Welcome to the Rail Yard Loft. A Luxury 2 Bedroom 2 Bath penthouse unit with Parking in the heart of Historic Downtown Birmingham. Amazing light floods the unit throughout the day finishing with incredible city sunsets viewed through the western facing windows. The location, the sounds of the city, the furnishings and the natural light, make this unit a relaxing haven throughout day. King / Queen Mercer Mattresses are dressed with 500 thread count linens. The loft is on the 3rd floor of the building, with an elevator. There are train tracks that run parallel to Morris Ave and this property is in close proximity to the tracks. The train doesn't normally blow its horn though. Parking pass for one car included during your stay (long term guests inquire). There is a Smart 55” TV with streaming services (Prime, Netflix, YouTube Tv, HBO GO, and many more) and there is also a digital HD antenna connected to the TV.

The Morris Avenue Historic District is an industrial district in Birmingham, Alabama. The district covers Morris Avenue from 20th Street to 25th Street and First Avenue from 21st to 26th Street. The Morris Avenue section comprises a set of late 19th century masonry warehouses that were Birmingham's main food distribution center until the 1950s. Notable buildings include the Liberty Trouser Building and the A.C. Legg Building on Morris Avenue on either side of the Moskowitz Warehouse.
The Morris Ave corridor is now inhabited by cutting edge restaurants, local high end retail, and architect inspired real estate development. Im sure this doesn't apply to your stay however Short Term Rental Sites (STRS) would like hosts to share with guests:
Alert: As of August 20, 2020, STRS has announced a global ban on all parties and events at STRS listings, including a cap on occupancy at 16 (our unit policy is 8 overnight max 12 in unit). This party ban applies to all future bookings on STRS and it will remain in effect indefinitely, until further notice. Read our Party and Events Policy for more info.
ID VERIFICATION: Minimum age with no additional deposit is 25 years old. Guests below this age will incur an additional Refundable Deposit charged thru STRS app and returned upon move out condition of unit and House Rules compliance permitting. Non-redacted ID is required to be electronically verified prior to check in.
Due to our COMMERCIAL INSURANCE POLICY an ID check is required. Access will only be granted after the person paying for the reservation/making the reservation provides a copy of his or her's government issued ID. If the person booking the property is not staying in the unit the actual tenant must also provide a copy of their driver's license and or Government issued Id. Just as if you were checking into a hotel. You must submit your ID prior to the cancellation window closing. Thank you.
Due to Insurance requirments, the person making the reservation/staying in the unit must provide a copy of their government issued ID to the host (same as checking into a hotel).
No moving of furniture or adding additional furniture (pack and play is ok).

RULES AND POLICIES AFFECTING YOUR STAY
These rules are in effect due to actions of previous tenants. Please don’t be the reason the unit gets shutdown!
1. NO PARTIES, NO GATHERINGS BEYOND RESERVATION GUEST COUNT
WITHOUT PRIOR APPOVAL: PER VRBO COVID -19 UPDATE of 20
AUGUST 2020 (SENT TO YOU IN VRBO MESSAGE TRAFFIC). VIOLATIONS OF
THIS POLICY WILL RESULT IN EVICTION, NO REFUND, AND POSSIBLE
DAMAGE ASSESMENT.
2. HALLWAY ACTIVITY & QUIET HOURS: Please be mindful of your activity in the
hallways. Common Sense applies here. Quiet Hours 10pm-8am Mon-Sun. Noise
complaints will result in fines and or eviction.
3. NO SMOKING & NO VAPING: Not in the unit, not in the hallway. Not in stairwells,
or in front of building. If you care to smoke/vape, please go to the back-parking lot.
(Please Remember to Take your Key!)
4. FLOORS: Please be mindful of high heels, luggage, or items you may pull across
the floor. Damage should be reported to Management!
5. HONOR BAR: This is a guest-maintained perk. Please tip for what you consume
and replace bottles with like product if you consume most of the spirit. No
consumption by individuals under 21 yrs. of age. Thank you!
6. LOFT AREA: Please understand Management is not responsible for any injury or
damage due to use of Ladder or Loft area.
7. SECURITY CAMERAs/HOA OVERSIGHT: While Short Term rentals are approved
by HOA (on a case by case basis), The HOA has oversight of the building.
Cameras, in the LOBBY and HALLWAYS are there for the safety of owners and
tenants alike. DO NOT PROP FRONT DOOR OF BUILDING OPEN. Electronic
locks and key code access are there to provide security. Please do not circumvent
for your own benefit.
I really appreciate your compliance with the above rules. Common sense has driven the creation of these rules. Non-compliance/problematic tenants has required their posting both here and in the unit. Thank you. Michael.
