This updated, open concept, ranch-style vacation home is the perfect place to land in the Russian River Valley! It has comfy furnishings throughout, a fabulously remodeled kitchen and a large & inviting living w/ a wall of windows looking out to the huge yard and River!
It is in a quiet neighborhood within a 7 min drive to downtown Guerneville. The outdoor spaces include a large patio area w/ comfy seating and dining area, a hot tub, fire table and a horseshoe pit! There is seasonal river access from the backyard w/a seasonal dock.
***Please Read - 2025 May not have dock access. We are uncertain if the dam will go in as the State has not decided.

- Reflections is a rare One-story home in the Russian River Valley.
- Fast and reliable WiFi with download speeds of over 100mbps!
- Seasonal Dock (2025 may not have dock access) and small private beach area - Mid June thru Mid Sept. Exact dates determined by when the State Dams the River.
Stairs and dock removed for the season.
ENTRY LEVEL:
- Kitchen - Large & remodeled & has state of the art appliances & Everything you need for making fantastic meals! Granite counters throughout w/ a counter height breakfast bar & seating.
- Living room - Has a huge, & very comfy sectional couch w/ a sofa sleeper, a Flat screen Smart TV & a wall of windows looking out to the expansive yard, board games.
- Dining area - Large table, perfect for meals & Game Nights w/ a wall of windows & a door leading to fabulous patio, yard & River!
- Bedroom 1 - Primary Bedroom - Large w/ Comfy Queen Bed, reading nook, flat screen TV w/ Xfinity / private Bathroom/Shower
- Bedroom 2 - Comfy Queen Bed, reading nook, Desk (work station), Flatscreen TV w/ cable
- Bedroom 3 - Comfy Queen Bed, Flatscreen TV w/ cable

THINGS TO KNOW:
- Our Dock and Kayaks can go in the water when the State installs the Summer Dams, usually sometime in Late June (exact date varies),and stay in the water until the dam is removed (typically mid to late Sep). 2025 is questionable due to Dam damage in 2024.
- Friendly Reminder: 8 people Max day or night - No exceptions
- 3 Cars Max day or night
- No smoking of anything in the house
- NO Parties/ Large gatherings
- Quiet Hours: 9PM to 9AM observed by all guests.
- PET POLICY - Dogs only/$100 Fee per Dog - Yard not fenced
