The villa provides every amentity for your Florida holiday, including free WiFi and U.S. phonecalls. It has four fully furnished bedrooms: a king-size master bedroom with en suite bathroom, walk in closet, TV and DVD; a queen size bedroom with en suite, closet and TV/DVD player; two twin bedrooms with TV/DVD players, closets (and a cot) and a third bathroom. The family area has internet TV (Sling TV and ROKU), DVDs, board games and books. There is a poolside lanai for outdoor dining and a formal family dining area inside. An extensively equipped kitchen enables a party of 8 to easily self-cater. The kitchen is next to a breakfast nook. The air conditioned games room (table tennis, Foosball and air hockey tables) also contains a laundry with washer, dryer and ironing facilities.

Well appointed villa; 25mins from Disney World

Villa has everything you need, in a safe neighborhood (gated). Good location for Disneyworld - took us approx 25mins to drive to the parks when we'd worked out how to avoid half the traffic on the 192 (head west on Oren Brown); probably quicker if you use Osceola Parkway toll road. Universal would be a bit longer. V comfortable villa, if looking a bit tired in places, but nothing to spoil the enjoyment at all. Pool was very refreshing in the August heat All in all, exactly what we were after for a Disney World- based holiday

Lovely villa at Lake Berkley

We enjoyed our stay at this villa very much. The location is excellent for Disney and outlet shopping. There is a Walmart only a two minute drive away so is great for getting in supplies. Lake Berkley is very secure with a gated entry. The villa itself is perfect for a holiday. It has a lovely pool which my grandson loved. The amenities in the villa were excellent with very comfortable beds and having three bathrooms was a bonus. The owners were brilliant to deal with and replied promptly to any emails sent. They even brought home something that my daughter had left behind in the villa and posted it to us! I would not hesitate in recommending the villa and would return to stay there the next time I visited Florida.

A lovely house on a very nice development.

We found the villa exactly as described with plenty of room for our family of two adults and three children (17, 15, 12). The owner was also very helpful before our arrival. It was extremely well equipped with the games room and pool being particularly well used. The villa and development were well maintained and we will have no hesitation recommending it to our friends.

Lovely family villa with beatiful home touches

Spacious family place and the kids loved their themed bedrooms. Greaet to have a pool and table tennis to come back to. Great for getting to disney and restaurants nearby. We'll be coming back!

Great stay in Lake Berkley, Kissimmee

Thank you for a great week in lovely Lake Berkley! The house is accurately described on the Home Away homepage and we had a really comfortable week. October/November can be a bit colder so when we go the next time (because we will!) we will ask to have the pool heated. Great location for visiting parks, within just a 30 minute drive there is much more to do than you can handle in a week. The house was very well maintained and felt fresh. Neighbour Mark with family was super nice and helpful and made us feel very welcome in the neighbourhood which we are very greatful for.

Delighted with our choice of villa!

Couldn't have asked for more from the villa, which was spacious, well-equipped and had a lovely pool. The children were thrilled to have their own rooms (and enjoyed the Disney touches!) and it was great to have somewhere nice to come back to and eat if we didn't feel like going out - or the option of not going out at all and lazing on the lanai and in the pool! Lake Berkeley is immaculately kept, meaning you can take a nice stroll by the lake, and use the gym in the clubhouse or the communal pool and kids' pool and jacuzzi. The location is perfect too (in Kissimmee) as it's about 10 minutes' drive to Disney and a little further to Universal/Harry Potter - but you're also well enough situated to head to malls, the beach or further afield in Central Florida! The villa is also clearly a home-from-home so thank you for letting us use it, Ian and Julie - we hope to do so again in the not-too-distant future!

Lovely villa in good location

This villa was perfect for group of 7 (5 adults and 2 children). The community is quite and peaceful yet very near plenty of restaurants and a Walmart. Whilst we tended to be out and about during the days we enjoyed walking around the resort lake when we had opportunity and taking in the wide range of wildlife. The villa is clean and offered plenty of room for our group, with the children particularly glad of the swimming pool and table tennis in the games room/garage. We needed to call the management company with a couple of minor queries whilst staying at the villa and found Alex very helpful, which I found reassuring. The villa looks exactly as advertised, and combined with the safety net of a helpfully management company make this a great villa to stay in. I would recommend to friends and family and return in the future.

We loved the home we rented..

The home was roomy and welcomimg.. as with any home things always need to be replaced.. our master bedroom was very comfortable. The queen size bed needs to be looked at.. I have discussed this with the owner who indicated that they would look into it.. the home was neat and clean when we arrived. The owners were only and email away and were always happy ro answer questions.. The home was close to Old Town in Kissimmee. Restaurants and shopping were all within 10 minutes..

Lovely resort

Property was very comfortable and has everything you need for a lovely stay. The resort is well located, close to all the theme parks, plus a Walmart and Aldi are close by and there is also a nice shared BBQ/play area, plus a lake for fishing. Owners were quick to respond to queries and were very helpful. Would recommend a stay here.

Great find!

We couldn’t find fault with this place - the owners have worked hard to make sure it’s a real “home from home” with everything you need plus a few thoughtful extra touches to make it extra special. The location is great - you’re just 15-20 minutes from Disney, with Universal not much further. Our hosts were very helpful throughout the booking process - in fact given the chance I’m sure they would have planned out our whole holiday itinerary for us!

Great villa in an great location.

Great villa in an area away from the main tourist area but close enough for the parks. The facilities were all you would need for a home from home in a well maintained four bed villa. The rooms were a good size with plenty of storage space and lovely fluffy towels. The garage had some sports tables which we made use of when weren't out. We'd recommend heating the pool if going later in the year as it was getting chilly when we went. We were close to the Disney parks and there were plenty of restaurants on the 192. Our favourite was Cracker Barrel. There's plenty of supermarkets close by if you eating in instead of out. Definitely recommend.

Great for the whole family

The villa was great for all of us. My children loved the pool and we were comfortable since it was highly secured. My wife was happy with the kitchen as she is fond of cooking. The place was simply super for all of us. Disney attractions and shopping are minutes away. We will definitely request to stay again next time we visit Orlando.

Perfect relaxing vacation home

What a wonderful villa! We were delighted from start to finish. This property had everything we needed and more. Loved the games and laundry room, and the pool was lovely. So convenient being that close to a Walmart as well! Beautiful peaceful community too, so we enjoyed sitting outside in the evening with a drink. Nice to come back somewhere so calm after the madness of Disney too, though it was great being so close to the parks. If we had kids, the two themed bedrooms would have been spot on. Already earmarked this place for a few years' time, and we'll almost certainly be back with friends before then.

A clean and well presented and maintained home.

This villa had everything needed for a good stay. Good air conditioning and plenty of hot water. Our kids enjoyed the pool and table tennis. Lake Berkeley is a well maintained gated community so we felt very safe. It's a 15 minute drive to Disney and we enjoyed shopping at the premium outlets. Our favourite restaurant was Bahama breeze.

Great holiday

Excellent location in a quiet well maintained gated community with easy access to theme parks, shops and restaurants. The villa was well equipped and had a wonderful pool- one of the highlights of the holiday for our grandchildren who also loved the games room. Julie and Ian were friendly and helpful with local support readily available.

We have just returned from our trip to Florida and found our 2 week stay at this villa to be all that we hoped for and more. It is clean, very comfortable and spacious, and maintained to a high standard. The location is ideal for all of the theme parks and the Kennedy Space Centre is just over an hour away. Having a large Walmart store at the end of the road was an added bonus! One of the highlights of this holiday for us was taking a segway tour of Celebration - we would recommend this to other visitors who are looking to experience something a little different. All in all it was a great trip and we would highly recommend the villa to anyone looking for a perfect Orlando/Kissimmee destination.

Great Home!

This home was the cleanest and most well appointed rental we have ever stayed at. Appliances were modern and the one floor lay out suited us perfectly. We arranged for the pool to be heated and it was a nice treat to use at the end of our day in the parks. Communications with the owners were very good. Will definitely rent again.

Granddaughter loved the pool.

Meeting family for a week in Orlando. Beds were comfortable but my granddaughter loved the recliners on the couch so much she slept there. Had some problems with the Roku TV, would have preferred a cable service. Some of the dishes in the kitchen had not been well cleaned. Pots and pans had seen better days. Be sure to bring hand soap, dish soap, laundry supplies, extra toilet paper (only one roll per bathroom) and kleenix. Air hockey, my granddaughter's favorite, did not have a designated plug in and had to unplug the dryer and use an extension cord. Property manager came out twice to assist us. This was my first experience with VRBO and we will use again. We liked it well enough to do it again.

Great stay with family

My 95 year old dad rented this beautiful villa and all his children took a week or two to spend with him. We never had over 8 guests in the home and the accommodations are great for up to 8 guests. My dad loved the recliner couch chair for reading and watching the pool activity. We spent a lot of time cooking and using the kitchen as we had extended stays. The kitchen is well stocked with all you need for meal prep and dining. Nice heated pool at the clubhouse too! There are now plenty of towels and everything was in great working condition. (They fixed the leaky kitchen faucet as soon as we called!) Wonderful hosts. Would recommend this property but wish I could keep it a secret so we could return each year!!!

We spent many happy holidays in Florida which is why we bought our holiday home there. This is not a business but our home from home. After many years as a British Army family based all over the world it was one of our roots.

Lake Berkley was a real find with the landscaped grounds, peace and quiet and space not found in modern resorts where every inch counts.

Why they chose this property

Lake Berkley is a tucked away oasis. Once through the gate, the hustle and bustle of Kissimmee and Disney is forgotten. An intimate yet spacious resort, it was exactly what we wanted - convenience without the crowds and offering quiet relaxation at the end of a busy day.

What makes this property unique

Being close to the 192, the whole of Florida is easily accessible and there is so much more than the theme parks.
We hope that you will relax and enjoy our home from home. We are lucky though to be supported by a responsive property manager who will always be ready to help if you have a problem.
