The Hamptons property, classified as one of the best residences in Sint Marteen, is located in Terres Basses. It has been recently renovated and decorated with refinement. It is composed of one villa and one cottage, which can be rented together or separately.

Villa Hamptons is composed of 7 bedrooms (sleeps 13) and 5 bathrooms split between the main villa (4 bedrooms, each with its own bathroom) and the luxury cottage (3 bedrooms including a smaller one and 1 bathroom).
Each villa is independent, they have separate entrance doors and their own swimming pool. This ensures optimum privacy.

Concerning the Hamptons villa, each of its 4 bedrooms has a king size bed. Two of them give you direct access to the terrace and the garden, the two other rooms located upstairs offer a superb view of the Caribbean Sea. All rooms also have air conditioning, and satellite TV. The Hamptons Villa is arranged around a bar and a beautiful fully equipped kitchen. The large sliding doors will take you directly to the terrace with its overflowing swimming pool, relax on one of the lounge chairs to enjoy the sun. A spacious living room equipped with a television will allow you to be comfortably installed. As for the terrace, it is equipped with a large convivial table from where you can admire a magnificent sunset every evening.

The Luxury Cottage offers a service of the same quality as the villa but more intimate. You can enjoy outdoors, the dining table and the living room overlooking the private pool and its deck chairs. Two bedrooms have a king size bed, direct access to the terrace, air conditioning and satellite TV. The little extra of this cottage is a 3rd extra bedroom which will allow you a capacity of 5 beds, this one is also equipped with air conditioning.

Friends and Family

I cannot say enough how much I loved this house and cottage. Our family rented the house for over a week and had three other families join us over that time filling the house to 12. With young children, teenagers and adults filling the beds, the house never seemed crowded. Every one of all ages had a great time. There was something for everyone. The pool area and cabana with the ocean view naturally became the place to gather and drink coffee in the morning as we made plans for the day. Leo and Max were especially great in making all our dreams come true during this destination vacation designed for spring break fun and a 50th birthday celebration. They helped us with dinner recommendations, boat charter recommendations, a chef recommendation for a night in at the house. When we asked where we might pick up some fresh seafood, Leo contacted a local fisherman and she delivered it to the house. All above and beyond any expectation. They really took the experience of staying here to the next level. If you are contemplating staying in this area, this is the house you'll want to get.

Beautiful Villa, Excellent Stay

My family of 11 just returned from a one week stay and we had a fabulous time at the villa! The pictures really don't do it justice. Everything is modern, sleek, spacious and clean. Kitchen is well-stocked with all sorts of amenities including coffee pods, spices and even some alcohol. Bedrooms are very comfortable, bathrooms are well-appointed and the outside area is fabulous. More than enough chairs to sit by the pool and enjoy the sun! Make sure to bring bug repellant though because come sundown the "no-see-ums" and mosquitoes are out in abundance. My only other recommendation would be to splurge for daily cleaning. Maybe it was just our large group, but it would have been nice to have them clean every day. Lastly, I cannot say enough good things about Max (and Leo) the property managers. Max was very responsive, answered all my questions almost immediately and gave great shopping, bar and food recommendations. He made our stay even more perfect! Can't wait to go back.....

40th Birthday Group Vacation- 10 Adults

Villa Hamptons is absolutely beautiful! It was just as the pictures show. The villa is spacious enough for a large group. Leo and Max were absolutely amazing before and during our entire stay! Always there if we needed them. Our flight was delayed by hours the day we were to arrive, which caused us to miss one of our planned events at Topper’s Rhum Distillery. Max took the initiative to contact them and let them know. He helped with getting our tour rescheduled. The villa has ocean view. You can see sailboats floating by in the distance. There were a lot of iguanas and birds. The birds were VERY loud. Some in our group had ants in there rooms. So keep food covered or out of the rooms. They need to put lights that face that path that lead from the main villa to the cottage. It is very dark. Housekeeping- I would recommend more than one. She didn’t clean very well. More like spot cleaned. Driver- Max and Leo arranged for a driver, Reid. He was very nice, however, it began to feel like we were being unnecessarily charged for things, so we found someone more reasonable. A closet in the villa was left open and Max and Leo asked if we took anything out because it was locked. We let them know it was not locked and we believe the housekeeper left it open. They told us she said she didn’t leave it open and a key is needed, which we did not have, so it felt a little accusatory. Also, we were not told we couldn’t go in the closet. But it got worked out. We would stay here again.

Great Family Trip

We had a wonderful vacation in Terre Basse! The house is terrific. Clean, well stocked and nicely furnished. There were 13 in our group, ages 7-90. The house gave us enough space to spread out and we all enjoyed the pools. What really made the difference in our trip was Leo the Concierge. He helped with planning everything ie groceries, restaurants, beach suggestions, boat rental and beyond. From the moment we booked the villa to the day we left he was available and proactive - he made our trip a really pleasure!

Beautiful stay in St Martin!

This property worked out perfectly for us. We had 7 adults and 5 kids aged 11-16. We used both the main house and the cottage. The kids loved having a house to themselves. The bedrooms in the main house were plenty big, each had their own bathroom and a king sized bed. Leo, the property manager made everything easy for us and was very responsive when we had a question. The view was wonderful and we enjoyed the pools! We'd definitely stay here again.

Perfect Spring Break

We stayed there Mid March for a week. The house and cottage was perfect for us. We had 3 couples, that stayed in the main house, and 3 teenage daughters that stayed in the cottage. So the setup for us couldn't have been any better. When booking online this place looked great, and I liked the cancellation policy for this listing as we booked during a time of the pandemic and you never knew what the next day would hold. Our House manager Leo was great. He answered questions we had before we got there. Met us at the house and walked through everything there. This place was very well stocked! It had pool floats, lots of kitchenware, blender, charcoal and fluid for the grill, ton of games, beach chairs and umbrella, large wifi speakers for by the pool. I don't think I have stayed at a VRBO so well stocked. Leo would check in with us to see if we needed anything from help with places to eat to how we could get our Covid test to come back to the US. He was always available, nice, and helpful. The maids came half way through our stay and cleaned up and put new sheets and towels throughout the house and cottage. Many VRBO's we have stayed at don't do that during your stay, so I thought that was a nice touch. The house itself had so much room. Between the house and the cottage there was 9 people and often we would be hanging at the main house. Never felt cramped. large tables, lots of pool chairs. The space was great. The view from the house was great, you could see the ocean. it was about a half mile walk down the road to the beach, we would often jump in the car and drive down there for sunsets. Everything about our trip was great, many memories.

Amazing family stay, can’t wait before next time !

Our family stayed at the villa HAMPTONS over the holiday and we were very happy to find a crib and a high chair for our 2 year old son. Our dog was also able to stay at the villa and had his own bed So cute ! We loved the atmosphere in and around the villa, very cozy yet elegant furniture in the house. We enjoyed the sunset and the sunrise from the deck and the nightlights in the pool were our son’s favorite ! The beach is very close and so beautiful ! Not too many people there so it was very enjoyable. We had a really nice time and are ready to book again next year ! Can’t wait !

Wonderfull stay

We stayed in sin marteen 4 years ago and were so happy to come back on this amazing island It was the first time we stayed in hamptons villa and will of course come back next year for a longer trip. Everything was perfect. the ocean view, the sunset, the spirit of the house,the gardens so beautifull,the amazing pool and the house wich seems new and so clean enjoyed our family and friends We also enjoyed playing darts,table tennis and slots after swimming in plum bay beach just few minutes walk down the property . Thank you gwen and john for all you have done for us everything was quiet and easy See you next year...

Fabulous Property

We spent time on this amazing property and we really enjoyed it! With a couple of friends we loved the setting of the property. The main Villa and the smaller one a few steps away was really convenient to keep privacy. View from the large terrace is amazing and beds a must. We will definitely come back :)

Amazing stay!

We had such a great time at this villa. A group of 8 of us stayed here. Gwen and John were both very responsive when we emailed/texted them with the booking process. Gwen ensured a smooth check in process and was always available. And she gave us recommendations for an amazing chef and catamaran ride to Anguilla. All amenities provided at the house. It took us a while to figure out the appliances as they were in German(?), but we got there. The pictures were on point and were a true representation of the the villa in all regards. Short car ride to Mullet Bay, bars and grocery store. Incredible views especially of the sunset! I would definitely stay here again. Thanks Gwen and John!

We were 3 families staying at the villa and cottage for vacation. Absolutely beautiful!!!! Our concierge, Gwen was quick to respond to any questions or issues. The housekeeper was exceptional. Wish we didn’t have to leave!

A little Gem in the Heaven!!

Lovely villas, very close to the beach, peaceful atmosphere and super friendly staff! We stayed there for 10 days only being on Sint Maarten. We enjoyed every moment on the island and at Hamptons villa. The place is clean as well as the villas and they are modern too. We had everything we needed and the facility is simple and charming. The 4 bedrooms and the living room have an air conditioner. The WiFi works very good, but you don't need it there, because the island has enough things to do. I bed the TV would have worked if we would have used it, but the beach walk and see were so beautiful, that we didn't turn on TV once! We mostly lied on the beautiful clear water beach or read our books our own veranda in the comfortable chairs in front of our swimming pool. You can walk on the beach between 10 to 15 minutes. It takes 5 minutes by car to reach some shops and a supermarket to get the supplies you need. If you have any questions there is always Gwen who can provide you her tips and advices. They also help you with choosing good restaurants and even do the reservations for you. I enjoyed the time there so much, I truly don't have any cons to write about. Go for it and enjoy a really no stress and peaceful atmosphere at Hamptons villa!

Quiet and lovely place

We were a group of 7 people, and we had a wonderful stay at Hamptons! Perfect location, just a short 5 minutes walk to a stunning beach. Property is great itself with Darts, Poker and slot professional machines Poker. Johnwas quick to respond to any questions or needs we had, and the place was clean and exactly as portrayed in the photos! Thanks for a great stay!

Family reunion

True St Maarten Experiene

Very secluded and private location. The location was so amazing and was a perfect fit for housing a large group of family and friends. I would recommend the stay for anyone that wants to experience a true St Maarten vacation experience.

Tropical stay

Villa Hampton was magnificent! Truly a spectacular place. We had a lovely welcome basket with local rum, snacks and sweets when we arrived, and the villa has stunning views no matter where you stand or look! Our host was extremely responsive and polite. If you're looking for true privacy and a tropical stay, this is the place.

Great Stay

I hesitate to write how great the villa was because I want it to be available the next time we visit. This was the best place I can imagine - we had a great stay - thanks Ophelie for being our personal concierge - every recommendation was amazing. We loved the catamaran tour.

Really wonderful villa and location

Really wonderful villa and location. The views from the home were simply incredible (180 degree panoramic view of the ocean). The photographs online are great but still do not capture the style and chic of the house. Everything has been thought out perfectly. The friendliness of the hosts John and Ophele was really second to none. We have stayed at a number of homes on St Martin and this is our favorite to date.....We will certainly return.

oh my god!

Oh My God! This is my dream house! Everything was perfect! The house looks like new! Very clean and comfortable , The photo is real! John and Ophelie very professional and made house great! Amazing stay

Amazing house! Sometimes the pictures on the internet make things look better than they are...HOWEVER in this case, the pictures on the internet were not doing that--it is even BETTER than the wonderful house pictures! The host was very responsive, warm, and welcoming. The location and view provided an excellent venue for our vacation.
