Enjoying panoramic views, this sympathetically converted barn is outstandingly comfortable, with ornamental brick fireplace in the living room and is ideally placed for relaxing or exploring. Set in 50 acres of grounds which boast a wealth of wildlife, it is close to the owners home, enjoying its own small garden and patio. The delightful market town of Shipston on Stour (1 mile away) offers shops and an excellent choice of inns and restaurants, Shakespeare's Stratford and the village of Chipping Campden are both within 20 minutes by car. Warwick Castle, Stow-on-the-Wold and NT properties are also nearby. Whilst the cottage has a quiet, rural setting, it benefits from a Fibre broadband internet connection to keep guests “connected”.

We had a lovely week here - it's a splendid, quiet, comfortable place to stay, with a most helpful and friendly host. The owners are just around the corner if needed but the cottage is completely self-contained and private. It has all the equipment we needed and more and even had sufficient power points!
I rented this property for my elderly parents as they were visiting me. They thoroughly enjoyed it and said they would stay again. They are in their mid to late 70's.
Host very friendly, showed us around garden area when we first arrived, including showing us Hercules , a baby lamb abandoned by its mum so being hand reared by them, then left us to our own devices but where near by if needed. Accomodation was lovely with great views, and visits from all kinds of birds and rabbits and hares and we even seen deers on a couple of occasions . The local village has a handfull of shops and plenty of places to go for an evening meal. Stratford upon Avon and Banbury nice places for a visit. Also the car museum was a great day out. We will be back.
A lovely cottage set off the main road with great views over the fields. A truly peaceful retreat. Cottage was warm and comfortable. Great to have our own space whilst visiting family in the area. We hope to come back soon.
Nature at its best, surrounded by green, birds singing, got to see a new born lamb, rabbits and a deer walking walk... I felt safe, internet was great too for my work!!
Thank you Tom, loved being here and shall be back... perfect and peaceful!
The setting is wonderful, quiet and private. One level living is great for those us us with ‘old’ knees. Well equipped and great shower lots of information on the area available in the cottage. Would recommend.
Gerne wieder!
Helpful directions from Tom enabled me to easily locate the property on the road. It is then down a private driveway and consequently well away from the road and thus Pool Meadow Cottage is a haven of peace and tranquility. Everything that one could require is there in the property and the patio area with table and chairs looks across the open fields. Parking the car was a delight as you are able to park close to the entrance door of the property so unloading and then reloading all the holiday gear is very easy.
Three of us had a seven nights stay which we all thoroughly enjoyed, my wife and I slept soundly in the very comfortable bed.
We live in a hard water area and loved the soft water in this location, it does make for a lovely cup of tea !
I thoroughly recommend Pool Meadow Cottage as somewhere to stay in that area. Close to Banbury and also Stratford upon Avon and Bourton on the Water are all within easy driving distance.
Tom, the host responded swiftly when I initially booked the property and kindly acknowledged receipt of my payment, he gave clear directions over the phone a couple of days prior to our arrival and was on hand to greet us when we arrived and also when it was time for us to make our way home.
Without question I would stay at Pool Meadow Cottage again if I need to re-visit the area.
we had a great week, cycling all the lanes finding little villages

Perfect retreat
Had a lovely Easter break. The accommodation is well-established and, as such, caters for all requirements as a home away from home. The location is peaceful yet just a short drive from local amenities and shops, and has excellent access to many Cotswolds attractions and towns. The host was helpful, friendly and unobtrusive, whilst the accommodation offered privacy and a lovely view with parking right outside the door. Highly recommended.

Rural Stay
Pool Meadow cottage provided us with a quiet retreat and base for visiting family and friends in the Cotswolds area. The cottage was well set up and spacious for travellers. Hedges gave privacy in the bedrooms. Tom was a pleasant host.

About the host
Hosted by Tom Swift
My wife and I purchased Knollands Farm in 2012. We have one daughter, This small farm (50 acres) is our family home and we are on hand to help assist our holiday cottage guests with recommendations for inns/restaurants/days out if they desire any guidance.
The cottage has been enjoyed by guests for around 20 years. It was advertised through Hoseasons brochure for many years, however, we decided in 2012 that we could offer our clients better value for money by using owners direct.
Why they chose this property
The property is excellently located being close (1 mile) to the lovely market town of Shipston on Stour (which has a super range of independent shops, inns and restaurants). The cottage is set in a private position with stunning countryside views. The Cotswold village of Chipping Camden is also close by and Shakespeare's Stratford only 10 miles away.
What makes this property unique
The cottage was converted from a agricultural barn in 1995 using reclaimed brick and timber beams. It is well insulated with oil fired central heating so provides a lovely cosy environment to return home to after a day exploring the Cotswolds. The cottage is the only accommodation on the farm other than the farm house so provides guests with a quiet and private space.
