Relax in a streamside hot tub or cozy up to a fire at River Dream, a 4br home on the bank of the Big Thompson River and just blocks to trailheads into Rocky Mountain National Park (Permit 20-NCD0245). With two decks, an outdoor grill, and a riverside picnic area, this gorgeous 4br is a perfect retreat for groups up to 10.

This home has it all!

Real quick -- house rules:

No early check in or late checkouts. Check in is 4pm or later; check out is 10am or earlier. No smoking in the house or entire neighborhood. No parties, no pets, no open fires. 2 cars & 10 guests max. Guests must start a load of dishes and a laundry load of towels/hand towels/washcloths at checkout (we have negotiated a lower cleaning fee based on this). Accurate guest count mandatory.

My husband and I welcome you to stay at our family retreat named River Dream. Our dream home sits on the bank of the Big Thompson River, with a hot tub just feet from the water's edge. You can hike into the National Park from our home, return and BBQ on our deck, bring your food down to our waterfront picnic area, and enjoy a movie or fire in our livingroom. We love our home because it's the perfect spot for gatherings of family and friends, and we invite you to visit!

Our home is spacious at 2700 square feet, so there's plenty of space for your group to spread out an enjoy!

BEDROOMS & BATHROOMS

Our home has four bedrooms (king, king, king and a king with a bunk bed) and three bathrooms (full with a tub/shower; full with a shower; and full with a tub and a separate shower).

TOP FLOOR: The top floor has two bedrooms with king beds and a shared bathroom between them. The bathroom features a shower/tub combo.

MAIN FLOOR: The main floor has a king bedroom opening onto our top deck, with a see-through fireplace opening into its bathroom. On the other side of the fireplace is a whirlpool bathtub. The bathroom also features a separate shower.

BOTTOM FLOOR: The lower level features final bedroom with a queen bed and a bunk bed. This bedroom also opens into a bathroom with a shower.

KITCHEN & DINING

KITCHEN - Our fully stocked kitchen features everything you need to cook whatever you want for your friends and family. We have a stove, oven, coffee maker, microwave, and tons of small appliances, dishes and cookware. Please see our listing amenities for a comprehensive list.

WET BAR - Our bottom floor, which opens out to our hot tub, has a TV area and sofa plus a small wet bar

DINING - We have several dining areas indoors -- a main floor dining area off the kitchen, and then downstairs we have seating around a wet bar plus another dining table. We also have an outdoor dining table next to our grill, plus a picnic table on the edge of the river.

LIVING & ENTERTAINMENT

HOT TUB - A hallmark of our home, our hot tub is on our lower deck, shielded by the elements so it's easy to get there when it's snowing out. The hot tub is on the edge of the river.

LIVING AREAS - Our main floor and bottom floor living rooms/dens features smart TVs so you can stream to your heart's content. The lower floor living space also has a library of games.

LAUNDRY

Laundry - Feel free to our washer and dryer.

We have turned over management to The Wolf Rentals, and you will see messages from our cohosts Nathan, Nancy and Matt. They have hosted more than 10,000 vacationers in Estes Park and we have entrusted them to provide you with an excellent stay!

This home is in the lovely Aspen Brook neighborhood, a collection of homes on the banks of the Big Thompson River. The HOA common land offers several hundred feet of river to fish in, but you can also simply walk across Highway 66, about a block away, and head into the National Park to fish in Moraine Park. Getting there is about a 20 minute hike.

The HOA has some important rules: no motorcycles, ATVs, trailers or RVs. We have neighborhood quiet hours from 9pm to 8am. No pets of any kind, and absolutely no smoking in the entire neighborhood.

There is a neighborhood picnic area and play area for kids.

Within 1.5 miles are the two best restaurants in Estes Park (Bird & Jim and the Rock Inn) or drive a few miles down 66 (past the YMCA of the Rockies) to Portal Campground and great hiking without the crowds.

The best part of this neighborhood is you can leave the house walk straight into the National Park, with the boundary being about 2 blocks away. You can also drive to the entry station without having to brave downtown traffic, as the home is on the west side of town. If you want to go downtown and don't want to deal with parking, the town offers a free shuttle service during the summer months with a stop about a mile and a half away.

NOISE

Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise level so I can maintain good relationships with my neighbors. We have installed NoiseAware devices, which monitor decibels and alert us to noise disturbances. One is in the garage and another is in the neighbor's deck post downstream of the hot tub.

Nonpaying and non-registered guests are not allowed on property.

AIR CONDITIONER

Like nearly every other home in town, there’s no A/C. Thankfully mountain air blows down from the high peaks and will cool down the place quickly in the evenings if you open the windows.

HOUSE AND NEIGHBORHOOD RULES

My neighborhood has rules to ensure serenity and privacy. By booking you are agreeing to them: no pets, no RVs, no motorhomes, no motorcycles, no open flames, quiet hours from 9PM to 8AM, requirement to observe 15mph on neighborhood roads, and absolutely no smoking anywhere (not inside, not outside, and not even in the neighborhood!).

THIS IS AN HOA. BY BOOKING YOU AGREE TO THE FOLLOWING HOUSE AND NEIGHBORHOOD RULES, AND ASSUME LIABILITY FOR FINES IF RULES ARE BROKEN

Gymnastics Trip

We stayed at the property for the Colorado State Gymnastics meet. Two families, including 4 parents and 6 kids total (Ages 6-12). The home fit us all very well, and it was a great place to relax and prepare for the meet. The home had everything we needed to be able to cook meals and everyone was comfortable and happy. SO much better than multiple hotel rooms, and much more value for the dollar. We all had plenty of room and privacy, but also had gathering areas that were perfect for our group. We were very happy with the condition of the home, and the communication leading up to check-in as well as check-out was top notch. Thank you for making your home available and for providing an environment for a very memorable Gymnastics Trip.

We loved this house. It was so great for our family of 10 and everyone had room. We only had the weekend but we really enjoyed the river, the space was awesome, and clean. The downstairs was nice for the grandkids to play games and they loved the bunk beds. I would definitely use it again.

This beautiful home is located close enough to RMNP and Estes Park and yet just the right distance away to avoid the large crowds of visitors and traffic. It has the feel of camping as you have an awesome spot along the Big Thompson river. Adding the comfort of home and you will wish you had more time to spend here. Great get-away!

Tammora and James took great care to call us before arrival and when we were departing to thank us for our stay! The condo was so well-stocked and clean. We will be coming back next year and would refer anyone stay here. We were 5 minutes to the entrance of RMNP and 5 minutes to downtown Estes Park. Convenient to grocery store and restaurants. Sitting on the deck and listening to the river was a perfect way to end the day!

Rocky Mountain High

An amazing 6 nights in the Rocky Mountain High cabin at Aspen Brook! The cabin location is fantastic for access to the RMNP as well as downtown Estes Park. The unit was incredibly clean, well stocked and very comfortable. Tamara and Stormy, the property managers are fantastic! Great communication before arrival, helpful throughout our stay ( dropping off a shovel and snowshoes when we had 8” of snow in May). We hope to have the chance to stay there again!

Beautiful mountain home

This is a lovely property, well maintained with a very well stocked kitchen. Living room area was cozy and comfortable. The management was a delight to work with and very accommodating. My only tiny complaint was that the wifi went in and out and we didn't have a strong connection. But the scenery and beauty of the house was worth it.

Idyllic house in Estes Park

Our vacation rental in Estes Park surpassed our expectations. It was spotless with a family friendly layout (bedrooms on first and second floor and a spacious “in-laws quarter “ in the basement). The kitchen was large and well equipped with plentiful dishes, glasses and flatware. A washer/dryer were conveniently located in the kitchen. Aspen brook ran beside the rental and was easily accessible. Our grandkids spent hours fishing from its shore. The rental was convenient to Rocky Mountain National Park and Estes Park.

Beautiful Stay

Wonderful home in a peaceful neighborhood close to Estes Park and RMNP. Everything was great. Only thing to be aware of is the WiFi. It was very good when it worked, but it went out several times. Not the fault of the property management, simply a factor of being in the mountains. Just be aware that it might go out, and have anything you’ll definitely need printed out in advance because cell service is also spotty.

Beautiful and relaxing

We completely recommend this property! First of all, the owners are absolutely wonderful people! Tamara will ensure your comfort and is readily available for pleasant conversation or answers to your questions. The house is beautiful and very clean (cleanliness reviews were the main reason we chose this house/property) and has basically everything you need in a home away from home. They outfit you with kitchen basics to prepare meals, such as spices, cooking spray, sugar, etc along with a starter pack of coffee/tea/hot cocoa. Each room has what you need to be comfortable and really feel cozy. Estes Park is an wonderful mountain town. We highly recommend it and, of course, Rocky Mountain National Park!

Fabulous all around!!

The Rocky Mountain High cabin was absolutely wonderful! Tamara, the property manager, couldn't have been more accomodating, responsive in communication, helpful with planning our trip and just sweet in general! The cabin itself was super clean, updated and decorated beautifully and had absolutely everything we could've needed for our trip. We loved the quiet, peaceful location, and being so close to the Big Thompson River was fabulous too. Hearing it roaring outside our window was heavenly! We could hike right into RMNP by walking across the street, another huge benefit to the location, and we were just minutes from everything, but far enough out to be away from all the busy traffic of town. We went riding at Jackson stables which was five minutes away, and we ate at the Dunraven Inn across the street, which was wonderful too! Seriously can't say enough good things about our stay, I would definitely stay there the next time we go back to Estes Park!

The house was amazing. The communication with management was horrible. I received nothing about a rental agreement before church in time. I had to call to get the code for the door because that was not sent to me. Expectations as far as the hot tub, towels and dishes were sent to me durning my stay. I’m on vacation not checking my email. This should have all been taken care of before check in time.

Wonderful stay!

This place was perfect for our group of four adults and two small children. The cabin was very clean and the beds comfortable, two huge plusses in our book! The kitchen had just about everything we needed, including spices, matches, Tupperware, etc. Big TVs in every room (with access to cable and all the entertainment apps), games, big windows, an open kitchen/dining/living area, an easy-to-use gas fireplace, great leather couches, and simple, clean, cozy decor made the house a place you really wanted to spend time. The neighborhood was wooded and quiet, with a beautiful river just steps away, and a small park for kids just a couple minute walk away. The proximity to the Beaver Meadows entry point to RMNP was very convenient. There is also a small grocery store about a mile up the road, which means you don't have to drive back into town if you don't want to, especially on busy weekends! Bird and Jim's was a great destination for dinner and drinks. Also, Tamara from the Aspen Brook office, was so nice and pleasant to work with! She went above and beyond in every way.

Perfect place for family vacation

The Aspen Brook house we stayed in during our stay in August 2019 was the perfect place for our family of 5 - It backed up to a mountain with a great view of the babbling brook in the front. Super quiet area, very convenient location (only a few minutes drive to the center of Estes Park), very clean, well taken care of. Plenty of towels in the bathrooms (that's always a challenge to have enough towels for all of us!) and comfy beds (big beds too: 2 kings, a queen and a twin!) The downstairs was super convenient for meals and hanging out time, and having a laundry room in the house allowed us to pack light for this trip. Everyone we spoke to via email or phone at the office was amazingly friendly and welcoming. We hiked in RMNP and just drove to the Visitor Center, left our car in the morning, hopped on the shuttle to the Park, and retrieved our car at the end of the day (just make sure you get your RMNP permit online and ahead of getting on the shuttle). The process was very practical, and I highly recommend it! We did not eat out a whole lot, but did have a couple of great meals at Bird & Jim and Himalayan Curry and Kebob (incredibly delicious and flavorful!). There is also a great little supermarket a couple of minutes away from Aspen Brook. All in all, we had a wonderful time there and would love to come back for another visit in the future.
