Villa Playa Oria is sure to please with its direct beachfront location and BRAND NEW building and facilities. We are located where Tres Palmas and Dogman's beach meet, a world class surf spot and marine reserve.

The house itself has a total of 6 spacious bedrooms, 7.5 bathrooms, 2 full kitchens and a kitchenette, sleeping 16 guests. The main house is 5 bedrooms, each with its private bath and an additional 1.5 shared baths. The studio apartment is a stand alone structure and makes the 6th bedroom with a full bath and kitchenette, great for the "honeymoon suite".

Villa Playa Oria boasts a large infinity pool and hot tub (heated 4-7pm everyday, NO EXCEPTIONS) designed with you and your family in mind. Don't take our word for it, come escape into our reality.

Family trip to Puerto Rico

We had a fantastic family trip to Puerto Rico! This property made our stay even better - it was close to so much, including great beaches for snorkeling, and had enough space for a large family to stay there comfortably.

Great Stay

We had a great stay at this beautiful property. Our group consisted of 16 people ranging from 1-54 years old and all had a great time. Property kept in emaculate condition. Would recommend and would definetly visit again

Excellent for a family or group.

Great setting right on the Caribbean Sea. Beautiful pool and hot tub. Very close to a variety of restaurants and gorgeous beaches. Highly recommend.

Private Oasis

Rincon is a surfing town that thrives during the winter months, yet is quaint and secluded during the summer. We had privacy, no wait times for restaurants (show up at 5 to Bakku), and plenty of excursions to choose from (lots of water choices locally; sail with Katarina). Villa Playa Oria is a gorgeous waterfront estate that caters to groups or families alike. The hosts (Ryan and Ericka) were tremendous... available, text friendly, and totally responsive to questions. The room AC units worked great and the accordion doors allowed for air flow in the main family room. From the pool to the beach and Caribbean in the backyard, this oasis demands deserved relaxation.

Vacation with Family and Friends

This is a beautiful property for large groups and a great location. The property was clean and spacious with amazing views of the ocean. We had some issues with the grill, but the property manager resolved this fairly quickly. Unfortunately, we didn't have any waves to surf, but we made the best of it by snorkeling, hiking and taking a day trip to Gozalandia Waterfalls. Overall it was a fantastic stay.

Amazing beach house

Had a family vacation at the beach. The house was great, large enough so everyone had their own space when needed. Great gathering areas. Well stocked. Pool was even larger than expected, beautiful, well kept grounds. Beach was very accessible and the kids enjoyed searching for hermit crabs and other marine animals. Host was very accommodating and responsive with every communication! We had a great time.

Beautiful Place!

Loved the location and the ocean view was amazing! We spent a week at Villa Playa Oria and enjoyed every minute of it!! The house was very accommodating for our group of 10. Loved the way the house opened up downstairs to be indoor/outdoor. Pool/hot tub was enjoyed by all. We had the opportunity to watch the Surf Club from Boston from our location which was very entertaining. Thank you Ryan and Erica for all your help and availability. Enjoyed working with both of you! Beautiful place!

This property was perfect for our large group and wide age range! (From 1 years old to 94!) Everyone had private rooms including a bathroom. There was wonderful space for hanging out , eating together, and playing games both inside the home and outside by the pool. Our entire family had a great vacation in Rincon.

Spectacular Stay!

There’s everything to love about this property. Comfortable, clean, spacious, and beautiful, Villa Playa Orio delivered on everything promised. Our group of 10 adults abd 8 kids ranging from ages 12-17 had plenty of room to enjoy family style meals, swim, and sun. Hosts Erica and Ryan were very responsive to any questions and concerns. Happened to meet the lovely owners and appreciate they’re Jersey Strong! Only recommendations are to fix the couple of burners on the stove and grill and to provide extra towels and chairs for the beach. Cannot wait to come back!!!!

What a pleasure

We just got back from our 2024 spring break and this property did not disappoint! The layout of the house worked so well for our group of 10. Everyone was able to have enough space, but also gathered most nights for dinner. The sunsets are breathtaking and pictures don't do them justice. We were able to watch surfers most days from the property. We also really enjoyed exploring the area beaches, restaurants, fishing charters, and surfing lessons too. There is so much this property has to offer, plus the property managers were always available which made us feel safe and taken care of. Thank you for these unforgettable memories,

Family vacation 2023

Superb! Location was picture book perfect!! Loved way house opened up to be indoor/outdoor downstairs. Pool/hot tub enjoyed by all but especially by 2 little boys that had a blast! Lay out of living / bedroom space upstairs was wonderful! Fantastic time had by all 15 of us! Enjoyed Rincon! Snorkeling was very good right out front of house.

The beach is nicer then it looks in the pictures

Bedrooms and showers are fantastic. The main living room opens up completely to the pool area this great in the morning and nights but does get hot mid day. We tended to retreat to the upstairs living room or pool around noon. The beach is larger then the pictures show and its shaded by trees which is really nice. The beaches in the area are more suited for snorkeling then swiming there is actually a bit of coral within swimming distance which is pretty cool. Could use better access to the beach though the stairs down are pretty rough and dificult to use.

Beautiful house and property

This house is a beautiful house with a very livable floorplan. Every bedroom has it's own bathroom and there is an extra bath on each level not connected to a bedroom. The kitchen was well equipped and the beds were comfortable. The best thing about this property is the outdoors. The view is AMAZING!! You can walk right out from the back yard onto the beach. Either direction that you walk you can get to a restaurant/bar by walking on the beach. The managers were responsive. Overall this is a great property and if we ever find our way back to Rincon we would definitely stay here again.

beautiful property

communication was always quick and responsive. the pictures definitely don’t do the property justice as we were amazed when we arrived. the mosaics on the front and pool are beautiful. some of the furniture listed was not present (mostly minor, but missed the most was the table and chairs pictures on the balcony). I wish the pictures better showed the rocky conditions of the beach as it’s not an ideal location to lounge and swim but we all enjoyed walking it and hearing the ocean during our stay. there is a bit of a pest issue but if you don’t leave anything out it is somewhat manageable. the pool/beach towels are small so I would recommend packing legit beach towels if that’s what your need, we had to buy towels for everyone in our group after we arrived.

Completely perfect!

We stayed at Villay Playa Oria for a week, and it was absolutely wonderful. From the start, communication was great - very proactive and Ryan was always very quick to respond if I had questions. The pictures don't really do the property justice, it's a beautiful house. It was also big enough for everyone to have their own space (bedroom as well as bathroom), which was really nice. The kitchens were well well equipped. The pool was awesome, and hot tub at sunset was perfect. As other reviewers have noted, the beach right in front of the house isn't great if you're trying to get in the water because of how rocky it is, but it's still nice. More swimming-friendly beaches are a short walk in either direction, and there are trails each way so you never even have to walk along the road. We did have one minor maintenance issue while we were there, but Erica and Ryan took care of it immediately. Overall, 10/10 and would absolutely recommend to other large family groups.

Dream Vacation

We spent a week at Villa Playa Oria and have nothing but great things to say about this home. Communication with Super host Ryan and Erica before check in set the mood for their professionalism. The home if you can imagine was more beautiful than the pictures, it was everything we hoped it will be, the children and adults were in awe when we first walk in. The house was well equiped with everything we needed. The abudance of bathrooms was a plus, pool area, outdoor dining patio, upstairs patio all well furnished. Plenty of beach towels, pool floaties, and availabilty of washer and dryer made the week a breeze. The proximity to the beach was lovely, walks in the morning and evening were special. Rinco is a beautiful town, with lots to do and accessiblity to travel to other towns to explore Puerto Rico. Everyone is already asking when we will be back. I will definitely book again. Thank you Ryan and Erica for all your help and availability. This home did not dissapoint and memories here will be treasured.

Vacation Bliss

Our stay at Villa Playa Oria was everything we hoped for! The house is beautiful and comfortable. We had a group of 11 and there was plenty of space for us all. The AC units in each bedroom gave everyone the ability to cool off their room to a temperature just right for them. My husband and I actually chose to turn off the AC a few nights and leave the window open so that we could hear the sound of the waves crashing, which was amazing. The kitchen was well stocked with everything we needed for cooking at home. Two living rooms with TVs and a few board games to choose from also offered some entertainment (Although I didn't watch TV once the whole week!) But to me, nothing beat the backyard with its patio, pool, hot tub, hammocks and of course the views! We all loved relaxing in lounge chairs, floating in the pool, swinging in the hammocks, and sitting on the beach right in front of the house watching the surfers and the beautiful sunsets! Although the beach right in front of the house was too rocky to swim in, we loved the location! It was just a short drive or walk to swimmable beaches as well as shops, restaurants, grocery stores, and the lighthouse. Ryan was a great host to work with, and any questions I had were always answered in a timely fashion. We can't wait to go back to Villa Playa Oria!

Beautiful home and excellent view!

This home was even more beautiful in person. Every room has huge closets for storage and your own private bathroom which was so nice! The upstairs has a big family room that is air conditioned so the kids loved playing games up there and watched a few movies at night, separate from adults which was awesome for us! The accordion doors off the kitchen were a big and pleasant surprise to us that opened up to the gorgeous outdoor view of the ocean. The pool was a great size, but note that the deep end does get to about 5 feet or so. Luckily everyone was prepared with floaties for the littles. As many others have commented, the hot tub only kicks on for 3 hours from 5-8pm which was definitely disappointing to us. I understand they want to keep noise levels down, but we were still outside making the same amount of noise with or without the hot tub being heated. We did have some appliance issues that will hopefully be repaired, but overall, it was a great vacation! Overall, we had a fantastic vacation and I highly recommend this home!

Awesome house - great for a group + walk to snorkeling

We had never been to Puerto Rico before, and didn't know much about Rincon, so I was nervous. But this house was really great for our 14 people for a family reunion this July.. Pluses: Good communication from the owner/management company. High end finishes in this house which is in great shape (it's nearly new), lots of space, every bedroom has a bathroom attached (yay!), fantastic pool, the view of the ocean and sunset are spectacular. Easy walk (10 minutes along a small path) to Steps Beach for great snorkeling. Quiet - the bedroom doors are great for sound insulation. Wonderful pool and outdoor area - big covered patio with tables beneath where we sat outside even during afternoon thunderstorms. Short drive to town where there were plenty of restaurant options. Plenty of parking for at least 4 cars. Lot's of kitchen space (and extra kitchens/refrigerators upstairs and in the studio over the garage). Has a generator that kicked in quickly when there were brief power outages. House was beautiful and very clean. Saw some nice herons and iguanas in the back yard. Also, we enjoyed visits from the neighbor's friendly cat outside. Minuses- and there weren't many! Don't expect to get in the ocean at the beach right at this house - there are steps right out back down to a small strip of beach, but it's rocky just in the water with spiky sea urchins so not very safe to get in there (but as mentioned, Steps Beach is a short walk). We love hot tubs in the evening, but this one is only heated for 3 hours per day - and that time shifted randomly depending on when the timer reset due to power outages (so don't count on hot tub). Lastly, for our group, the open area with the daybed and couch upstairs was not a good sleeping space because every bedroom opens onto it and the 2 people sleeping there were kind of miserable due to the noise and walk-throughs. Technically there is room for 15ish in this house, and it very comfortably sleeps about 12 unless at least a couple are small children. Overall, we would highly recommend this house!!
