*NEW: The Empire State Trail is now complete - a 750 mile trail for bicyclists and hikers to explore the beautiful New York State. The Trail welcomes bicyclists and walkers of all ages and abilities to experience the Empire State’s urban centers, village main streets, rural communities, and diverse history, from New York City through the Hudson River Valley, west to Buffalo along the Erie Canal, and north to the Champlain Valley and Adirondacks.

KITCHEN
The enormous sunlit kitchen features a large island with breakfast bar seating, large sink and dishwasher, as well as a large dining table. A separate formal dining room provides additional ample space for entertaining. High chair available for use.

The sun-filled room also offers direct access to the backyard patio, with its fire pit, grill, outdoor dining table and lounge furniture.

LIVING SPACE
The main living space includes a Smart TV with Sonos soundbar, classic Jotul gas fireplace and reading nook.

BEDROOMS:
- Primary Bedroom: Queen bed with private terrace
- Guest Room 1: Double bed + en suite bathroom with clawfoot tub
- Guest Room 2: Kids room with two twin beds + crib
NOTE: This room features attic-style sloped ceilings, soft floor mats and furniture for small children. Adults should watch their heads when walking into the room. It’s an ideal room for children but an air mattress is also on site if adults need additional sleeping arrangements.

Toiletries from Public Goods are provided in all three bathrooms and a washer and dryer are located on main level for your convenience.

Baby Equipment:
At this property, we provide crib for your convenience. For any additional baby items, we highly recommend bringing your own or sending us a message in advance so we can recommend a nearby rental service.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
-If you would like to bring a dog, you must add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats.
- Parking shall be allowed solely in the designated parking spaces
-There is room for two cars in the spot adjacent to the house
- Smoking is not permitted anywhere on the premises
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited
-This house does NOT currently have a backup generator.
- You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. We hope you enjoy your vacation with peace of mind knowing that if an accident happens and damages occur, you are protected under Waivo.

Lovely Old Home

I love old homes and their quirky aspects like squeaky floors and doors also the peaceful surroundings. The house was very convenient to Kingston and amenities. Loved the house and neighborhood, I would definitely stay there again!

Great Family Getaway

This house was indeed charming as promised. It was a good fit for our family of four. The nice, big eat in kitchen was a great gathering spot. The kids loved the tiny kid-sized room with the puzzle floor and my 9 year old daughter opted to sleep there rather than in a room of her own. Everything is very kid-friendly and we appreciated touches like having a stool in the bathroom so our 3 year old could reach the sink. Be warned that the water REALLY smells bad, and come prepared with bottled water for drinking. The house is kind of in the middle of nowhere. Very peaceful if that's what you're looking for, but you will have to drive 15 minutes to get anywhere. This was the first time I've stayed at a professionally managed property and it was much more like a hotel experience. It was nice not to have to wash the linens or vacuum before we left. And we were VERY happy to find the bottle of wine left on the counter after the long drive. We had a great time and would definitely stay here again!

I loved my stay at this Kingston Farmhouse! It was a refreshing escape from the busy city. The house itself is well-furnished and can accommodate a decent sized party. Kingston offers a number of cute antique shops and a lovely farmer's market on the weekends. I 100% recommend this place to anyone who's interested in experiencing the best of upstate NY.

Nice neighborhood

The location was good, the neighborhood was quiet, the WiFi was good, the house was roomy, the beds were comfortable, and the property management was very responsive and helpful. On the down side, Hilltop House could use a thorough deep clean both inside and out. For anyone interested in walking/hiking, be aware that the phrase “right next to the Empire State Trail” in the property description equates to 2.9 miles, which is either a 5-minute drive or a 1-hour walk.

Beautiful farmhouse

Beautiful old farmhouse with all the amenities. Nicely updated bathrooms. Had a slight problem with the coffee maker and it was resolved immediately. Would definitely stay again.

We enjoyed our stay immensely. The house was clean, cozy, and well-stocked. Convenient to Broadway and an easy drive from NYC. Particularly appreciated the parking space and the steps outside being shoveled prior to our returning to the house for the last leg of our stay!

Hilltop House

Wonderful property and a happy home for our family to escape to from NYC. My wife and kids and I loved the bright, sunny rooms and all the birds, chipmunks and woodchucks that visited the yard. Really a wonderful visit and anything small that arose during our stay was quickly answered and remedied by Ray and his team. Wonderful stay overall at Hilltop and with Home Sweet Hudson in general. Would highly recommend!

Where Time Slows

When winter has stretched, and you long for a getaway, this upstate home truly delivers. Nestled between nature, historic houses and quaint towns, overlooking a teeming water inlet, this home is full of charm. The biggest standouts for us were the morning light, wrap-around windows, ensuite bath, and wine-colored sunsets. A short drive or taxi to Kingston, Woodstock, New Paltz and easy access to the train. Looking forward to coming back in the summer for more time with nature.
