Beautiful Tuscan Villa with Large Pool, Stunning Views and Experienced Staff

OVERVIEW: Sant' Antonio, a recently renovated 19th century Tuscan farmhouse combining English elegance and comfort with Tuscan charm and style, is cool, light, spacious and comfortable. Sitting in its own private setting on top of a hill in the middle of a large, beautiful Anglo-Italian family-owned estate, it enjoys magnificent, unspoilt views. The estate continues to function as a working estate, producing olive oil, wine, arable crops and cured meats.

Despite having many modern comforts, such as wireless internet, an efficient hot water system, WIFI, TV, DVD, Apple TV and Sky etc, the house retains many of its many original traditional features like terracotta floors, vaulted brick ceilings, stone walls, two large fireplaces and wooden beams. The house is surrounded by terraces and gardens with several outdoor seating and eating areas, and of course has the use of a large private swimming pool in a stunning setting (open from mid-May to end of September). The huge, fully equipped kitchen is a great place to try your hand at Tuscan cooking and is also where we can organise cooking lessons for you. You will be looked after by the staff, who have many years of experience at the house, and the groundsmen who maintain the pool and gardens.

The house has been (and continues to be) rented out by the very high-end lettings agency in London for over 20 years: the agency has an international clientele that expects high standards, and as such the house is vetted on a yearly basis.

ACCOMODATION AND FACILITIES:

Ground Floor: Entrance Hall, Sitting Room, Kitchen/dining room, twin bedroom, shower room, utility room

First (upper) floor: 3 double bedrooms (2 ensuite, 1 with showeroom next door), two twin rooms, 1 ensuite showeroom, one with bathroom next door, TV room.

CHECK-IN and CHECK-OUT TIMES: check-in is between 5pm and 7.30pm: late check-ins are inconvenient as a member of the staff will have to be called in after hours on a Saturday evening. Check-out is NO no LATER than 0930am on your departure day. (Please take these times into consideration for distances to and from airports on your arrival/departure day).

SWIMMING POOL: The pool, which is painted emerald green has incredible views down the valley and is 14m x 7m. It is fenced in with a lockable gate which is up to the tenants to operate. There is a table tennis table near the pool under a pergola. You will have to sign a responsibility and liability waiver to use the swimming pool. The pool is usually opened in mid-May until end of September- an early opening fee of €250 is charged though it is subject to agreement ( weather dependent too).

GARDENS AND OUTDOOR AREAS: The villa is almost surrounded by wide terracotta terracing ideal for eating, socialising, reading or enjoying the views. Surrounding the terrace are large gardens where children can play and adults can lounge and read. There is a walkable path below the house, through the forest, that leads to our ruined 13th century castle, now subject to yearly archaeological excavations. Beyond that, for the fitter walkers, the various paths lead to a ruined medieval bridge on the River Ombrone and through hundreds of acres of woodland.

LOCAL ACTIVITIES: Large pool, walks, excellent restaurants and other local amenities and activities (including a tennis club in the village, golf clubs, riding, polo, sailing, wine tasting, spas and miles of sandy and rocky beaches and Tuscany's tallest volcano (exinct) all within easy drive), and access to many of the best bits of Tuscany, be they Renaissance towns such as Florence, Siena, San Gimignano, Pienza or Montalcino, archaeological sites such as Roselle and Tarquinia (and even Rome), and ancient sulphur baths like Petriolo and Saturnia. In fact the house is very well positioned in the triangle of the sea, site seeing and wine tasting: that said, you may want to spend all your time at the villa, which many of our guests do.

PLEASE ALSO NOTE: Rentals are from Saturday to Saturday, unless otherwise agreed. The price indicated is therefore for a week's stay for the entire villa.
- Taxes and Utilities are included EXCEPT the local tourism tax and heating. The tourism tax is very low at €1 per person per night for the first 7 nights (16 and under exempted). For heating, consider that (i.e. in April and May) it might cost around 250 euros per week to heat the house, if it’s a cooler Spring. Aircon is included in high and peak season weeks ( July and August ), but is 250 euros per week in any other months. There is 4 hours of daily housekeeping 5 days per week (except weekends) included in your stay; they make the beds and do a general tidy up though it is up to and important that the tenants keep the house tidy and clean, and report any damage immediately. The staff will not wash up hundreds of plates for example. Bed linen and towels are changed every Saturday which is included in your stay; any extra changes in the week will usually incur an extra cost. Cooking can be arranged (even for the arrival day) using the services of an external cook who you will pay directly as an extra cost and subject to their availability. The owners and staff are not involved in the food preparation process but we are happy to help organise logistics/menus etc. Cot and/or Highchair available on request.

Sant' Antonio has a charming, newly renovated, 1 bedroom, cottage annex a 3-minute walk away, which can also be rented to achieve a 7-bedroom total capacity. A Truly Fabulous Holiday

We were three generations getting together for the first time since lockdown and what a treat. Such a wonderful property surrounded by beautiful grounds. We have been to Tuscany many times but this property was by far the most ‘home from home’ for all of us, making our holiday experience one of the best. The villa had everything we needed, with so much space to relax. The many rooms and bathrooms meant we could spread out and go at our own pace all together. The staff were amazing and always on hand to help. We will definitely try and book again.

A beautiful farmhouse in an idyllic location with an amazing host.

Everything was so perfect. The house owner is incredibly helpful and cannot to do enough to make your holiday fabulous. We visited vineyards, hilltop towns, went to a beach club, lay by the pool and are delicious Tuscan food. I cannot recommend enough.

Fantastic villa for a family gathering

We were a group of 12 family and friends getting together from all over the world. We had an amazing week, the house was perfect, six bedrooms and six bathrooms made it very easy and everyone had plenty of space and privacy. Noemi, Nicolette and Fiorella looked after us so well, we had incredible dinners cooked for us, I don’t think we will ever find a better tiramisu! Luca is an fantastic host, so helpful and always quick to respond to any questions or offer helpful ideas. I hope we can return again one day, we are happily enjoying some of Luca’s delicious olive oil at home now.

A bit of heaven in the Tuscan hills

An absolutely beautiful house in a perfect setting. There were 12 of us celebrating a "special" birthday and we could not have asked for more. So much room, so even on the rainy days we had space. The beds were extremely comfortable. Lots of hot water and good showers. Comfy sofas, plenty of outside seating and dining space. A great pool. Beautiful furniture. And the views!!! As others have said, definitely take up the offer of dinner in the house. The food was wonderful, there was a LOT of it and the price was very reasonable. Hint...don't do it on your last night as there are enough leftovers for at least one day! A big thank you to Luca, Noemi and Nicoletta for such an idyllic week.

Another Wonderful Stay-thank you!

This is the third year I have brought up to 12 guests to San Antonio and I am booked already to return next year! The views are absolutely stunning from every side of the villa and my guests were in awe once again at it's beauty and splendour. Every morning we practiced sunrise yoga as the sun rose behind Mount Amiata in the distance and in the evening we were on the lawn as as the sun set - absolutely magical! The staff are beyond helpful and Fiorella is a wonderful cook who provided consistently delicious meals always presented with a big beaming smile. Absolute Perfection!

First and foremost, Luca is the consummate host: kind, communicative, and welcoming. From start to finish, our interactions with Luca were professional and without any surprises/issues. The villa itself is gorgeous and even more amazing in person than we expected. The rooms are very large and comfortable and every detail was taken care of for us. The kitchen is stocked with everything guests need (and more!). Luca's staff are all excellent and kind (ask about hiring them for a special dinner!!). The villa's proximity to the major Tuscan sites is perfect. We have traveled in Tuscany many times but liked this location the best. The villa is private, beautiful, and exactly what we wanted in a Tuscan villa. We simply cannot recommend the villa highly enough...it's simply perfect.

Fantastic house

Fantastic house with Beautiful views and surrondings. The description and pictures can not really describe the beauty. We were three families with 7 children 1-8 years old. Very very nice and safe pool area. Very nice terrace to hae breakfast, lunch and dinner. Very nice and big kitchen. All the rooms are very nice. Luca is a great host with ideas and help you arrange activities. We used the service to have the maids prepare dinner three nigts, very god and at a good price as well. One night they prepared the pizza owen and the made pizza with our kids, they loved it. We will absolutely try to come back

Luca and staff are AMAZING! The house is spacious and beautiful. The views from and the property and on the property are breathtaking. We arranged a large dinner (for my wedding) and a pizza oven dinner. My wedding (tiny - 9 guests) turned out perfectly with the most amazing food ever. I couldn’t be happier with the outcome and with our stay and with the lovely staff. Oh, and the POOL, what a fantastic addition to the property. This is now a special place for me and my new husband - we are so happy we chose this Villa.

Amazing well situated Tuscan property!

We were a group of 5 that stayed at the villa during the first two weeks of June 2018. We had a fantastic stay for several reasons : Location: We flew into to Florence and after 4 days made the 90 min drive to the villa. The location of the villa affords the perfect balance between experiencing the beauty of the Tuscan country side and being well situated for day trips. We fell in love with the lush rolling hills, beautiful sunrises and sunsets from every window and patio. From this location, we did the following day trips: Montepulciano, Montalcino and Pienza, Chianti, San Gimignagno, Pitigliano, Buonconvento, Siena (twice), Maremma Regional Park. === The Villa: The villa is large and beautifully appointed. A very large kitchen with all appliances and two tables. It is well stocked with pots, dishes, utensils, etc. There are two living rooms in one and an additional games area plus an upstairs TV lounge. Each bedroom is very spacious with comfortable beds, good storage and a separate bathroom – although not all bathrooms are accessed from the bedrooms. A complete wrap around very wide stone patio has two seating areas with cozy chairs and a long tables and benches to either view the sunrise or sunset. While we did not use the pool, there are able loungers with towels and an outdoor ping pong table. ==== The staff: There are two women (Noemi and Fiorella) who come in everyday, except Sundays, to clean the bathrooms and generally tidy up. They are pleasant, efficient and very responsive to questions and requests. Any issues were promptly attended to by the owner and his team. They are all very customer service oriented and inquired regularly about our comfort. One-night Noemi and Fiorella cooked a feast for us of grilled meats and vegetables followed by a delicious cake. We ate outside and enjoyed the view. The price for their time is very reasonable on top of the cost of the food. === Overall: As soon as we walked through the front door , we felt that we were in a Tuscan paradise. The massive kitchen encourages everyone to participate in meal preparations The very cozy reception area lends itself to relaxing with one's feet up, a glass of wine in one hand. This pales in comparison to the amazing views. I HIGHLY recommend this property and thank you to Luca for being an excellent host and recommending the Traverna di Campagna.

Fabulous stay, can't wait to return for more!

We hosted a yoga retreat (called the Greedy Yogi Getaway!) at the beautiful Sant Antonio villa on the Monteverdi Estate and it was fabulous from beginning to end. We had a group of yogis with us who had never been to Tuscany before, some had never been to Italy and it couldnt have been a better introduction. The drive approaching the villa is through breathtaking scenery and the views from the house itself are absolutely stunning. Each morning after our yoga practice we ate breakfast in the sunshine on the terrace and basked in the surrounding beauty. The house is well appointed and comfortable with areas to be sociable as well as plenty of quiet spots if some peace with a book is more your thing. The whole place is beautifully and thoughtfully furnished with comfy chairs and sofas, books in many languages, and games if the weather means you were stuck inside. - We had great weather the entire time we were there. The bedrooms are spacious and comfortable withlovely dark shutters which meant we were all in danger of over-sleeping! The kitchen facilities are great, it was very easy for us to prepare breakfasts for all of our guests and there was plenty of room for everyone to eat together. We had chosen to have some meals prepared by the talented Italian ladies who make up some of the friendly staff. The food was all delicious and we ate far too much! One of the highlights for us and our yogis was the cookery lesson run by the fabulous Fiorella, as we had vegans in our number she had us making vegan gnocchi with a delicious vegetable ragout, a recipe many of us have replicated since returning to the UK. Our host was super friendly and informative, he gave us lots of tips and suggestions and helped to arrange some of the activities we organised for our group. It was hard to leave this magical place and probably the biggest compliment we can pay it is the fact that we have already planned our retreat here next year!

Charming villa with outstanding amneties

My family booked this wonderful villa for a week last autumn. We had the most magical time. The villa is spacious and elegantly furnished, with a lovely big pool. It's location allowed for many activities from lush countryside walks, countless vineyards for tastings, and the wonderful experiences the Argentario peninsula offers. I would highly recommend!

What a wonderful place

Fabulous experience at Saint Antonio

Highly recommended- had the most wonderful stay

The villa is in a magical setting with the most spectacular views over the surrounding hills and the pictures and description are all very accurate. Staff were very helpful. Villa Maremmana Stupenda!

Caro Luca, Ti volevo ringraziare per un soggiorno magnifico e consiglio a tutti di considerare Sant' Antonio quando visitando la Toscana! Abbiamo passato dei giorni meravigliosi in Tocana l'anno scorso. La posizione della casa e' perfetta, perche gode le viste lungo l'intera Valle del Ombrone; e' in una parte privata della grande tenuta di famiglia, ma comunque accessibile e' vicino Paganico e tanti altri posti. La casa stessa, in stile Toscano ma comunque molto comoda (poi con Sky, Wifi ecc), e molto grande, ben arredata e con molta luce. Le signore che lavorano li sono molto brave e simpatiche, mentre il proprietario e' sempre stato disponibile, gentile e ci ha invitati su tutti su a cena nella villa padronale. La Maremma e' un posto fantastico - non troppo turistica - spazi enormi, e ben posizionata tra Roma e Firenze, e poi Siena e il mare. In piu, e' molto meno costosa che il Chianti, e ha una cultura molto piu distinta. Abbiamo passato la maggior parte del tempo visitando aziende del vino, l quali ce ne sono tanti in giro. Tornero presto!

Superb Tuscan villa in an idyllic setting

A beatuifully restored farm house in the most idyllic of Tuscan settings. We have been coming here for many years and love returning to the tranquility of the setting. The house is very comfortable with stunning views on all sides. The outside terraces are ideal for dining - offering a different setting for every meal. The pool is perfectly set into the hill side and is suitably large. Couldn't recommend San Antonio enough.

Stunning Tuscan Villa with all the extras!

I have stayed here with my family for many, many years, and would recommend it as it is very comfortable with a huge kitchen and plenty of space to relax. There are dining tables to both sides of the house so that you can always eat outside, whether you want to be in the shade or the sun. Everyone loves the huge pool and it is a very relaxing location. It is also perfectly located near enough to a small village where you can get everything you need. The staff are amazing and the best cooks, and make all the Italian classic dishes to perfection. I would recommend this villas and I hope to come back for many years to come.

Never disappoints !

I've been going every year for as long as I can remember and it's always fabulous. It is the most beautiful place with great staff that make delicious local food dishes. I particularly recommend the homemade limoncello and wine ! It's the perfect spot for exploring Tuscany. I can't wait for my next trip.

One of my favorite Places

I have stayed in this house several times in the last 10 years and it makes for an amazing holiday! The house is beautiful and the view is even more breathtaking. The staff is incredibly friendly and everything looks impeccably clean. The cook which you can hire and I highly recommend makes the most delicious food! Every time we go we don't want to leave between the candlelit dinners outside, to the beautiful afternoons at the pool swimming or playing ping pong and backgammon, to the evening walks through the beautiful property, San Antonio is one of my favorite places to spend a relaxing and fun week. The location is great too because you can go to the beach for the day, or Siena for an evening stroll and dinner or even wine tasting for an afternoon. It is very central and there's lots of fun things to do around the area.

Home away from home

This is a fantastic house! We have tried to stay here almost every summer for the past 10 years and have never has a bad experience - perfect setting, great food and lots to see and do in the local area (Siena and Montalcino are local highlights, but you can do day trips to the beach or other towns). The place is kept very clean and has been done to a high standard and the views from the pool are fantastic. Its a lovely way to do tuscany without having to deal with the heat and crowds in town.

Luca is half English and half Italian, and lives between Italy and the UK. He spends his time running his beautiful estate and farm in Tuscany, and helping to run his two archaeological excavations on the estate with an international team of archaeologists, professors and students.

Like his ancestors, Luca has a passion for his estate, which is well known for its beauty. The estate includes a working farm producing olive oil, arable crops, wine, fruit and much more, and from the 1920s-1960s Monteverdi was a model estate for Italy winning many agricultural prizes.

He has meticulously restored many of its buildings to their former state, while including many 21st century comforts. Sant' Antonio has been one of his favourite projects, and has been converted from a tenant farmer's house, that used to have cattle on the ground floor and a large peasant family upstairs, to a comfortable and smart villa that has been rented to primarily British and North American clients for over 25 years.

Luca has a charming and efficient staff on the estate, including the maids who work in Sant' Antonio and the gardener who come down every day (except Sunday), and who will make your stay all the more enjoyable.

Why they chose this property

Sant' Antonio is surrounded by a large and historic private family estate, owned by the same family since 1912 when it was a whopping 11,500 hectares. The villa has a lot of character, combining Tuscan and English styles such as terracotta floors, wooden beams and comfortable English furniture, while also a few Oriental pieces make the house more interesting. The house has a fantastic large private pool ( please note the pool is 220cm deep, and there is no lifeguard ), large garden with outdoor seating and dining areas on three outdoor terraces with breathtaking, unspoilt views over Monte Amiata, the rolling Tuscan hills and the wide views of the Maremma. Despite being have a classic look, the house has many modern amenities, including fast wifi, DVDs, Apple TV, Stereo, Ping Pong table, a selection of board games and a card table, and a fully equipped kitchen.

Sant' Antonio also has a friendly staff who can help look after you, and who are all local to the estate. Staff are included in your booking for a total of 4 hours per day during which they do a general tidy up, however at extra cost they can shop for you, and arrange cooking (any cooking is organised directly with the staff and are not provided directly by the estate, though i am happy to help before your arrival ). The staff have many years of experience as the house has been a hugely popular house for renters over the years.

The villa is also up to date with all EU, Italian and Regional Tuscan health and safety requirements.
