Fabulous views from 3 decks, the airy upscale condo has two bedrooms and a den, 1590 sq ft, quality furnishings, fully equipped kitchen and a small Weber propane BBQ. So comfortable for two couples with bedrooms on opposite ends. Exquisite heated pool with a fabulous view is 300' away! Den has comfy couch and tv. It is light and open and is on the second floor which provides exceptional views and quiet vistas. The master bedroom is spacious and opens onto the north facing deck overlooking the desert open space and the McDowell Mountains in the background. The living room also opens to this deck and includes a fireplace for chilly winter nights. The den is open to the dining and living area and is great for watching television or reading a book. The kitchen was upgraded in style with quality appliances and granite counters. The washer and dryer is in a closet off the kitchen which also has an eating area. The deck off of this area faces Red Mountain and more desert open spaces and has an outdoor table and umbrella that seats 6.
A single car garage may be provided.
The whole condo is available, along with the views, at no extra charge. The pool and mailbox are available with a key, subject to pool rules. The single car garage is available and won't fit larger vehicles like a Suburban.
I live in Montana, so our contact most often is by phone. Access to condo is with a Schlage deadbolt with security code. Helpful hints will be in the condo together with passwords, restaurant information. We are spending more time in AZ and may be around should you need assistance.
The open space and views in all directions. And one can walk about one mile to the lake, fountain and other FH businesses. Also the golf courses around Fountain Hills are fantastic I am told. The WeKoPah Casino is 5 minutes away or a quiet drive to Rio Verde and one can be fishing or seeing wild horses only 15 minutes away!
No busses, but Lyft or Uber drivers are available and a local taxi service that folks highly respect. This is a safe area for walking and riding bicycles.
If you happen to be traveling with a dog, there is a fabulous dog park with separate fenced areas for small and large dogs. Dogs love it and its fun for us too! We all seem to know the dog's names more than the owner's at times.
A guest registration form is required along with a $25 HOA fee to be filled out in case of emergency and forwarded to HOA.
A pet fee of $110 is required for all non-service animal dogs. More than one dog may be additional.
Short term rental agreement is required for rentals over one month. A higher damage deposit may be required for longer stays and for folks with no reviews.
Rentals under 30 days pay a transient bed tax of over 14% and is included in the fees paid to Airbnb. Over 30 days is just 1.6% for residential rental tax which goes to Fountain Hills.

-Take shoes off at door. New frieze carpet was installed in fall of 2022. It seems like a lot of dust sticks to our shoes coming up the stairs.
-Clean up after yourself when preparing to check out, i.e. Dishes, grease on stove, empty garbage, leave keys and garage door opener on counter. Don't forget to take your charging cords and other personal items, check the dryer for clothing.
-Additional registration required for homeowner's association that involves registering vehicle and providing contact information, acknowledging rules of the pool area and complex.
-Owner requests that guest advise if you have a service dog.
-Garage may not be available in off season months.
-Quiet hours after 10 pm please.
