Cute little cottage by the lake with awesome view . We enjoyed the hot tub and the stars at night. This unit is priced at the lower end and care has been taken to present a very clean space . That being said a little TLC and more comfortable sofas and cushions would make this a fantastic place.
Everything was very clean and very good host communication. Yes a bit disappointed with furniture, very uncomfortable and outdated.Did not like the fact there is a camera on the outside.

We appreciate all feedback from our guests, which helps us determine what needs attention. We're pleased that you enjoyed your visit and we hope that you will return again in the future. The only thing that is not negotiable is the security camera, which is on the exterior for several reasons - security, monitoriung traffic to the cottage to avoid being a party house, seasonal monitoring of snowfall [knowing when to plow and shovel], and monitoring contractors doing work there. We do not monitor areas inside, and we do not monitor areas outside where guests have an expectation of privacy. We provide advance notice of this in our communications with guests. Our town does monitor rental properties for traffic and posssible noise. We in turn are expected to follow their guidelines so as not to disturb others in the community.
The home has nice location, quiet town, but is located next to research station which has activity/lights. Kept blinds closed on that side of the house. Small bedrooms with uncomfortable beds. Floors are uneven in hallway, floor grate for heat when crossing into living room- made dog afraid to cross over so had to pick her up each time. Bathroom is tight, but does have washer/dryer unit- soap drawer for washer and rubber around door was moldy. Did not use hot tub, too many mosquitoes and need to trim back ivy on deck area. Floor unit ac helped, but bedrooms were stuffy since they are closed off from air flow- ceiling fans helped.
Very clean property. Great location. Host and manager and very responsive. With 1 bathroom it was perfect for 2 people. Love the view and the hottub.

Patrick’s properties are lovely. It was well appointed, impeccably clean and had an unrivaled view of Seneca Lake. If you are big and tall people like my partner Mike and I, however, you may want to choose one of his other properties. The bedrooms were just too small for us to navigate in. Note that it is next door to an unusual Navy research station of barges with barbed wire surrounding the property. Not at all disruptive in any way and a curiosity to watch, just a bit unnerving when we came in that night and didn’t know what it was with its “Do not trespass” signs. Also note that the dock you see in the pictures is not currently in existence, likely dashed apart by the difficult winter and awaiting repair. That said, I am still a big fan of Pat’s properties. Cleanliness is important to me and it is exceptional always. And the stunning view here of the lake is like the helm of a ship on the water. Simply dashing.
This beautiful cottage was perfect for our trip! The home was very clean and had everything we needed for a relaxing stay. Our host was very responsive and went above and beyond. I loved sitting next to the large windows looking out onto the lake every morning.
Quaint cottage on the Lake with beautiful view looking south. Fully stocked kitchen. Very clean inside. Furniture could be updated. Bedrooms are very small. Host very responsive and easy to communicate with. Listing includes AC however, it is a portable unit in the living room that does not cool the bedrooms sufficiently. We were there on an unusually hot weekend in May and were very uncomfortable at night. Each bedroom does have a ceiling fan. There is a hot tub on the deck but we did not use it. The pictures of the outside area, specifically the dock are inaccurate as the dock was missing boards and not usable. Shed and bank very overgrown with weeds. Great location as it is in the middle of the lake with Geneva to the North and Watkins Glen to the south. Many great wineries both directions.
This place was so lovely, we showed up when it was dark out and all the lights were left on for us so we didn’t have to walk in the dark. The decor and vibe was very cozy and the view was amazing! The host was great at communicating with us different restaurants they prefer, we highly recommend this cute cozy cottage!
Lovely spot on the lake. View from the sunroom and hot tub was fabulous. Very clean, very easy to find and get in and out of, everything was in good condition. We'd love to come back in the summer to enjoy the fire pit and the yard.
Stayed for a girls weekend and it was great. Location was perfect by the water. Amenities in good working condition and host was super helpful when questions were asked. Would stay here again!
Cozy cottage with everything you need. Amazing view of the lake and sunrise and nature. Cottage was clean and thoughtfully stocked with games, books, cookware, extra blankets and pillows. Best thing was the hot tub. Sitting in there at night with a ten degree temp and a light snow was relaxing and magical. We were lucky enough to view the full moon which I dont think was included in the amenities but was a nice touch. A perfect home base for enjoying the wine/breweries and all local restaurants. Highly recommend and plan to return to enjoy during summer months.
Host was very accommodating to questions and gave us a lot of info as it was our first time to the area. The location was great as we were right in the middle of the wineries. The property is quaint and snuggly. The views from the hot tub are well worth it.
House was incredibly clean. Decorated very nicely. Hot tub worked perfectly as well as all appliances were in working order. Photos were completely accurate and host was extremely timely in communication. Would absolutely stay again!
The property was very clean and had an amazing view of Seneca Lake. The hot tub and fire pit was an added bonus. The property is a short drive to multiple wineries and breweries. We really enjoyed our stay.
We enjoyed our stay at this quaint little cottage on the lake. Loved the charming decor and cozy atmosphere. The kitchen is stocked with everything needed to prepare your meals. We enjoyed the very nice neighborhood for evening walks and nearby hiking trails with lovely fall views.
The house was perfect, my fiancé and I had a great weekend! The house was clean and located right next to the lake. It had great outdoor space and was easily accessible. Would highly recommend!
Wonderful for our visit to Finger Lakes wine country! The home’s deck overlooking Seneca Lake was relaxing. Home was equipped with anything we needed. Comfy beds, kitchen for small meals. Excellent communication with owners. Throughly enjoyed our stay!
Beautiful location, great view in a quiet area. Walking distance to a beautiful park! Easy check in & out! Only downfall was the AC units were loud at night, turning them off made it a little to warm. Over all, cute stay! Hot tub was beautiful at night looking over the lake.
We were sad to leave. Quiet, clean, cozy little stay.

About the host
Hosted by Pat Hoke
I'm married with two children (a girl and a boy) and I work with a small technology company in Fairfax County VA. I'm also a partner in a family run inn that sits just 7 miles south of our cottage, overlooking Seneca Lake. I grew up in northern Virginia, outside Washington, DC, and graduated from George Mason University. My family has had a cottage on Seneca since 1930 (my grandparents), and our whole family has a great attachment to the lake. Since I was a child, it was a dream of mine to one day have a place for my own family on Seneca Lake. In 2007 we made that dream a reality, and now we would love to share this beautiful spot with you!
Why they chose this property
I love Seneca Lake and I wanted to have my own cottage, just as others in my family do. This area happens to be one of the most choice locations on the whole lake. It has easy access all year, an awesome view of the lake, lots of privacy, and plenty of land to add on in the future. It's also one of the most convenient locations to the wineries and to shopping.
What makes this property unique
This cottage sits in such a unique setting, with around 100ft of private, grassy, level lake frontage. It's also very private, with only one distant neighbor. The cottage sits on the widest part of Seneca Lake and because it faces north east, you have an extremely expansive view of the lake.
