Retreat to this beautiful and charming, waterside home after enjoying the beautiful Devon countryside and beaches. Perfectly situated on the Exe estuary, there's easy access to Dawlish Warren beach and the city of Exeter. Well-proportioned, with outstanding views and just a stone's throw away from 2 pubs serving great local food. Bird watchers will delight in spotting the many feathered friends that frequent the reserve and active groups can take advantage of the river and all it has to offer.

To take full advantage of its magnificent views over the Exe estuary towards Exmouth, a glass balcony has been provided at first-floor level along the entire width of the property.
There is a newly fitted kitchen with integrated appliances and the living area has also received an overhaul with brand new carpets and reclining sofas. There is a newly fitted ground floor shower room with sink and wc. This room also houses the washing machine and microwave.
To the rear, the size of the useable paved space has been significantly enlarged by the provision of an additional paved terraced area.
Bright and airy, this property has been freshly decorated. The rooms have all been dressed with modern soft furnishings and jaunty nautical accessories, to create a welcoming, homely feeling.
The entrance to the house has a porch, ideal for leaving your sandy shoes and jackets, which opens to the hallway with stairs to the first floor. At the front is the lounge with an arch to the dining area. The kitchen is at the rear, with a door out to the conservatory and a door into the new utility/shower room. Upstairs are the four bedrooms, and the family bathroom.
Birdwatchers will delight in spotting the many feathered friends that frequent the reserve and clients can also take advantage of the river and all it has to offer.
Cyclists will enjoy the fact that the property is situated on the famous Exe Estuary Trail which connects Dawlish to Exmouth. This 22.5 mile trail takes cyclists around the stunning Exe estuary on mainly level off-road and level cycle tracks. Bike hire, indoor and outdoor swimming pools, a gym and numerous other leisure facilities are available nearby in Cofton which is a short walk from the house.
The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else.
This is a beautiful coastal area with a renowned nature reserve covering 500 acres that attracts bird watchers from all over the country. The village of Cockwood is inhabited by many owner-occupiers, so there is a fantastic local atmosphere in the nearby pubs. Being in Devon, life tends to be very laidback and the area is extremely popular with those who like to partake in outdoor activities. The estuary is filled with boaters, kayaks and paddleboarders, and there is a welcoming atmosphere in the neighbourhood.
Perfectly situated on the Exe Estuary, there is easy access to the beaches at Dawlish Warren and to the city of Exeter. Starcross station, is within easy walking distance of the property, and provides access to the British Rail network. (Exeter 12 mins; Exmouth 42 mins; London Paddington 2 hrs 36 mins).
Additionally, in the summer months a regular ferry service runs from Starcross to Exmouth.

You are welcome to use and enjoy the outdoor seating areas but please do leave as you find and dispose of any food and drink and bring in any items that belong inside the property.
We operate using a Good Housekeeping Bond and whilst we do not take a physical deposit, we have up to 14 days after departure to charge upto £400 for any additional cleaning or damages cause during your stay and not reported. This includes damages caused by dogs, children and adults.
