'Sanibel' is a high-specification holiday home which is well planned and tastefully decorated with many homely touches. It boasts wonderful sea views over the Taw and Torridge confluence, Crow Point and onto the sea beyond.
Ground floor: Beautiful open plan lounge/diner and kitchen with lovely estuary views. Utility room with washing machine and tumble dryer, pretty cloakroom, and access to small courtyard where there is seating and a bbq.
First floor: 1 x small double bedroom, 1 x bathroom with bath and shower cubicle, 1x super king bedroom with en suite.
Second floor: 1x king size bedroom with en suite.
The rustic poser table seats 8. There are wine glasses in the light fitting above your head for convenience! It is the perfect setting for fondue and raclette evenings (both of which are provided)
Enjoy the 50" Smart TV in the lounge, pop the fairy lights on for a cosy night in.
Fast wifi is installed for when you need to use your laptop or browse on your phone.
In the trunks in the lounge there are leaflets for days out, a selection of books and a selection of games including playing cards.
Crab lines and buckets are there to use.
There is a warm shower for your dogs in the small courtyard. There are also dog towels and a dog hairdryer. We do ask that dogs are kept off the beds please and obviously must be house trained. Although we love dogs the house may not be suited for large breeds or two large ish dogs together - please enquire. Thanks!
Although small, there is a cosy bbq area (with bbq) with table, chairs and fairy lights in the top courtyard area. It's south facing and a real suntrap!

We really enjoyed our stay, the house is lovely & very comfortable with everything you need for a lovely relaxing holiday. We were really lucky with the weather & the view from the front of the house is gorgeous
Sanibel is a beautiful home from home. It has a great view of the estuary and sea and has everything you could wish for to make a special holiday - we even had sunny, warm weather, yay! Thank you so much Viv for the very welcome treats that you left for us, they were delicious! There are some lovely walks, including walking to The Burrows across the beach. We would highly recommend The Royal George for Sunday lunch and The Royal Plaice for fish and chips. Viv was extremely helpful and friendly to deal with and answered any queries promptly. We hope to visit this gorgeous property in this lovely spot again and have already recommended it to friends. Many thanks.

We absolutely loved Sanibel. It's very comfortable and well equipped. The position is perfect, giving easy access to everything in Appledore, and we loved the views. It was spotlessly clean on arrival, and Viv provided detailed notes to help us gain access. She also left the most fantastic goodies on arrival; it really made us feel very welcome. We'd love to stay again.

We're on our way home from spending two weeks in Sanibel and it was such a lovely place to stay. We have never stayed anywhere else so well equipped and it felt so homely and comfortable. The property is obviously well loved by the owners. Appledore is a friendly, chilled out village and Sanibel has great views overlooking the estuary. Parking could be an issue if you're bothered about that sort of thing but we managed to park nearby most days and we were given a lot of information about where to park from Viv, the owner. Infact, Viv gave us information about everything! We arrived to treats for us humans and our dog was catered for with doggy treats too. The only drawback about staying at Sanibel was having to leave.
This property is absolutely perfect! The house is immaculately presented with so many personal, lovely touches from the owner. Before staying Viv provided recommendations for local restaurants and all lived up to our expectations.
The house has spectacular views and is in a lovely location in Appledore. I would definitely recommend this property to friends and family and will hopefully be back myself too.

The house was absolutely immaculate, with lovely decor. It was spacious and had everything we could possibly need. It is even nicer than the photos. It felt like home.

There are a few pubs and restaurants in Appledore. We would recommend the Seagate and the flame factory and also a new restaurant, The Yard. The Boathouse in Instow is also lovely. The Beaver Inn is nice for an outside drink.

We have stayed in many places in Appledore over the last 10 years. Treat yourself to a stay here: it's worth it. Everything thought of. Fresh and clean after a great refurbishment. Just a pity the weather let us down.

What a lovely, relaxing week we've had in Appledore at Sanibel!
A warm welcome (including wine!) awaits in this perfectly located, super clean cottage, which has been so beautifully renovated, decorated and very thoughtfully equipped.
We felt right at home and loved waking up in our huge comfy bed to those stunning views.
Appledore is just charming, picturesque and friendly with plently of lovely places to eat and drink (We felt safe but very relaxed as everyone follows the covid 19 guidlines). As well as being a great base to explore North Devon and beyond, we loved the local nature walks on the beach and the Burrows towards Westward Ho!
Many thanks to a super landlady Viv, who couldn't be more helpful. I guess we'll just have to come back, as we didn't chance to use the fondue!
Had an amazing few days in Appledore. Viv the owner was extremely helpful. The house itself, was stunning. Great views across the estuary to Instow. Spotlessly clean and the beds were very comfy. Extremely well equipped, and the welcome gifts were a lovely touch. I would highly recommend a visit.
I've stayed in dozens of accommodation in Appledore over the years. This was the LOVELIEST SMELLING house I have stayed in. All bathrooms, all rooms... their cleaner deserves a pay rise... on arrival lovely bottle of wine, shortbread and box of chocolates were waiting for us... we ate the chocs, but thanks for the lovely gift. We didn't cook, but we noticed that every utensil known to man, is available.
Lovely idea, there is a wine rack, which you can help yourself to, you just have to replace them if you use any.
Highly recommend this accommodation, you won't be disappointed.
The property was beautfully decorated and furnished to a high standard while maintaining a level of comfort and restfulness. Everything was provided and the welcome gift was indeed most welcome and appreciated. The situation overlooking the river is breathtaking and is a very short stroll in to town. There are many brochures at the property which inform you of what is available in the area together with a comprehensive range of games suitable for all ages. We had no problems with parking, managing to park outside or just around the corner most days - and we had 2 cars. When we did have to use the nearbycarpark it was never full and the charge of 3GPB for 24 hours is exceedingly good value. We found the locals to be most helpful and friendly - one elderly gentleman even offered to drive me from the car park to the house with my shopping! We would certainly stay here again and would recommend it without reservation.
Let me start by confessing to being a cleanliness freak. I have dogs but hate staying in places that allow dogs as I usually find evidence of past guests! Nothing could be further from this in Sanibel - there is no evidence of dogs, humans... even spiders in the property and I confess that I have cleaning product envy as I thought I had the biggest stash in the UK. The place is immaculate.
Communication with the owner is fantastic and the house has everything you could wish for - the kitchen is well equipped, the bathrooms are to die for and the fixtures and fittings are new and top notch.
Couple all of this with the area, which has some fantastic walks, great places to eat and there are wonderful views from the house. On an evening, sitting on a bench on the green with a glass of wine, watching the coming and goings was wonderful.
I loved it so much, I booked for next year on day 2 of our holiday, worried that others may beat me to it. Give it a try!

We had an amazing trip to Appledore. Our host was always in communication with us and making sure we had everything we needed. The house is amazing, a real home from home with everything you need, very spacious and warm. Appledore is a lovely place to visit, lots of great dog walks and great places to eat. I would highly recommend staying in this lovely house any time of the year and we hope to be back very soon.
The cottage was beautifully decorated and was really well equipped so easy to stay in and cook if you so desire. The position is excellent and we were lucky with parking too.
We loved the decor and the quality of the bed linen and towels etc. My only comment would be that it would have been good to have bedside lamps in the bedrooms for reading without having to get out of bed to turn the light off. A minor point I know and it certainly didn't affect out stay. Would definitely recommend this lovely cottage and would stay there again. Thank you!
We loved our week-long stay at Sanibel with our three kids (9,7 & 3). The house was beautiful, spotless throughout, and perfectly positioned. Being able to wake up each morning, sit in bed and look out over the river was a real treat. Appledore is a beautiful village with a lovely sense of community. Our highlights were cycling on the Tarka trail from Bideford to Barnstaple, wandering through the streets, taking the ferry to Instow, walking out over the Burrows, and in the evening chocolate fondue and movie nights. A lovely stay.
