With stunning beach and ocean views from the lounge, dining, kitchen and main bedroom, the waves of the Beach break metres from the rear of this beachfront property. Stunning views of the Beach and Cathedral Rocks from both levels of the house.
Enjoy free WiFi, Netflix, Disney and Paramount . Also provided is a Nespresso Coffee Pod Machine, BBQ, a selection of books, DVD's and an abundance of board games.
All bed linen, kitchen, bath and hand towels are all provided.

IGA supermarket, coffee shops, pharmacy and an IGA liquor store are approximately 250m away.
A children's playground and the Golf Club are a short walk away.

Wallking distance to Minnamurra River, a great location for swimming, fishing, and stand up paddle boarding and kayaking.

This beach front house has 2 bedrooms upstairs and 2 bedrooms down stairs. Access between levels is via an external staircase.

Upstairs features a large main bedroom with ocean views, a queen bed. The second bedroom has 2 single beds with trundles .

The lounge and dining room have amazing views and an abundance of natural light. Cook with a view and beautiful ocean breeze in the kitchen. Full kitchen with oven, microwave, fridge and dishwasher.

Downstairs features 2 bedrooms, the main with a queen bed and the 2nd bedroom has a set of bunk beds and its own seating area with a lounge + chaise and a Flat-screen TV. The lounge and studio kitchen (with fridge, microwave, kettle and coffee machine) have ground floor views and direct access to Jones Beach.

The large flat back yard facing the beach has gorgeous views to create happy memories, and keep the kids busy for hours.

A place that feels like home, wonderful beach walks and swims where you need nothing but your cosies and a beach towel!

A great location for a casual get together.

Great service!

Our experience with the hosts was so amazing from start to finish. Amanda was so helpful when planning places to go and eat since were not familiar with the area. To the clear and prompt communication, we had when we needed help. On top of that, the place was clean and perfect for our large adult family. We look forward to staying again!

Beautiful beach views, lovely yard with walking access to the ocean!

This older home was in the best location for us. Beach access, a large yard and a quick walk to some shops and restaurants. We were very pleased to have a washer and the 3 space heaters in the upstairs unit that were needed every morning as it was quiet cold when we woke up. (We rented during the fall/winter) It was nice to have additional mattresses upstairs as well. Thank you for sharing your beach home with us!

Lovely beach getaway

Great beach access directly from backyard. Plenty of room in the backyard itself to set up a volleyball net or play cricket. Beach lifeguard patrol a bonus. Top level house is a lovely place with enough room space to cater for a family of 2 adults and 3 children. All kitchen appliances and linen/towels provided. Close to shops and cafe. Overall a very lovely location to visit, only a small walking distance from Minamurra River catchment. During our stay we met the very lovely owners who made sure we lacked for nothing. Highly recommended for a family looking to get away for a reasonable cost.

Great family holiday!

My family had a great holiday at the beach house. A perfect location where you literally step off the property and onto the beach with the swimming flags just a stone's throw away. A sizeable turf backyard for play or jut sitting there taking in the uninterrupted view, sound and smell of the ocean. Plenty of sleeping accommodation for an extended family. Shops are also a short walk away and the river (a two minute drive) is a great place for littlies at low tide. Everything we wanted for a short relaxing holiday.

Beach perfection

Beach proximity could not be better. Take advantage before climate warming claims it! Good waves for surfers, rights and lefts. Games, DVD's, books and a nice touch with some complimentary knick knacks. Coffee shop within easy walking distance. We had 10 adults and a baby and no-one felt hemmed in.

Lovely stay!

We had a lovely time at this house! We were welcomed with snacks, coffee and tea, milk, and a nice greeting card as well! The host was quick to reply to all enquiries that we had (e.g. the wifi password), and generously let us check out late. The house itself was clean and well furnished; lots of heaters and blankets, perfect as the weather was so cold since we came in the middle of winter. The beds were comfortable! It had a lovely view of the beautiful beach, and a big backyard for the children to play in. The bond was also returned quickly.

Kiama Downs Beach House

We thoroughly enjoyed this property & all it has to offer. We rented both apartments which made it extremely easy as we were having a family catch up. The property was neat, tidy & clean. Could not ask for a better location, don't think it could be beaten! A great outdoor area with grass for the kids to play on, a game of cricket or whatever takes your interest. Only a few steps from the beach meant a car was not necessary to do anything. A few hundred meters from groceries, bakery, chemist & an awesome cafe.....everything was accessible by foot! A lovely walk to the boneyard or the river allowed for a bit of exercise before the enjoyment of these amazing places to swim. If you don't feel like cooking also a short walk to the golf club for an evening meal. The property owners were more than accomodating & always contactable if required. Will be staying here for our next visit to Kiama without a doubt.

Amazing location

We were a little shocked that the property was a lot more run down than what the photos showed on the internet. Apart from that the location of the property was amazing and ticked all our boxes. The only thing that would have made the stay easier would be if the bathrooms had body wash, shampoo and conditioner.

Beautiful beachfront getaway

The beautiful view of the beach from the property was breathtaking. The close proximity helped us literally walk over to the beach with our towels for a quick dip (many times in a day because it was that convenient). It was perfect for us as we didn’t really want to travel with our newborn during our stay. And our host Amanda was lovely and allowed us a late check-out too (super useful when you are traveling with a 2-month-old baby)

Kiama Beach House

Wow! I highly recommend this home. First of all, the Kiama beach house is in a perfect location. It was fantastic for a little family getaway since it fit all 10 of us! We had an amazing time there, and Amanda, the owner, was so lovely to chat with. She added her personal touches to the house, like pillows, blankets, sheets, towels, coffee, sugar, and other essentials, which we were really grateful for. My favourite part of the house was the easy access to the beach. It was so airy, and the breeze that flowed through the whole house was just incredible! Amanda, thank you so much for letting my family and I stay at your beach house! We’re looking forward to coming back in the near future.

Cosy shack close to outdoor activities

We stayed over a cold winter weekend. The house is split in up and downstairs levels which are not connected. We kept to upstairs and enjoyed the spectacular view and the warmth of the afternoon sun. Enjoyed the complimentary snacks and close proximity to great cafe and fish and chips. We wanted to go bike riding with the kids and the location didn’t disappoint. Amanda was very helpful and easy to communicate with when needed.

Fantastic position.

Fantastic location right on Jones beach. Facilities a little dated especially the kitchen and bathrooms. Also, no internal stairs between first and second floors. But you stay there just for the location.

We both love the sea and love spending time here with our kids, family and friends which is why we chose this house. Like most people we are very busy with kids activities and work. When we come to visit Kiama Downs Beach House to get away from the everyday lifestyle we encounter the beauty and serenity that this house and setting offers. The house is a typical beach shack with all that we need for a seaside escape. We hope our guests have this experience when they come here to enter a serene and beautiful part of the world.

We chose this Beach House because of the easy access to the Beach. A spectacular view of the ocean and beach and river and the proximity to Minnamurra river for swimming, stand up paddle boarding, canoeing, fishing and surfing.

What makes this property unique

Kiama Downs Beach House is a very relaxing and beautiful part of the world. It is a very special to our family as we can all escape the pressures of day to day life. We can sit on the balcony or on a recliner in the back yard and watch and listen to the waves crash on the rocks and if lucky enough spot the dolphins swimming by. We can watch our children at the beach swimming and playing from the balcony. A glass of local wine, cheese platter and that view and sound of the ocean is what the Doctor ordered for some relaxation.
