Nethercote House is a wonderful 6 bedroom traditional Cotswold stone property dating back to approximately 1780 that offers all the conveniences of modern day living following an extensive renovation. To the front of the property is a traditional Cotswold stone wall with a path leading to both the front door and the door to the utility room. To the side is a gravelled driveway for parking up to 4 cars and solid wooden gates with a security access lock. Behind the gates is a further parking area for an additional 2 cars if required. There is a good size garden enclosed by a stone wall to three sides which is mainly laid to lawn and well stocked borders. A large patio area can be accessed directly via French doors from the kitchen/diner and has a large table and chairs for 8 people and a picnic bench ensuring plenty of outdoor seating. During the summer months a barbecue is available. The games room is located in a wooden clad building in the rear garden and has a table tennis table and table football.

Beautiful house just a short walk from the village. Great for 14 family members for 4 nights. Children (8 children - aged 9-15) loved the garden playing badminton and other games. Location of house is ideal for a stroll into the village without the crowds walking past.
12 ladies stayed for 3 nights as part of a 60th birthday celebration. The house was perfect. We enjoyed the garden and the games room. The property is a 5-10 min walk to Bourton in Water. What a lovely place. We walked to Upper and Lower Slaughter which is so pretty. The house was clean, and we thought it was perfect for us. We shall come back again

We stayed here as 4 families all with young children. The house was perfect. Lots of space in bedrooms, well equipped kitchen and a lovely garden for the kids to run around in. Excellent location - could walk into village with toddlers easily. We’d love to come back!
Nethercote House was even better than in the listing - spacious and comfortable with everything you could need for a luxurious trip away. A few minutes walk from the village which was picture postcard pretty and had loads to do. What a find!
The house was the perfect size for our family get-together of eleven people aged between 21 and 81. It's lovely and warm and the comfortable furnishings are of a good quality. The kitchen and dining room worked well for us to all cook and eat in. Although the weather was cold and wet, we made use of the games room and the slightly younger members of the family, appreciated being able to escape from the main living room into the snug. Would not hesitate to recommend or use again!

The house was as described and met the needs of a family of13 from a three year old to an 83 year old. Rooms we great , comfortable and spacious and grandkids loved all being together in the loft room. Kitchen excellent, several TV's to accommodate games systems, watching TV and streaming films for the kids. Both lounges comfortably adequate for sitting and chatting and games around the large dinning room table were a lot of fun, the elder kids loved the table tennis and football table in the garage. An excellent location for an excellent weekend away.
I booked this property many months ago for a pre-Christmas weekend in the Cotswolds with my family. The communication throughout with the owner and then the property manager was excellent and the listing details were totally accurate. The only issues we had were the bed mattresses were a little hard and we couldn't find instructions for recycling, but overall it was an amazing experience and highly recommended.
Northcote was just perfect for a wonderful weekend stay with old friends. Kitchen was fully equipment, Beds very comfortable. Local area was great with restaurants, cafes and shops just a short walk away.
10 single adults for reunion weekend. Just about the right size for 10 adults and bed configuration great. Lounge a bit small.
Reasonably well equipped. Lots of pans but needed to double up when cooking for 10. Decor a bit tired but overall good value
Excellent location for a lovely weekend with the family. Plenty of garden for the boys and girl to play cricket. Large kitchen and dining area for two sittings.

Located only a 5 minute walk to the centre of the village, Nethercote House is within striking distance of all the attractions and amenities that Bourton on the Water has on offer, as well as being a perfect central base from which to explore the Cotswolds.
There are 6 bedrooms, 3 bath/shower rooms, 3 reception rooms including a fantastic open plan kitchen/diner, off road parking for up to 6 cars, a private walled garden and a games room.
What makes this property unique
Bourton on the Water is world renowned as one of the must visit locations in the Cotswolds. The idyllic village, with the River Windrush running through it's heart, has shopping and dining a plenty and a plethora of traditional Cotswold properties that give Bourton its special feel.
The house sleeps a maximum of 14 people in 6 bedrooms. There is a twin room on the ground floor overlooking the garden at the rear serviced by a shower room.
The first floor has a shower room , 2 doubles, a twin room and the Master suite complete with walk in wardrobe and en-suite bathroom with a bath and separate walk in shower.
The second floor (in the attic space) has one bedroom with 4 single beds.
