This property was let for the first time by myself for the summer of 2014 as a holiday let,it was a great success with Owners Direct I am now entering into my sixth season should anyone be interested in a short break or whatever on short notice please contact. It is obvious to my self as a professional person that yourselves the holiday maker are becoming more aware that booking through agencies is costing you money up to thirty percent of the weekly charge,which is astronomical in my opinion being a chartered accountant..However to revert to my property there is a cycle path available from the top of the lane. Barmouth is only three miles away with the well-known Mawddach Estuary. Harlech with the Royal St David's Golf Course is only 7 miles away. The Coed y Brenin cycle path is within 15 miles. Portmeirion Italianate Village is 18 miles away. For the small gauge railway enthusiast, there are the Talyllyn, Bala and Porthmadog, Ffestiniog and Highland Railways. Slate Mines at Llanfair Harlech and Llechwedd at Blaenau Ffestiniog. But last but not least, there is 360 degrees views from the property,mountains and sea views, hope you will contact me.I am personally available for booking and also during your stay on my mobile number

Our Snowdonia Holiday

Enjoyed a terrific stay despite the "changeable" weather. Accodomation was perfect, large bedrooms, twin bathrooms, loads of space. Perfect family accomodation. Thanks for the milk and cake Liz.

Fantastic family-friendly home

Despite the weather, we enjoyed the space for my one year old to explore the house and enjoy the sheep in the neighbouring fields. The house was ideal for young children and babies, and we'd happily stay again. The location and surrounding views were fantastic. Thank you!

Absolutely beautiful

This place is amazing. Great views everywhere., beach 2 minutes away, house very clean. Host was always available and gave us a call to check all was well. There are lots of walks to do. Family of 4. 2 adults and teenagers it was so nice to see them enjoying non tech activitues and loving it. Anyone reading this book this home you won't be disappointed.

Spacious with views from every room!

Fabulous views downstairs and from all the bedrooms. Five minute walk to the beach and several great pubs close enough to walk to. Well equipped kitchen. Comfortable beds. Easy check in and check out. Thanks for a great stay! .

WOW....Amazing place and great location

Very clean and well equipped, suitable for all ages, large house and large rooms. Sea views from all rooms and overlooking farm land with friendly sheep. This was perfect for us, great location with the beach 5 minutes walk away, Barmouth is on a few miles down the road with amazing beaches and restaurants,

Amazing spacious

Lovely detached cottage, gorgeous views, good communication with owner, brilliant for a 'nearly 4' year old to run around in and not have to worry about disturbing anyone...just the sheep! Would definitely come again.

Farmhouse met all expectations - a deceptively spacious & well equipped property - grandson (3) ended up numbering the 2 lounges! Efficient heating & hot water systems. We loved the location & the short walk to a spectacular beach. Liz (host) was attentive & thoughtful - left us some Welsh treats!

Good, shows its age but is large, well located and would recommend it.

The house is very large and spacious with all the main facilities catering/cooking equipment required for a holiday. To improve the stay I would suggest the following miner things: Mirrors in main bathroom and third bedroom Coat hangers behind most doors (possible just the ones that hang over door) Major improvements: Install on suit in main bedroom (it already has water) Overall I liked the place, location and everything and would recommend it to anyone.

Lovely Holiday Home

Stayed for a week 27 May to 3 June. It's a spacious, comfortable house with everything provided for a great family holiday. The location is good and the views from every window are wonderful. Liz, the owner, was very helpful and even provided milk and goodies for our arrival. This was an ideal place for our family, the children loved the beech just a short walk through the nearby caravan site, which also has a convenient shop and other facilities if needed. If you are looking for a holiday property in the Barmouth area you couldn't do much better than this farm house, we are hoping to go again and are happy to recommend to others.

Lovely location - something for everyone. Lovely property. We had young,outdoor-loving children with us and the enclosed garden was perfect. They were able to ride their bikes around the house. Good, efficient landlady.

Spacious well located farmhouse

Spacious comfortable farmhouse, well equipped. Great views all around. Nice and warm throughout from slightly noisy oil Rayburn. Not necessarily a bad thing but limited internet access with no wifi and weak mobile data signal. A few extra hooks for towels and dressing gowns in kitchen and bedrooms is a minor omission. Location is great just a few minutes walk from the expansive tidal beach that is the coast in these parts. We didn't move the cars in the 4 days we were there. We walked 1 mile to Talybont station and took train to Barmouth then walked back along the beach. The chip shop at the Caravan site has limited days open out of main season. Thanks to Liz for Welshcakes etc and opportunity to stay late on last day.

Spacious well equipped.tasteful furnishings

We had a fantastic week .brilliant weather .ideal for visiting Snowdonia .handy road to beach, chippy, shop ,and bar just over bridge at Sunnyside caravan park .we have 3 teenagers whome loved it too.amazing scenery .sheep to see from every window .Liz was so kind and helpful .left us Welsh goodies on arrival .the farmhouse was so big and spacious with lovely bathroom shower room big bedrooms and well equipped kitchen

Sea, Hills and Sheep!

This farmhouse is in a lovely location 3 miles outside Barmouth with gorgeous views of the sea, hills and fields dotted with sheep as your neighbours. My father spent his 90th birthday there in May and was enthralled one evening watching a sheep dog being trained in a nearby field. The accommodation is very comfortable, well equipped, spacious and good value. Highly recommended.

Very nice

Five of us stayed for 3 nights November 2015. Beautiful, quite location. Stunning views in all directions with adequate parking. The house is very big with a nice large kitchen and dining room. Two large lounges. Two bathrooms,(which is handy) and three large bedrooms all with tv's. The house was very clean and well stocked with everything you need. Two minute walk to Sunnysands site which has a club, shop and chip shop and fantastic beach. Located just a couple of mile outside Barmouth so the taxi's were reasonable or you can have a very pleasant walk along the beach at low tide into the town. Liz was very helpful and allowed us to arrive early and leave late (due to the time of year I presume). The decor is a bit dated but as I said its clean and functional. Great price and would definitely go again and recommend it to friends.

Fantastic

Found this property online for our yearly boys mountain bike trip to Wales. The location was perfect for us and the local shops/restaurants very close by sorted all our needs. The property was spacious, clean and quiet, with beautiful views of the sea and mountains. There were some items left for us by the owner which were very nice, would definately reccomend this as a place to stay and we will return here in the future. Very Impressive House

We stayed at Tyddyn Mawr Farmhouse for 6 nights in June/July 2015. The house was well presented, very comfortable and spacious. Everything we needed was provided by the owner, including a welcome pack. We were very impressed with the standard of accommodation. The location was excellent, the house was easy to find and a short drive from Barmouth, so very convenient for touring around the area. The surrounding area was beautiful, there were lovely views from every window in the house, and it was great entertainment watching all the sheep in the nearby fields. It was only a short stroll through the nearby caravan park (which also had a handy shop) to the beach. We had marvellous walks along the sands when the tide was out. The details on the website were accurate, and booking was very straightforward. The owner Liz was very helpful throughout our stay, and we hope to return again in the future. It is one of the best properties we have stayed in over the last few years.

Great find!

A belated holiday review, but better late than never! We had such a lovely, relaxing holiday at the Farmhouse. It was very well equipped, very clean and spacious. The best thing by far though were the views! I could have sat for hours looking out to sea, looking at the hills or even just watching the sheep and the trains goes by. Really was a great view from any window. It is only a short walk to the beach too, a real bonus as is the shop at the caravan park. Liz was very welcoming and resolved a small problem we had with the heating with minimum fuss. We would certainly recommend the house to others, we have already rebooked for next year. We love Barmouth and the surrounding area. Lots of places to visit, great cafes etc. Overall a great holiday, walking on the beach on a blustery October day really is lovely!

Was made to feel very welcome by the property owner. The kitchen was well equipped. Beds were comfortable. Rooms were spacious and fully furnished. 360 degree views from the farmhouse were amazing. Depending on which window you look out of you could choose whether to look at mountains, the sea, or fields of sheep! The property is within easy walking distance of the sea and also a caravan site for supplies. I guess if I was looking for something negative I was say that some of the decor was slightly 'dated', but that's personal preference and you'd never satisfy everyone. Would definitely recommend a stay if you're in the Barmouth area for a few days.
