beach. After a very lengthy conversation with the neighbor, she allowed us to use HER beach - a small corner for the 15 of us (5 young grandchildren and 10 adults). Granted this is within her right, but the false advertisement by property listing is deceitful. Additionally we were subjected to about 90 minutes of the neighbor's monologue describing the legal situation regarding the beach and were showed a binder of her legal dealings with the county of Walton. I wish I was making this up, but we were even showed an official survey report the second day of our stay. Bottom line -- the listing is not as advertised. Expect to walk to the public beach if you are staying here - a 7 minute walk without beach gear. We were told by the neighbor that this property owner/management are well aware of this situation. This is reflected in our rating of the property.

Overall, I do not recommend this vacation rental. Reviewer Comments: For the amount of people we had, the hot water was not sufficient.We were never told about the beach behind our house was private. We would have to walk along the water line and find a public beach.Our code changed at 930 locking my daughter out of the downstairs apartment, trying to find someone to help us on Jan 1, was not easy.

SO close to beach access

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was great for our extended family of 10 adults and 8 children ... plenty of bed space. It was challenging to go up and down so many stairs, but we made it work. I might suggest offering at least one baby gate (I have one in my home that detaches easily if not needed) for safety. The pool wasn't used (October) but if not for the extra charge for heating it, we would have enjoyed it. Also you might change the pool lights at night to something other than red ... looked odd. Easy access to the beach which was great, but designated chairs on the sand (like the two adjacent houses had) would have been great. Most of us flew in and couldn't bring beach equipment (although available for rent nearby). The large kitchen table held us all, but there wasn't much prep area without an island. Might need a larger sectional sofa to accommodate the number of people that the house holds. Just a few suggestions, as overall the house suited the needs of 18.

A great stay with just a few small inconveniences

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall, the property is perfectly situated with direct beach access and plenty of parking. The bedrooms were all comfortable and spacious. The living and dining area were both excellent for our family. The private pool was a good size and an excellent amenity to the property. The rooftop area was fantastic with an amazing view; great for enjoying time with family at the end of the day. There were only a few *minor* inconveniences that we ran into.First, the In-Law Suite on the ground floor is not accessible from anywhere inside the house. You have to exit the front door on the second floor, then walk down the stairs and walk to the side of the house to enter the suite. A staircase inside the house would be ideal.Next, the primary kitchen could benefit from more countertop space. Without that (perhaps with an island), food prep for a large family of 8 adults and 7 children is somewhat challenging. However, the dining table is more than adequate.The placement of the refrigerator prevents the freezer door from being completely opened - it hits the wall and can only open halfway. Also, both the refrigerator and dishwasher show signs of wear/age and that they may need to be replaced soon. General food storage options in the kitchen were extremely limited. More open storage options (empty cabinets, etc) would be a great addition.Again, these really proved to be minor inconveniences rather than issues and in no way made our stay any less enjoyable than it was.

Being just one house off the beach made it easy to go back-and-forth from the house to the beach. The beach was not crowded and there was plenty of room to spread out. The main kitchen had a huge dining table with multiple chairs. There is a balcony to sit outside on the second and third floors but the most impressive thing about the house was the rooftop. Although not directly on the beach, the view from the rooftop was second to none. There was plenty of room for all 17 of us to gather for dinner with a grill, TV, and a couple of refrigerators on the rooftop. The full moon over the ocean on our first night was beautiful. The swimming pool was also great with lots of room. The gate to the pool locked in a manner that small children could not wander into the pool area without an adult. Very Nice, except…

The view was exceptional. The location near the beach was excellent. The rooftop deck was fun. The heated pool was great every afternoon. There were plenty of dishes, pots and pans , glasses and kitchen appliances ( crockpot, toaster, 2 kinds of coffee pots and a blender). Beds were comfortable. The mother-in-law suite was completely separate from the rest of the house so the family members staying there felt a little bit separated from family activities at times. We were pleasantly surprised to find a high chair and 2 baby gates in the upstairs closet. We wished there were nicer beach chairs and sand toys for the kids. While these items were not listed as being provided, previous occupants had left some which was nice but some of the chairs were rusted and sand pails had holes in them. Our main issue was bugs. The Palmetto bugs greeted us each day in our shower and in the kitchen. The management was quick to respond to our calls and did come and spray in the kitchen one day. But the bugs returned everyday following the spraying which leads us to wonder about the cleanliness.

Awesome location and very neat property

20 of us stayed during Christmas vacation and everyone enjoyed the stay. Beach is awesome, property is very clean. Checkin n checkout process is very easy. I got very prompt responses for my enquiries. Not able to use the pool due low temperatures during the stay.

7 grands under 7, family blast trip!

Great beach access and pool was perfect for early morning swims and late afternoon. Was not aware that the downstairs apartment was not accessible to main house but did provide an entire different kitchen and den to spread out. We would absolutely go back.

Family Vacay for 10

Great experience! Beautiful home. Upon arrival we realized that the bottom floor of the house was detached from the rest of the house with a separate entrance. So our grandchildren had to separate for bedtime:( we made out but were disappointed we couldn’t all be together. Will pay closer attention to discription next time.

Rude management company

The house itself had many problems.. broken vacuum, roaches, dirty couch cushions, etc. But worst of all was the management company who were unwilling to assist with anything. We had a very bad leak in between floors and they were so unresponsive other than to just tell us not to use a particular bathroom which made it nearly impossible to be there because then 3 families had to share one bathroom. They did not communicate updates. Also, when we called them, they were so rude and condescending over the phone and not at all understanding. My cousin with her toddler son also had a confrontation with them at check in where they were yelling at her for asking to leave their stuff at the house 2 hours early since it was raining and they had arrived early. When we finally did all arrive, we noticed the house was filthy with no working vacuum. We had to wash the cushion covers because they were gross. Also, another thing to consider is that the noise from walking around on the floor above is so loud don’t expect to sleep through it.

Summer vacation

Overall, I do not recommend this vacation rental. Reviewer Comments: The house is located in a great area. Right down the street from the heart of Seaside. The beach access is great and private and so close to the house. We were very pleased with the pool. It’s one of the biggest pools we have had in any rental on 30a. We also were pleased with the amount of parking at this rental. Negatives- the house is VERY dirty. Every baseboard and molding is caked with dust and sand. All corners of the bathrooms are also packed with dust and sand. They could stand to hire a deep cleaning company and REALLY clean!!!! The size of the kitchen was misleading from the pictures. It was very small. We did enjoy the large kitchen table however. The kitchen drawers are a mess and need to be sorted through and organized. The bottom floor is misleading as it is basically a private apartment that is totally separate from the rest of the house. This area includes one of the main king bedrooms and bunk rooms. You have to go through a locked door and outside and up the outside stairs to access the rest of the main house. Overall the house just needs to be deep cleaned!!!

Great (for the most part)

Great location with private beach access. You could probably park about 10 vehicles in the driveway. Good pool. Blue Swell was easy to communicate with and was very responsive. We would rent again if several small items were addressed. Killed 3 roaches in house, no shelves in the upstairs refrigerator door, one burner didn't work on upstairs stove, no tub in "primary suite" on 2nd floor as advertised (tub is in the shared hall bathroom), very low water pressure for kitchen sink and all showers except 2nd floor primary suite, beach access stairs detached from main support midway down on beach side making stairs a bit wobbly, poolside table with umbrella is missing the glass top, rug on bottom floor was curled up on edge the entire length making a tripping hazard. All this is to be expected I guess for a place that is heavily used, but a little maintenance could remedy all. Everyone in our group said it was the best trip ever, so we did really enjoy the stay. The roof top deck (and 2 other deck/porches) has incredible views and a huge gas grill (no matches needed). High end chairs too with seating for everyone. Kids spent a lot of time in the pool and loved it. Don't buy beach toys or body boards as there are 2 huge storage bins full of stuff, including a couple of beach chairs and a skimboard. 2 washers and dryers were nice. Sleeps 22 but 8 of those would be small kids on the lower 4 full size bunk beds. TV had Disney+ and I think Amazon Prime or Netflix (not our account). Wifi worked great, even with 10 or more people playing games etc. We got lucky and were able to check in at 4 but you could have to wait until 7 pm to check in. Very timely communication with Blue Swell to let us know we could check in at 4 (and thus go ahead and buy groceries).

Overall a great stay

The house was great for our group needs. I had been notified that the dishwasher needed to be replaced, which was fine, but that meant we didn’t have water or some electric for several hours after checking in. Paid to have the pool heated only to find out they set it at 69 degrees so it wasn’t doing anything. Luckily my husband figured out how to change the setting. The front door of the main house wouldn’t securely lock and a vacuum would’ve been helpful to clean up after the beach. Other than that we had great communication from the management company and the house couldn’t have been in a better location! Would stay again and recommend!

Above It All - October 2021

Highlight of the property is the beach access and the roof top deck. We ate most family dinners on the roof top deck enjoying the amazing view and ocean breezes (few bugs up there!). Deck is nicely appointed with quality furniture and a great gas-plumbed grill (no tanks to fool with!), and a working TV. All the step climbing kept the weight gain from a typical vacation eating/drinking to a minimum.....there are lots of them, so don't recommend this property to those with physical mobility challenges. Plenty of parking and a very nice, sun splashed pool for the kids, although we never found the switch for the pool lights and the management company never responded to our email asking its whereabouts. The 4 refrigerators on the property (2 small ones on the upper deck used primarily for beverages) provide plenty of storage, but the oddity is the lack of a pantry in the main kitchen area, so your non-refrigerated groceries have to sit on the table, floor, or countertop area (limited countertop space is available). Two sets of washer/dryer was great for the size of our group. We had issues with refrigerator in main kitchen missing door shelves and the rack in the dishwasher needing to be replaced, but the management company is aware of them and said parts are on order.....good for future guests, but not us. Note: our previous beach properties in the same area have always included daily set up of chairs/umbrellas on the beach @ no-charge. This property does not include that amenity in the cost, so be prepared to pay extra bucks for that if you want them (depending how many you want, it'll cost you $400-$700 for the week). Would we return to this property? Yes - I'd give it an overall rating of 9 out of 10 (no property is a perfect 10!)

Beautiful 30A vacation spot!

Our stay was a Bachelorette celebration for my sister’s upcoming wedding that we thoroughly enjoyed! Gorgeous home that comfortably accommodated our large group. The pool and beach access was lovely and parking was more than adequate (we had 7 cars parked easily). Be mindful that the stairs are plentiful and steep- they gave us all a workout! The property management company was a little hard to get a hold of for questions prior to our stay, but once we were there, they were easy to communicate with via text. Wouldn’t hesitate to stay at this beautiful home again! Thank you for a great long weekend!

Girls weekend at the beach

The property managers were very attentive and quick to respond to any questions we had! YES there is a lot of stairs, however- it’s well worth it. This home is beautiful, the pool is perfect and the beach view is fantastic. We felt no need to leave the property all weekend! We are totally satisfied and considering coming back next year! (It doesn’t hurt that the stairs count as a workout through the weekend of snacking and indulging!!)
