Welcome, and thank you for looking!

I’m a professional host offering four bright and spacious rooms in my charming Victorian terrace home, set on a quiet residential road just off vibrant Lewes Road.

This listing is for a stylish double room that shares a large, luxury bathroom (with separate bath and shower) with just one other room—though when that room isn't booked, the bathroom is yours to enjoy privately. There's also an additional cloakroom nearby for added convenience.

The room is freshly decorated in calm neutral tones and features a brand new double bed with memory foam mattress, wardrobe, bedside storage, tea and coffee facilities, hairdryer, a 42" smart TV, and fluffy towels to make your stay extra comfortable.

You’ll receive your own key and fob for flexible access throughout your stay. A self-serve continental breakfast is included, available in the kitchen/diner—offering cereals, yogurts, cheeses, jams, toast, juice, tea, and coffee. On your departure day, breakfast is available before 11am.

Located just a 3-minute walk from Lewes Road’s cafés, shops, and bus routes, the house is also just a 15-minute stroll from Brighton’s famous Lanes, beach, and top attractions. After a day exploring, unwind in our secluded garden—also the designated smoking area.

Whether you're visiting solo, as a couple, with friends, or family, I’m happy to accommodate you for short or long stays. Discounts are available for extended bookings—please don’t hesitate to ask. The home is also ideal for parents visiting students nearby.

Please note:

There is a 2-night minimum stay on weekends; and

The house may not be suitable for children under the age of 3, as my two beautiful rescue cats are quite sensitive and easily stressed by high levels of activity and noise.

The property is even better than the photographs show.i had high expectations from the reviews and was very pleased . The hostess is very welcoming and has thought of everything to make her guests comfortable . I would certainly recommend this property .

A treat for my hubby for is birthday, house was stunning Babs was very welcoming and explained all we needed to know Need parking permit which you need to order when booking Well stocked kitchen which we could use anytime Parking in the town was a nightmare as it all done on your phone.. Babs the host was brilliant. Very welcoming & down to earth. Nice & clean rooms with comfortable beds, TV and clean towels. Large, modern kitchen & Bathroom Spacious living room with big screen hd TV and freeWiFi . All within walking distance to the Town Centre, Seafront & Brighton Pier. A nice place to stay.

FABULOUS PLACE TO STAY IN BRIGHTON

Babs was very welcoming and couldn't do enough for me and the other guests. The rooms are modern and comfortable and everything was spotlessly clean (always high on my wish list). Convenient location for the city centre and other attractions. Would definitely recommend to others and I will be booking again later in the year.

Quality accommodation

Babs is friendly and welcoming and can't do enough for her guests. Great choice for the serve-yourself breakfast. Very comfortable beds, quiet neighbourhood, not too far from bars and take-aways. I'll be staying with Babs again!

Just the ticket

I needed somewhere reasonably priced to stay while attending a course on the sea front. Babs B&B was great ... nice room and facilities and Babs is really lovely and helpful. I chose to walk into town each day (20mins) but there were buses a short walk away. All in all I’ll rebook next time I find myself heading to Brighton.

Had a great welcome when I arrived at the property with Babs greeting me with a cup of tea. The room was light and airy and I slept well on the comfortable bed. I had free roam of the house downstairs, bathroom had a lovely shower and breakfast was included in the price. Had a great stay.

Comfortable stay, great host

My stay in this house was short but I would return next time I need a place in Bath. Babs is a wonderful host who was able to work with me when my arrival time changed; she's very accommodating and I really appreciate it. The room itself was just what I needed, a room in a bigger house with other rooms for rent. My bathroom was large, with the kind of big shower I just love. There's a nice yard in the back, and the spacious communal kitchen is a perfect spot for a relaxing breakfast (food provided, too, which is a wonderful touch). Thanks, Babs!
