A few issues

The location was wonderful. A few things to point out. The beds upstairs were hard very hard. Need to buy new couches. The toilet upstairs needs to be fixed

Location but not luxury

The owner was prompt and polite in dealing with us. The location was excellent, however on the whole it felt tired and run down. Uncomfortable mattresses. Quilts that seemed in need of cleaning. College apartment quality couch. Not great for those looking for luxury. Great for those with lots of kids who need room to spread out. Plenty of space.

Happy at Humphrey's Hollow

As pictured. The picture of Humphrey's Ledge was taken from the Living Room. Convenient location. Close to Diana's Baths, short drive to North Conway. Quiet and secluded. First floor is entrance, full bath, sleeping; second floor is living room, dining room, kitchen, and access to deck; third floor is full bath and sleeping. Has fanS so we were not hot (end of July). Our dog loved the carpeted stairs. Comfy accommodations. Well equipped kitchen (pans, pots, utensils, plates, drinkware, stove top oven, toaster, microwave, kitchen towels. The microwave is on top of the fridge. Plenty of bath towels. Communication/texts with owner were answered quickly. Live TV is available on first floor. Streaming TV is on second floor. At the end of the stay bed sheets are left on first floor by the washer in the pillowcases. We would stay here again. Thank you!

Great location and beautiful setting.

We arrived late and the pine tree marker is hard to see in the dark. It is small white sign with the numbers. Just proceed slowly and follow her directions. The gps brought us in a new way and we had to go out to the main road and start over. Just a tip. The house is set on a lovely parcel of private land. It is beautiful and quiet. The location is close to all attractions. The house is spacious and has a lot of charm. I was disappointed that the beds were not made and the house was dirty. Julie assured me that she is going to address this with her cleaning crew. This was especially upsetting given the pandemic and cleanliness protocol right now. Again, Julie said she will address it. The home has a lot of potential, but needs a deep clean. Overall, I have faith that this was a one off based on other reviews. The home could be perfect for a large family or group.

Best location!

The house was better than the pictures! It was super clean and spacious! We found all the beds to be quite comfortable, aside from the top floor rooms being hot we didn’t have a single complaint! We brought extra fans so it worked out for us. The layout of the house is amazing, but the location was the best feature! A short 15 minute walk/ hike through the woods behind the house brought us straight to Diana’s bath! It was roughly 3/4 of a mile, but it beats waiting in line in your car, then paying to park, then walking the 1/2 mile from parking lot to the falls! Apply your sunblock, pack a towel and some water and snacks in a backpack and go enjoy a few hours at the falls before walking back for lunch! We found 3 free spots very close by to go to the Saco! The bridge was the best for a sandy area, but if you don’t mind some rocks or you want to get in and float you can actually walk right across the street to either side! Echo lake was a short 5 minute ride ((if that AND you do have to make reservations ahead of time since Covid!)) and it was around 7 minutes to get to downtown! We had a few family members visit throughout our 10 day stay and it was absolutely perfect for adults and kids! Supplied with plenty of games, linens and extra pillows. My absolute favorite part was the in house laundry, we got to come home with all clean clothes which made unpacking much easier! We rebooked for next year the first day we arrived! We look forward to spending many years back at this property! Thanks for sharing the house with us!!

location was great!

the location of this property is amazing! Just past diana’s baths and super close to downtown north conway. it’s secluded and the veiws are beautiful! There was space for all 11 of us to sleep but the beds downstairs were extremely hard and 4 people actually left early because of that and the heat. The lower level was extremely damp and smelly. We were disappointed to find out that the AC as listed was only one wall unit on the middle level of the home. We appreciated the fans that were provided within the home because the AC did not cool down the property at all. Overall we enjoyed our stay but I would just be aware of the heat! the living room was awesome and large enough to allow all 11 of us to play games, talk, and relax. Julie was super responsive with any questions we had!

Rustic stay close to everything

For the price, this is a tough spot to beat. It's located close to everything. You can reach Diana's Baths by taking a 1 mile walk through the woods in the backyards (cutting out about 1/2 mile walk you need to do from the parking area and the inevitably line of cars waiting to get in), you can reach a nice swimming spot on the Saco by driving 3/4 of a mile north (we had children and I wouldnt walk this road but there was plenty of parking), and you are a short drive to the center of town. The kitchen had all the tools we needed, the view from the living room and porch are spectacular, and the owners even put in an AC unit in the main living area for those hot days. Check-in was super easy and the owners were quick to respond and extremely helpful. As previous reviewers have mentioned, this is a cabin-like experience. We had read those reviews and came prepared with lawn chairs (for the porch), extra fans (for the heat), and mattress toppers (for the firm beds). The house is certainly in need of some updates but, in my opinion, that is clearly described in the description of the property and the price accurately reflects the "rustic" experience. This is also a dog friendly property - which we were extremely thankful for - but those renting not for dog use may feel that it is a bit much (the carpets are in need of some work). Overall I rated this stay as 5 stars because it met our expectations and the owner was super friendly and responsive. We had a wonderful time, thank you for sharing your home.

Home in the woods

Located off West Side Rd and a short distance to all the Valley has to offer. Large home set back off main road with no direct neighbors make this property a great choice with kids. Plenty of beds/space for 6 adults, 3 kids and 2 babies. Awesome views of Humphrey’s Ledge from the living room. Would definitely recommend this property and would love to stay here again!

Comfortable stay, great location

We enjoyed our stay here. The house is well placed in the White Mountains, tucked into the forest, with good access to trails. We slept comfortably on the beds and particularly enjoyed the large, attractive living room that looks out over treetops to Humphrey's Ledge. We had good weather and outdoor furniture on the deck would have been welcome. Julie was responsive to our questions about the house.

Location can't be beat

As another reviewer mentioned, as long as you are open to rustic accommodations and not expecting luxury, you will love your stay at this home. Our group of 4 parents with 3 children were very happy in this house. The layout was perfect for our group, plenty of space for all. This house was a one minute drive to swimming at Diana's Baths and the Saco River, which the kids loved. You can also hike up Moat Mountain from Diana's Baths, and there are great running trails right out the back door (maybe you can also snowshoe in winter?) so you don't have to run on the busy main road. The firepit is awesome with log/stump chairs and nicely contained. Our only complaint was that the main and top levels got warm on the two days when outside temps reached upper 80s and 90, but we made it work with window fans. The downstairs level remained very cool and there were plenty of beds down there so one adult just moved down there to sleep, the rest of us were fine upstairs. We would definitely stay again, especially if we return in the fall or winter, and Julie was quick to respond to all of our questions.

Surrounded by woods and privacy

Ten of us stayed here for a long weekend, five adults and five children. We really enjoyed the main living area with large windows looking out at Humphrey's Ledge and lovely woods. We were able to explore the base of Humphrey's Ledge by walking from the house. My granddaughter even found a geode. We also figured out the walking path (a little over 20") to Diana's Baths which is a huge plus as cars were lined up waiting to getting into Diana's Baths whenever we drove by. The fire pit was extremely well constructed. The screened porch was a great place to relax. The front deck was great but it lacked porch furniture. My daughter was able to do her morning yoga routine though on the deck. I would suggest bringing some of your own outside chairs to better enjoy the fire pit. I wasn't enirely clear on the trash situation. The renter is responsible for taking the trash to a transfer station about 20" away, which also takes recycling. The transfer station is open from 12 p.m. to 6 p.m. so that takes some planning around your other activities. You can leave a small amount of trash in an outdoor trash can (the trash we accumulated after the transfer station visit). Also, the grill is a small portable grill and you need to bring your own small propane tanks. I really loved the privacy of a stand alone house without neighbors. We didn't have to think our kids might be making too much noise and we didn't have to experience any noise from anyone else.

Great home with LOTS of privacy

This was a great little property for what we needed. Located right on some great hiking paths and super close to Diana's Baths and the Saco River. You are the only property on that side of the road, which seems to be located on almost right on state owned land/trails. House had all we would need for my wife, daughter, and dog. Had a few questions for the owner Julie, she responded very quickly. Would stay again. Thanks!

Great place!

This home is all you could ask for and more for a large group. Plenty of of bedding and multi-level gives a lot of privacy for multiple families. Perfect location for outdoor activities and the convenience of N. Conway just a few minutes away. Golf weekend with the guys, enjoyed the house and location more than my golf game...better luck next year!

If you want privacy, this is the place for you!

Thank you Julie for a great accommodation! The house was pretty awesome, and we couldn't of asked for a more private house, which was exactly what I was looking for. The house is right off a main right but nestled in the woods, with absolutely no other house around to be seen, yet it is a quick 5-8 minutes drive into all the action that North Conway has to offer. The open floor plan on the main floor was great for the larger party we had, and everyone could relax comfortably in this area. If you want a private, open floor plan house for entertaining, that is a short drive to all the action, then this is the place for you! Thank again! Mike
