Filthy and Old
The only positives were the property manager was very friendly and the views were beautiful.
However, this place was disgusting. The carpet was so old and stained and gross. There is carpet in the kitchen! It is also old and stained. The kitchen was not well stocked, and all the pots and pans were very old and gross. The stove was old, we could only get half the burners to work. All the kitchen cabinets were covered in grime. The bathtubs weren't cleaned. There was still sand and rings in the tub from the previous people. The upstairs bathroom had mold growing all around the tub.
The property manager was on site in an RV the whole stay. No where did they mention they were on site. They would come and go and were often in the garage. They parked their cars in the main parking lot. It was awkward having them right there watching us.
The setting of the property was so beautiful! Waking up to that view of Bear Lake was uplifting.
We loved the gathering space, the tables, the chairs for a large group, the pool table, the playground in the back, the volleyball, the fire pit, the rooms were nice and the beds were comfortable.
We went to the North Beach and it was fabulous!!!
There was only one thing that will keep me from renting again and it was the owner lived in the garage and they had a couple in a motor home right next to the property. We felt watched a lot.
Enjoyed the large kitchen and living room area, it worked well for our large group. The view of the lake form the deck was great. Lots of room and things to do. Enjoyed your surroundings and our stay. Would stay there again.
It’s an older home, but everything worked well. The great room was large enough to gather all 30 of us. The kitchen was well stocked with small appliances, pots, pans, dishes, etc. This was our first time at the north beach because of the drought. The north beach is much larger with plenty of parking. It was nice to be outside of Garden City. The owner was easy to work with, and we’re staying in another of her properties next year. We would stay here again.
We had beautiful winter views of Bear Lake. We were close to snow tubing at Sinks. It was large enough to accommodate our large Thanksgiving family reunion. Joyce was very easy to work with and to communicate with. Our family enjoyed staying there and created many fun memories.

GOOD BUT NOT GREAT .....
I WILL MAKE IT SIMPLE .....
PROS-----
LARGE AREAS TO GATHER
NO ONE HOVERING NEXT TO THE PROPERTY WITH 16ACERS
CLOSE TO NORTH BEACH
PLENTY OF OPTIONS TO SLEEP ....
KITCHEN IS LARGER GOOD FOR BIG GROUPS ..
PLENTY OF PARKING ..
THE RENTERS ARE EASY TO CONTACT AND SWIFT WITH PROBLEMS .. .
CONS ------
THE CHECK IN AND OUT ARE A BIT MUCH .. LIST AFTER LIST OF RULES AND CONTRACTS TO SIGN .. NOW DONT GET ME WRONG I KNOW THEY NEED TO COVER THINGS WHEN YOU HAVE A RENTAL BUT .. I FEEL YOU KNOW WHAT YOU GET WHEN YOU CHOOSE TO HAVE A RENTAL .....
ALSO WITH THAT YOU PAY A CLEANING FEE AND STILL HAVE PLENTY OF CLEANING YOU HAVE TO DO YOURSELF ....
NOW THE HOUSE IS COOL ... BUT IT IS REALLY DATED ...
THE CARPET IS REALLY WARN AND IT IS EVERYWHERE EVEN THE MASTER BATHROOM ... JUST WITH THE AMOUNT OF PEOPLE THIS UNIT SEES , I WOULD THINK WOOD OR VINYL WOULD BE A LOT BETTER ...
NOW OVER ALL DONT TAKE IT THE WRONG WAY .. EVERYONE HAD FUN AND ENJOYED OUR TIME .. IT'S JUST WHEN YOU SPEND THIS MUCH MONEY TO STAY I DINDT EXPECT THE PROBLEMS WE HAD ....
The property was beautiful, right by the lake, and the house was very well-equipped. It was the perfect gathering place for our family, lots of room for parking, and plenty of room for sleeping. The kitchen was awesome and was designed to serve a lot of people, we would definitely go back!
We had a great time, plenty of room for a large crowd. We had a few hiccups with some things but nothing that ruined our trip. Loved 😍 having access to a private ⛱️🏖️.

Family Reunion
This lodge was in a great location for privacy and space. This lodge was not priced well for what you receive. Alot of things needing to be fixed, updated with the monthly income received from renting (should be more than enough) to put some into the improvements of this lodge.
Our reservation was not cancelable --- it is changeable only within the year of the reservation (not past the date you reserved). We couldn't cancel with my mom having health conditions near death.
House rules are that you are required to bring your own bathing towels or beach towels (beach is normal). Only 2 hand towels were provided for each bathroom (not the best idea for younger kids). Shower head were broken with no spray covers or broken that it wouldn't spray (3 showers). Some bathrooms had no floor rugs for stepping out. Only soap provided for showers. Toilet was broken and we fixed so we could continue to use. Disposal was broken but owner didn't send someone to fix or discount our stay cost. It was very difficult to do dishes with one small sink to wash big pans. Hand soap and washing soaps were watered down (or cheaper) and provided no suds for cleaning. Crock pot was broken/cracked Limited amount of baking utensils to prepare food.
Carpet was white and all throughout the home --- be careful what drinks or food you prepare while staying. Kitchen was carpeted and so was master bathroom (yucky for germs). Lights were not labeled and if they were it didn't work for correct lighting. Basement rooms were tight, and lights were flickering with fan going on
Door jamb was falling off and coming apart from opening of door
Internet was horrible in basement and no reception
Pool table was ripped and very hard to really play a game since the felt was ripped.
Foosball table was broken but strapped down temper for it to glue.
BBQ grill ran out of propane.
Final cleaning procedure was pretty picky and detailed with NO return on cleaning fee. (Sweep garage, fold blankets, start two batches of laundry before leaving, don't put boxes in garbage can). Owner was there for final check out.
We were asked to push garbage can to road for pick up --- still no discount in helping with things owners should do for our payment.
No plastic chairs provided like was told in check out rules
Yard was not grass or anything comfortable for having small kids play... tons of thistles and pot holes to cause injuries when playing.

We loved the access to the Lake. It was incredible! The house was wonderful -- perfect space for our children and their children. Kitchen - perfect working space, eating space, and well stocked with tools that we needed. Lots of fun toys, books and games for different ages. THe kids enjoyed the swingset, and running and exploring everything. We all enjoyed the campfire circle and the large front room gathering space and the outside picnic tables just outside the kitchen. The rooms were nice and comfortable. A couple of them were kind of small but the kids adjusted. There is a lot of carpet that felt kind of dirty, but carpet collects everything. Other things felt kind of dirty as well, just had that "older" feeling. But it was a great place to stay. We enjoyed every minute.
This lodge was perfect for our extended family reunion. We had 39 people and plenty of space to sleep all of us with a few on sleeping mats with sleeping bags. The BEST thing was the multiple areas with picnic tables so we could be outside and distance during eating and other un- masked times -- very few lodges can accommodate that. Kitchen had EVERYTING and duplicates of appliances which made it niçe and easy for preparing food.😃

A Little Disappointed
Pro's: Lots of gathering space for eating. Beautiful view. Quiet neighborhood and plenty of parking.
Con's: The Wifi was hit and miss. We ran out of toilet paper, paper towels, and the hand soap was watered down. There was a pool table, ping pong table, and Foosball, but all in poor condition. Advertised a private beach, but no instructions or map was provided to indicate where. The outdoor landscaping was terrible. A volleyball net was set up, but the area was so potholed that you would have risked a broken ankle by using it.
Nor the worst place we have stayed, but definitely could have been better.
So grateful this property was available for our family reunion. Offered lots of room to roam for all ages. So nice to have a large space for our large family to gather. Loved the ample eating areas, fire pit and volleyball space outdoors
