This traditional cottage has been beautifully restored to a very high standard; bright & stylishly furnished with an open plan kitchen/living area with underfloor heating. The open plan area comprises a well equipped kitchen with integrated appliances, comfortable dining and additional seating in the glass extension to catch the morning sun with a coffee from the Nespresso machine. The living area has comfortable seating, a flat screen TV and a well-stocked wood burning stove.
The bedrooms are both ensuite; the master having a roll top bath in the bathroom. A door from the twin room leads onto a patio with a cafe style table & chairs perfect for morning coffee. A separate outhouse is provided as a perfect wet kit boot room. There is a stainless steel sink, washing machine, tumble drier and overhead pulley for drying clothes.
In addition to two laid lawn areas to the front of the cottage there are two separate decking areas for al fresco dining and BBQs. Deck chairs are also provided to relax and enjoy the outdoors.
At Dupplin Estate safety is our number one priority. We are taking all the steps possible to ensure your safety when you stay with us. Properties are left vacant for 72hrs between stays and we have invested in a fogging machine to safely disinfect the property in addition to our new Covid-19 cleaning protocols. We are a member of the Scottish Association of Self Caterers who have been instrumental in producing the new strict 2-stage (Clean & Disinfect) cleaning protocols which we have adopted. During the height of the pandemic, we offered free Medical stays to support doctors and nurses who needed an emergency base. We had to abide by incredibly strict cleaning protocols and as a result we feel confident that we can provide you with a safe environment for you to relax in. All of our cleaning and admin staff have undertaken the Landlord’s Little Helper Covid-19 Holiday Let Cleaning course. This together with our own COVID-19 cleaning checklists and risk assessments allow us to reassure you that safety is the number one priority for anyone staying at Dupplin Estate. We take this responsibility seriously both for you and also for our staff and community. We have invested in additional PPE, hand sanitiser, disinfectants specifically for COVID-19 and a fogging machine for use between stays to ensure the property is fully disinfected. This uses a food safe chemical and poses no risk but allows us to ensure we can guarantee a thorough disinfection of the property. We will continue to keep a close eye on government guidelines and changes to cleaning protocols as more research is done into Covid-19. Some of the lovely soft furnishings which add to the atmosphere in our cottages have sadly had to be removed (until we have a vaccine) so please forgive us if it is not as ‘pretty’ as it looks in some of the photographs. We have some books in the property, but the pages have not been cleaned on every stay (our 72hr vacancy between stays should deal with this). The guest information folder is cleaned between stays. There is disinfectant and hand sanitiser under the sink if you need it at any stage during your stay. We usually provide canisters of coffee, tea and sugar. We have now switched to sachets which are not reused for the next guest if you don’t use them. As part of our commitment to the environment we used to use refillable products from Scottish Fine Soaps in the bathrooms. We have replaced these with smaller single use bottles (any not used are not recycled to the next guests).

Lovely place, great accommodation, heated floors and towel warmers, quiet, ample parking, great places to eat. The wood stove kept us toasty. Hope to stay here again sometime.
This cottage was warm and welcoming from the moment we unlocked the door. We stayed 4 nights but wished we had booked more. From the heated floors to the soaking tub and the beautiful walk to the river everything was 5 stars.
Earn River Cottage was our home away from home for 10 glorious days. The location is ideal for exploring the area. Nearby Gloagburn Farm Shop and Kirkstyle Inn for dining were just a few of our favourites. The cottage is very well appointed, and the welcome basket was a real treat. We will be returning very soon.
Four of us (2 adults and 2 teenagers) were lucky to stay in this cottage for a week.

The cottage itself leaves nothing to be desired. The kitchen is very well equipped and the rooms are lovingly furnished.
The Earn River is accessible via a private entrance.
Due to its location, Perth can be reached in 5-10 minutes. Cities such as Edinburgh or Glasgow can also be reached within an hour.
Nature and hiking areas can also be reached quickly and easily.
The house exceeded our expectations and helped us to relax and calm down.

A wonderful property to stay in for a holiday. Warm, welcoming, comfortable, spotless, quiet with a terrific outlook onto woods and fields. Lovely welcome pack on arrival, clear instructions for appliances and the well stocked wood burner. We loved listening to the many birds, spotted red squirrel and deer and all from the inspired front conservatory! We experienced sun hot enough to lie out in, rain, wind and even snow on the last day. Excellently positioned for visiting other towns and the local pub, 10 minutes away, was a delight. We will definitely book again, hopefully in a different season to witness the trees in leaf.
We've previously stayed in their larger property a few miles away and had a fantastic time. This time didn't disappoint either. Their standards are impeccable, I defy anyone to stay there and say there was something the owners hadn't thought of because we couldn't think of anything. The treats there on arrival are a lovely touch, cleanliness 1st rate, fantastic open plan living, very comfortable beds and country living but with Perth only 10 minutes drive away. As my heading says, just superb and we will be booking again for next year!
There are not enough superlatives to describle this house - and it is a large 2 bedroom, 2 bathroom house - not a cottage. It is well laid out, fully-equipped and clearly fits in a "superior" category - no wonder it has won awards. It is in a private, peaceful location and there is a short bushland path to your own isolated picnic table on the banks of the Earn River. The property description and photos are accurate but cannot convey how nice this place is. In the country but close to Perth, with both a large Tesco and well equipped farm shop/cafe 10 minutes away. There is also a quaint country pub within a short drive. The beds are excellent. Donryn is a great host and responds promptly. Highly recommended.
Really nice cottage off the beaten track near Perth. We found it a great home base for our visits e.g. to Stirling, Edinburgh and Aberfeldy. The cottage is very well equipped - nothing we were missing. The hosts were very friendly and responsive as well. Definitely recommended.
We had such an amazing stay at Earn Cottage. The accommodations were just perfect and really enjoyed the claw tub for a soothing bath. The property is great and we took a few strolls. It was so nice to see the baby sheep as we drove into the property and even had a local pheasant pecking at the window to say hello. Did a lot of day trips so it was convenient. Would definitely come back for another stay. thanks again
We have stayed also at Blairbell on the same estate. Absolutely loved our stay. The cottage is immaculate and lots of nice touches like coffee machine, welcome hamper. We will be back, no doubt.
Absolutely excellent stay at Earn River Cottage. Has a real 'boutique' feel - high quality finish and furnishings and the kitchen is equipped with everything you could possibly need. Everywhere is spotlessly clean and bedding'/towels etc lovely and fresh. Sitting area is very comfortable and the glass sunroom is a really nice space that brings the outside in - so you can still appreciate the surroundings even if the weather turns. Cottage always felt warm and cosy with the underfloor heating - we didn't need to use the log burner but a fabulous feature for colder months. It is a very peaceful location, no noise or immediate neighbours to bother you - but only a 10 min drive into Perth. Lots of nice outside space to enjoy and again fully equipped for all your needs. If you do need to contact the hosts they are quick to respond and exceptionally helpful. All round this is a fabulous cottage - and definitely deserving of its 5 star rating.
The location of the cottage is fabulous, surrounded by trees and fields, a stone's throw away from the River Earn, yet within 10 minutes from the heart of Perth. This enabled us to take advantage of excellent walks throughout the extensive Dupplin estate and also explore the history, culture and cuisine of the city of Perth.
The cottage itself is a home from home, bright and cosy with excellent facilities. We especially enjoyed the powerful shower, log burner and well considered outdoor seating areas.
The cottage provided an excellent base for visiting, Scone, Glamis, the Discovery Centre and V&A in Dundee and the Royal Yacht Britannia in Leith.
We really enjoyed our stay. Highly recommended.
Fabulous cottage near Perth with lots yo see and do. Park and ride is 10 minutes away as is a large tesco and restaurants. Peaceful walks around d the cottage are amazing as is the scenery. Great visit
We thoroughly enjoyed our stay here. The location was convenient to Perth yet secluded and peaceful. The hosts really thought of everything to make our stay comfortable. We would not hesitate to return.
Wow! What a fabulous cottage and surrounding outdoor space! The cottage is beautifully and tastefully decorated throughout. The living area is spacious and light and is very well equipped with everything you need to make your stay comfortable and relaxing. Both bedrooms are lovely, again adding to your comfort and relaxation. The outside space is fantastic and our only disappointment is that we didn’t get the chance to use the beautiful picnic hamper that was provided. There’s always next time! The hosts were very responsive to any queries I had. An excellent experience all round.
A wonderful house. Everything was super comfortable, even down to providing towelling robes and slippers. A small problem with the heating was solved very quickly, by the estate's charming local plumber. Contacts were very easy.
The photos of the outside did not do it justice as it was an attractive place to sit out in - just a shame the weather didn't encourags it for too long. A pleasant little stroll down to the river, but fast narrow roads made walking further afield less attractive. But it was easy to drive into Perth and to the surrounding area.
