Lured in by picture - A tired mess of a house - Beware

Before I begin how this home disappointed, I must compliment the Property Management Co - They tried their best and were on top to try to fix our problems but these problems needed more than a quick fix. This house needs more than a handyman and surface cleaning. Not one, but 2 bathrooms in the master and guest have broken faucets. Meaning you are not able to use the hot or cold water in the sinks. The handles have been broken for quite awhile because of the rust. The 2 dishwashers in the kitchen do not work. One of them had a sign that read “Do not use”. That would have been ok if the other worked but it didn’t. The 2nd sink in the kitchen sink leaks so they turned off the valve so you couldn’t use it. The landscaping was horrible. There were huge piles of leaves around the house (with lots of dog crap in it) but especially the pool area. Therefore, the pool was always littered with dirty leaves. The furniture (main couch) inside the living room is broken, it smells and the pillows everywhere look like it had been through several college dorm parties. Very dirty! Not one of our guests would sit on it. When I had exited the shower I put one of the white towels on the floor as a mat to step on - When I picked it up the towel was dirty brown - This house is beautiful to look at but truly is NOT worth the price you pay - This house is a party house that’s been used and used and is TIRED. ….we paid a fortune for a holiday house and got tired, dirty broken home. Beware!

Needs attention

We were very excited to stay at the LA Vibes home because it was the perfect aesthetic for a trendy group who loves old town. But when we arrived on the property we were surprised to find it had not been cleaned. There were multiple cigarettes and joints throughout the house in planters, walkways and toilets. There were multiple spills on the counter, cabinets, floor and the garage space reeked of warm beer with spills on the ping pong table and empty beer cans left around. Upon arrival the large trash bin was completely full with previous guest garage. The 8 white bath and hand towels provided for our 12 guests had brown, black and yellow stains on them which required us to bring our own towels for our comfort. FYI household items (ziplocks, foil, spices, extra trash bags etc) are not included with your stay. The beautiful camelback view featured in the pictures of the home can also not be seen due to overgrown hedges; you can see camelback from the neighborhood but not from the back of the home as pictured. The casita portion of the home does not have a bathroom and the featured futon is ripped/peeling and stained. We also had issues with the outdoor lights as they did not turn on during our stay. Although Goodnight Stay sent cleaners, they were there all night and we were unable to utilize the property as we planned on our check in date. They did not send anyone for the lights, microwave or overfilled garbage during our stay. The house itself is stunning and there is plenty of space to entertain a large group without feeling like you are separate from anyone. We had a girls weekend and once the property was properly cleaned we could begin our weekend, however, it was unfortunate at the expense of the property management that it was not prepared for our stay causing us to lose an entire night.

I loved the house and the costumer service. My only issue was that if you want the pool heated you have to pay for your entire stay which is ok. But the pool wasn't heated and the jacuzzi wasn't heated until my last day. Hopefully I get reimbursed a portion.

Beautiful Scottsdale house. Great location.

Had a wonderful stay at this house. Went with a group of friends. Heated pool was a must in November. Enjoyed the fire pits and out door area. Lots of room, great finishes and appliances. Unfortunately the dryer didn’t work during stay, there were random items left by previous guests that weren’t removed.

Ruined our whole trip! I NEVER complain, so feel the need to share. The reason for our stay was to relax and celebrate my 40th birthday in AZ. We wanted to enjoy a pool and hot tub, so we chose this house for that factor. Unfortunately, the worst possible situation Happened and the company was NOT TRUTHFUL with the issue. I requested and paid $375 extra! for pool heat months in advance. They require at least 5 days notice to ensure heater is turned on and water has time to heat up. I also followed up a week before our trip to make sure the heat would be on, I read one other review from a while ago w the same issue. Assumed it had been remedied. I was informed it would be on. Not until the DAY OF MY ARRIVAL the company messaged me and said the heater was not staying on?! When the heat needs to be turned on for at least 5 days? They said they already sent a technician over to check it and would find get back to me. I then followed up they said they could send a technical over(even though apparently one had already been there?)No one ever came. Then stated the owners informed them that the heater was broken(duh) &out of their control. We went to visually inspect the heater and it’s so obvious that no one has touched that thing for ages. Full of leaves and debris/front panel missing. We weren’t able to use the pool and had to pay at a different hotel just to swim and relax. The house looks great but needs some work. These are worth mentioning. Cobwebs, dishwasher not cleaning dishes and disposal not working ,coughing up disgusting old debris. No dish towels, pillows and mattress stained under sheets and cases . Dryer is so loud and clunky. So many switches that don’t work. Faucet in one bathroom broken/no hot water. No instructions for anything so Be very careful in the master shower. They have a steam feature option you turn on w a tablet style thing in the shower. didn’t realize I was turning on and boiling hot water/then steam was spraying on to my feet! I would have liked this feature if I knew what to expect and I don’t think the hot water is supposed to spray from it, just steam? FYI the modern kitchen dishwasher isn’t intuitive to open and You have to knock twice on the outside to open? Googled it. Surprised it hasn’t broken it yet. Good location, liked the sliding doors. Nice backyard but couldn’t enjoy it fully:( Refunded the $375 but never responded back w request for compensation or further refund for false advertising /transparency.so sad

Perfect spot for 11 girls all weekend! More clear direction around pool heat would of been nice (hot tub is not heated unless paid for) and trash stuff (no big trash bins on site) but everything else was perfect!

Close to amenities

Paid for hot tub for 2days. They turned it off after day 1 and never returned to turn back on even after multiple requests. Very dissapointing Made requests to get check in details in advance so that we could check into our flights, travelling from canada requires an address to be listed. We were unable to check into our flights when we wanted to so didnt get to sit together. We also requested rescheduling since few of the guest were unable to make trip due to covid. They were not willing to accomodate the request. The entire world is adjusting to the new norm but not this company. I wouldnt recomment staying here and wouldnt deal with the same property manager on future. I think my assessment is very fair. I have requested a refund for hot tub fiasco, i hope they honor it

Communication with management was good prior to arrival. We had a couple of small issues when arrived. Guest binder was not present (with instructions), could not use pool features (not the end of the world). If you are going with a large group, you may want to bring extra linens and towels (not enough for 10 people). When we arrived there was left over food in the fridge and a couple of cabinets that were broken. There was also trast left in the backyard. Be sure you don't make any noise after 10p. The city has strict rules. Overall the property was very nice as described. All photos are accurate. And in a great location.

We went for a girls weekend with 10 girls. There were 4 mugs when we arrived, 2 towels, no soap in any of the bathrooms. I also paid $225 to have the pool heated and it never worked. They finally got the hottub on at 6pm on our last night. They still haven't refunded me for this charge. We had to pay for our own trash bags and paper towel. Trash was leftover from previous guests. For the price of this listing it is not worth it.

The home was fantastic and was as depicted in the listing. The home is in a great location very close to Old Town Scottsdale. The checkin process was very easy and the communication with the management company was good. We did need to reach out to them a few times and they were always responsive. Would definitely recommend!

Amazing pool setting and open concept kitchen

Perfect place for a girls getaway where you want to hang by the pool and have easy access to Old Scottsdale restaurants and bars. Lots of space for everyone. Management communicated quickly with us when we had questions.

Extremely Poor Cleanliness Upon Check-In.

Our group was severely disappointed with the cleanliness of the house upon our arrival. Especially during a time of COVID-19, where cleaning is so important. The lack of cleanliness upon our arrival led to many of the guests feeling extremely uncomfortable staying at the property for the weekend since the obvious issues (beer cans in the yard, the dead bird in the pool, dead bugs in the corners of multiple rooms) made people wonder what else hadn't been cleaned prior to arrival. Overall, the house is very nice as depicted in the pictures, and while we still tried to make the best out of the weekend, it was way below expectations. Given the cost of the house you would at least expect it to be clean.

Stunning home

The overall home was absolutely stunning and we had a wonderful time! However, I had to give a four star rating, since the cleanliness of the home lacked, we had trouble connecting to the surround sound, the air hockey table did not work and the pool seemed a bit foggy. All in all, checkin was a breeze, the outdoor space was amazing and our stay was great!

Nice house in a great location

The house was in a great location and offered very nice ammenities. However, we noted a few issues upon checking - the house could have used a deeper clean, two propane tanks were empty and the pool was very cloudy with what appeared to be algae at the bottom. We reported the issues to the management company upon checking in. They delivered a new propane tank soon after checking in and the gentlemen that delivered the tank stated that the pool was treated the day before our check-in. When we called to report that the pool remained cloudy several hours after checking in, we were told that the pool was treated the morning that we checked in and to give it 24 hours. The pool may have slightly improved by our second or third day, but the management company ultimately stated that nothing further could be done. We also could never get the speaker system to work outside and the control system constantly timed out / restarted, but luckily we brought our own portable speaker. It would be helpful if the management company could provide instructions for its guests on how to use in the future.

We stayed here for a bachelorette party and it was perfect. The house was even better than the photos. It was clean, spacious, and in an excellent location. The outdoor space is amazing and where we spent most of our time. Check in/check out was easy and the host was very responsive. Would absolutely stay here again.

Amazing Retreat House!

This house was amazing! It was just as beautiful as the pictures and it exceeded our expectations. We never left the house during our 3-day stay except to go to the grocery store which was conveniently close. From the swimming pool, jacuzzi, outdoor grilling station, outdoor television, corn-hole, Jenga, ping pong, glass fire pit and indoor/outdoor living space, it’s the perfect place to just hang out and enjoy. The house was equipped with every convenience and more. We especially loved the steam shower and the light-up bathtub in the master bathroom. We were sad to leave and would absolutely, positively stay there again!

1. CITY NOISE ORDINANCE: The Rental Property is located in a quiet residential neighborhood. The city has a strict noise ordinance. No loud noises, music, or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am Guests agree not to undertake any activities that interfere with their neighbors' right to quiet enjoyment of their property. Guests agree to fully comply with local noise regulations and to use common sense in keeping the noise volume low after dark. Any enforcement actions by local law enforcement and/or homeowners association are at the Guests' sole risk and expense. If we receive information about excessive noise, GoodNight Stay LLC has the right to evict guest and all occupants immediately and charge the guest $1,500 with no refund for the balance of the remaining reservation. Guest's family and guests shall at all times maintain order in the Premises and at all places on the Premises, and shall not make or permit any loud or improper noises, or otherwise disturb other residents. Noise level must be kept to a minimum after 10pm some daytime hours may apply to this rule. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Premises for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Premises.
2. TERMS OF USE: The Premises shall be used and occupied solely by Guest, exclusively, as a private single family dwelling, and no part of the Premises shall be used at any time during the term of this Agreement by Guest for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single-family dwelling. Guest shall not allow any other person, to use or occupy the Premises without first obtaining Owner's written consent to such use. Guest shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises. All of our rentals are in residential areas and may not be used for weddings, receptions, parties, or for gatherings beyond the registered number of guests unless approved in writing by GoodNight Stay LLC. Any disruptive events could, at GoodNight Stay LLC's discretion, result in the eviction and forfeiture of entire rental amount and security deposit.
a) Subletting Prohibited: Guest may not assign this Agreement, nor sub-let, nor grant any license to use the Premises, or any part thereof, without the prior written GoodNight Stay LLC's express written consent, which may be withheld in its sole discretion. An assignment, sub-letting or license without the prior written consent of GoodNight Stay LLC, or an assignment or sub-letting by operation of law shall be absolutely null and void, and shall, at GoodNight Stay LLC's option, terminate this Agreement.
b) As mentioned above; weddings or events are not allowed at this home
House Parties/Large Gatherings/For profit events: House parties and large gatherings, selling tickets or charging a fee for guests who are otherwise strangers to the hosting guests are prohibited and may result in the immediate termination of this Agreement, and Guest's immediate removal.
The Premises is provided in “as is/sight unseen” condition. GoodNight Stay LLC shall use reasonable effort to ensure the operation of all amenities in the Premises, such as, but not limited to, Internet access, satellite or cable TV access, spas, pools, and fireplaces, as applicable. The Premises is individually owned and furnished. GoodNight Stay LLC makes a sincere effort to accommodate its guests, but no refunds or adjustments will be made in the event that Guest determines that the decor or furnishings are unacceptable to their unique tastes and preferences.
a) Maintenance: In the event of equipment, appliances, or utilities' malfunction during Guest's stay, GoodNight Stay LLC will expedite repairs. Guest should call GoodNight Stay LLC as soon as it becomes aware of any problem – most issues can be taken care of quickly.
b) Property or Guest Amenities: All efforts will be made to accommodate property amenities or guest amenities which are expressly advertised or offered in writing. However, under no circumstances can GoodNight Stay LLC guarantee or warrant any one property amenity or guest amenity. Please report any issues with property amenities or guest amenities immediately to our office.
c) Utilities: No compensation will be given for temporary outage of electricity, gas, water, cable, satellite, or telephone service. Utility service outages should be reported immediately, and all efforts will be made to have them restored as soon as possible. In the event an outage cannot be restored, GoodNight Stay LLC has the right to substitute rental properties (see Right to Change Rental Assignments below) for the remainder of the reservation or until the utilities are fully restored, whichever occurs first, if availability permits.
3. NO SMOKING: SMOKING IS STRICTLY FORBIDDEN IN, OR WITHIN 25 FEET OF THE RENTAL PROPERTY. THIS INCLUDES USE OF MEDICAL MARIJUANA and ADULT USE (RECREATIONAL) MARIJUANA. Evidence of smoking in or near the Rental Property will result in immediate eviction, forfeiture of all amounts paid and will result in additional cleaning fees being charged to the Security Deposit Credit Card(s).
a) No smoking, vaping or chewing tobacco products are permitted to be used on the property. Smoking is only allowed outside on the patios and yards. An automatic $500 charge against the Guest's credit card or booking platform will be accessed if it is determined that anyone smoked inside the Premises. GoodNight Stay LLC will have the final determining authority with respect to all aspects of this provision of the Agreement.
b) ILLEGAL SUBSTANCES: No illegal substances are allowed in the Rental Property, and minors should not be in possession of alcohol. Violations will result in eviction from the Rental Property and no refunds will be issued. All occupants must abide by all federal, state, and local laws and ordinances affecting the Premises, including, without limitation to, the use or possession of illegal drugs and substances.
c) FIREARMS, EXPLOSIVES AND FIREWORKS ARE NOT PERMITTED ON THE RENTAL PROPERTY.
4. CRIME-FREE PROVISIONS: Guest, occupants, family, invitees, or other persons under the Guest's control shall not engage in or facilitate: (i) any acts involving imminent or actual serious property damage as defined by law; (ii) any criminal activity, including drug-related criminal activity, any act of violence or threats of violence, other illegal activity, including prostitution, criminal street gang activity, threatening or intimidating, unlawful discharge of firearms, or assault; (iii) jeopardize the health, safety and welfare of guests, GoodNight Stay LLC or its representatives, agents or others. VIOLATION OF THIS PROVISION SHALL CONSTITUTE A MATERIAL AND IRREPARABLE VIOLATION OF THIS AGREEMENT AND GOOD CAUSE FOR IMMEDIATE CANCELATION OF THIS AGREEMENT AND SURRENDER OF POSSESSION.
5. NO COMMERCIAL USE. Guest agrees to comply with any and all rules and regulations that are at any time posted on the Rental Property or delivered to Guest. Guest shall not, and shall ensure that Guest and licensees of Guest shall not: (i) disturb, annoy, endanger, or interfere with other Guests of the building in which the Rental Property is located or its neighbors; (ii) use the Rental Property for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance; or (iv) commit waste or nuisance on or about the Rental Property. Commercial vehicles and food trucks are strictly prohibited from parking on site or parking at the home
No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms, as they are strictly enforced.
6. ADDITIONAL CHARGES: In the event Guest should fail to comply with the terms and conditions of this Agreement, in addition to any other remedies we may have, including, but not limited to immediate eviction without refund, Guest hereby expressly agrees to additional charges for violation of the following restrictions:
• Extra Garbage - $35 Per Bag
• Excessively Dirty Premises - $500
• Excessive Noise - $500
• Displaced Furniture - $100 per piece
• Unregistered Pet - $1,000
• Unauthorized Late Check-Out - $100 per 30 minutes (for up to 4 hours after which the Holdover provisions of HOLDOVER section of this Agreement shall apply)
• Local Ordinance Violation - $500 + City Fine to owner
• Broken Glass Around the Pool - $500 + pool technician's invoice
• Indoor Smoking (of any kind) - $500
Guest expressly agrees to have any appropriate charges for violations charged to the credit card provided by Guest in connection with this Reservation.
7. ACCIDENTAL DAMAGE COVERAGE, CAPACITY RESTRICTIONS, AND HOME COMPLIANCE INSTRUCTIONS: Our properties are inspected before and after each reservation.
GoodNight Stay LLC charges guests a non-refundable Accidental Damage Coverage fee for all reservations. This fee ranges from $25 to $99 and covers up to $1,500 in self-reported damages. Please refer to the listing for the specific coverage amount.
The sleeping capacity for this Rental Property is limited to the number of beds provided, twin beds sleep 1 guest; double, queen and king beds sleep 2 guests each. This particular Rental Property can sleep up to the number of guests determined accordingly. Extra guests beyond the maximum sleeping capacity are not allowed without the expressed written permission in advance by GoodNight Stay LLC. Often, extra sleeping capacity is not possible at this Rental Property.
Each additional guest exceeding the maximum sleeping capacity for this Rental Property will incur a charge of $50 per guest, per night past the standard occupancy of the home and will be charged to the credit card provided. No smoking, or parties of any kind are allowed at this Rental Property. GoodNight Stay LLC has weekly home inspections performed by a third-party inspector for this Rental Property, so we can keep system operating correctly, discover mechanical failures, and help keep the Rental Property in great condition for guests and owners. Sometimes, these inspections fall on dates the Rental Property is occupied. If this inspection falls on a date of your rental, the renter agrees to allow the home compliance inspectors to perform the inspection, which generally takes 30 minutes, between 9AM to 5PM. 24-hour notice will be given if an inspector is coming out. It's also helpful if the renter can inform the inspector of any issues or things not working correctly so they can be addressed or fixed immediately.
8. RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be contacted as soon as possible.
9. PROPERTY: Guest rents, for vacation purposes only, the furnished Rental.
10. ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is no later than 11:00 AM on the departure date. Early Check-in and Late Check-Out options are available for an additional fee if available. If Early Check-in and/or Late Check-out is approved, you will receive written confirmation from GoodNight Stay LLC.
11. PAYMENTS: ALL PAYMENTS ARE NON-REFUNDABLE. GoodNight Stay LLC requires 50% of the reservation total to be paid at the time of booking. The remaining amount (50%) is due 30-days prior to arrival. If GoodNight Stay LLC is the Merchant of Record, we will auto-draft any payments that are overdue.
12. CANCELATIONS & REFUNDS: If Guest books directly with GoodNight Stay LLC (on GoodNight Stays Official Website), Guests can cancel 60-days prior to arrival for a full refund. Any cancellations less than 60-days are non-refundable. All cases for compensation will be reviewed and determined within 5 – 7 business days. Cases for compensation must be submitted in writing to GoodNight Stay no later than 24-hours after Our standard check-out time (11am local time). GoodNight Stay reserves the right to deny any and all compensation requests.
13. RESERVATION CHANGES: Subject to availability and at the then prevailing rate. GoodNight Stay LLC reserves the right to offer discounts only at our discretion. If guest needs to change a reservation and reduce number of nights for their reservation, they will need to contact GoodNight Stay LLC as soon as possible. Reservation modifications can only be made according to the Guest's cancellation policy (refer to your booking platform for specific information). If the change request is less than the minimum night stay the reservation change request will not be approved. If reservation is within 60 days of check in, a change request will not be approved.
14. UNAVAILABILITY: For any reason beyond the control of Management, the Rental Property becomes unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
15. STRICT NOISE ORDINANCE: The city has a strict noise ordinance that must be followed. No loud noises, music, or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. If we receive information about excessive noise, GoodNight Stay LLC has the right to evict guest and all occupants immediately and charge the guest $500 with no refund for the balance of the remaining reservation. Excessive noise restrictions may also be enforced during daylight hours.
16. APPROVED GUESTS AND USE: The Rental Property are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the Rental Property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Rental Property are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Rental Property or be removed from the Rental Property; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
17. OCCUPANCY: Approved Guests are persons who will occupy the Rental Property. No unlawful activity or any other activity that constitutes a nuisance is permitted on the Rental Property. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

18. CLEANING: The Rental Property will be delivered to Guest in a professionally cleaned condition. Upon termination of occupancy, GoodNight Stay LLC will arrange for a professional cleaning service to clean the Rental Property. Guest is responsible for cost of this cleaning and this fee is built into the booking. Cleaning fee is mandatory and nonrefundable. Should Guest have excessive trash and activity that require more than a regular cleaning service, Guest will be charged for associated excess costs. Guest authorizes GoodNight Stay LLC to charge card on file or submit a payment request for any excessive cleaning that is required at check- out for the additional cleaning and trash removal.
19. PETS: Not all rental properties permit pets. Pets are allowed only if authorized in advance (check listing details). If an unauthorized pet is discovered on the Rental Property, Guest authorizes GoodNight Stay LLC to charge the card on file for additional cleaning fee of $500 and/or may be asked to leave without refund as Guest will be in breach of this Agreement. If a pet is approved (under 35 lbs.), Guest will be charged $100 per pet during the stay. Should approved pet have caused damage or loss to any item in the home, GoodNight Stay LLC reserves the right to charge the guest's card on file or submit payment request for prompt payment to recover any lost or damaged items. Guest agrees to settle payment immediately.
20. NO SMOKING: No smoking is allowed on the Rental Property. This includes medical marijuana and adult use (recreational) marijuana. If smoking does occur on the Rental Property, (i) Guest authorizes GoodNight Stay LLC to charge Guest an additional cleaning fee of $500.00. (ii) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (iii) Guests may be required to immediately leave the Rental Property, or be removed from the Rental Property; (iv) Guest is in material breach of this Agreement.
21. CONDITION OF PREMISES: Guest understands that the accommodation is a privately owned dwelling with the Owner's furnishings and neither GoodNight Stay LLC, nor the Owner shall be responsible for providing any additional furnishings or equipment beyond what is advertised. The condition and furnishings will vary in each home according to the owner's taste. All properties or units are equipped for housekeeping with dishes, cookware, silverware and glasses. Guest shall, on arrival, examine the Rental Property, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
22. LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. Any items not claimed for longer than 15 days, may be donated, sold, or discarded.
23. SHIPPING POLICY: You may ship directly to the home that you are staying in using FedEx or UPS while you are in the home, however we cannot guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. We highly suggest renting a PO Box for any guests staying long term who will need to receive mail.
24. MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the Rental Property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit (if any).
25. NO PARTIES: All of our rentals are in residential areas and may not be used for weddings, receptions, parties, or large gatherings unless approved in writing by GoodNight Stay LLC. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.
