This 3000 sq ft home is located in the middle of the Cherokee National Forest and views the ridge of the Appalachian Trail from the front porch. Located in the middle of this small town of just under 1000 population, offers a country store and a Dollar General both within view and walking distance from the home. Amazing views of the mountains completely surround the home which offers a large flat yard for activities. Including a fire pit area - umbrella tables and chairs - Gaming net - Horse shoes pits, etc. A total of 3 Private bedrooms each with Queen beds, Semi private sleeping room for 6 with 1 queen size bed, and 2 full size, and 1 mobile cot. This room is adjacent to the second living room which has a TV with Roku and DVD.
3 bathrooms, 1 full - 1 with shower -no tub - and 1 half bath. A large kitchen which is fully equipped with service for 20 plus, dining area seating for 40 ! - 2 Living rooms. TV with DVD/VHS and movies / a walk in laundry room / 1000 square foot game room and banquet area includes table tennis - darts - picnic table - dining table - full bar - private seating area / 2nd living room with 52" flat screen with a games for both / several movies and games for all ages. Each bedroom has it's own heat and air conditioning controls for individual comfort. A gas grill, large fire pit, and several seating areas are available. This peaceful quiet valley is located just off the famous 421 Snake - a popular motorcycle trip. You would be just 15 minutes from Backbone Rock National Park, within 30 minutes from South Holston Lake, Bristol International Raceway, The Virginia Creeper Bike Trail, and many more. Shady Valley is a nature conservatory for bog turtles and cranberry bogs. Includes Fiber optics Wireless Internet / This home is fully furnished with everything you need. Just bring your food!
I am the property manager and maintain a small apartment completely separated from the entire house. I have a small private entrance on the opposite side of your acre flat yard. I travel while guests are visiting, so I will not be there.

Great family gathering place
We celebrated our family Christmas and this house was perfect for the whole family ages 11 to 73. There was plenty of room for our group of 11 people to eat, sleep, and play together or alone. The host was easy to communicate with.

Cozy
We thoroughly enjoyed our stay at the Shady House. The atmosphere was homey and the host was beyond accommodating. The only issue was, we would have liked to stay longer than our schedules allowed. The sudden cold weather front that moved in could have been an issue but our host had everything covered and we were warm and cozy throughout. The setting is rural, the scenery is breathtaking, and we look forward to coming back. Thank you, Kate!

Great spot
House has lots of games and outdoor space that made for excellent family time. Also a great launching spot for the creeper trail. Host was very communicative and helpful before and during our trip.

Bristol week
Me and my brother and 4 friends stayed for 5 days and we absolutely loved the old style historic home. We were there for the race weekend at Bristol. Enjoyed the fire pit at night and all the amenities. Mrs. Kate supplied everything needed to have a great stay and answered any questions we had. Probably the nicest owner I’ve ever dealt with on rentals. Hope to return next year. Oh, and the shady valley store about 200 yards away has delicious food and super nice people.

Wonderful getaway
Perfect place for large or small crowd. Home was well stocked with anything that could possibly imagine needing! Nice touches throughout the home. Nice large yard with plenty of room inside and out. Would definitely recommend and will be returning in the future!

Kitchen was nice and was very well equipped. Lighting in the living (front) room could be brighter, as well as the ping pong room. Back middle bedroom bed mattress not very firm and was very shaky. Drinking and all toilet water had brownish discoloration and had a faint smell of iron. Otherwise the house was spacious, cozy and fun for all of our group to spend time together in!!! Thank you

Christmas Vacation
We always take a vacation the day after Christmas and come home the day before New Year’s! We left the morning of December 26th we were probably 3 hours away from home when we got a text message from the place we were supposed to stay (this place had been reserved since the first of June) telling us they had canceled our reservation! I panicked! I quickly got on VRBO and found The Shady Tree, it just so happened someone happened to cancel their reservation! Mrs. Kate was so nice we didn’t have any where to stay the first night and she went back to the house and turned the heat back on and fixed everything so we would have a place to stay the first night of our vacation. There were 5 adults and 3 children, that would have been hard to find a place to find to accommodate for all of us. We were so grateful to have a place to unpack just once and be all together! We were so grateful for Mrs. Kate! The home was everything it says it is! It is roomy, bathrooms and you are about 30 minutes to 1 hour from every thing you need to do. If you need anything there is a General Dollar right out the door! We had a great time and are considering returning next year!

We had a great time!
This was a great property that we ended up using as a place to sleep while attending a gathering nearby, but we immediately started making plans to hold the next event here, as it's a perfect place for spending time with a group. The surrounding area is beautiful, and we'll be back.

Great location
Pros It had lots of activities & games Free Wifi Fully stocked kitchen Close to lots of things-Grayson Highlands, Creeper Trail, Jacob's Creek, backbone rock, etc. Enough beds to comfortably sleep 11 people TVs in all bedrooms Enough hot water for a large group when taking showers Host communicated often and was easy to get in touch with Clear instructions on check in and check out Cons It's right off a road. The pictures don't do it justice. The back of the property is nice, but if you have kids you will have to be very vigilant. Not only could they run into the street from the play area, but anyone can park across the street and just walk into the yard while they're out playing. Also, it's a road known for riding motorcycles fast on, so all day you hear revving engines instead of nature when you're sitting outside. No actual AC, just window units in some rooms(think LOUD at night) and a small portable unit in the large room, which didn't efficiently cool it. If it's under 75 degrees, you should be OK. We're from a warm climate and my kids still couldn't sleep it was so hot. Also, several family members weren't even able to use the activity room b/c they just started sweating as soon as they walked in. There's rustic and there's run down. This place is run down. Peeling paint, cracks in the walls & ceiling, broken pots, writing on the walls, etc. My son that only weighs 40 lbs fell through the bench & when we investigated, the wood wasn't nailed down and had deteriorated. Later, the swing fell over while my 6 year old was on it and landed on her. When I looked at the leg of it you could see that it had rusted to the point of total erosion. The "stream" in the description is actually the drainage from the laundry inside. Ice maker is efficient for maybe 3 people. If you're not eating there it will be a non-issue. However, if you plan on eating most meals there, buy a bag of ice to leave in the freezer. There is one trash can for the entire 14 person property and its only emptied once a week. If you want/ need it emptied daily like we did for 11 people who eat 3 meals a day, you have to call the owner who is an hour away and figure out a plan for it each time. The closets are unusable. They have a strong foul odor. We had to put our bags all over the floor and walk around them like an obstacle course all week.

Kate and her property were great!
The house and outdoor areas were great and well maintained. We spent the evenings sitting outside and looking at the sky and mountains, and the days fishing great trout waters. Kate was a great host and looked after our needs from booking to check in / check out. I highly recommend her property to anyone wanting to enjoy the local Mountains and Farm Country of quiet and beautiful Shady Valley

Loved our Stay
We loved our stay. Plenty of beds open kitchen and had everything we needed to cook in it. Don’t let the close to the road scare you bc the most we saw down the road were tractors and a few motorcycles. The home had plenty of outdoor activities for our kids and plenty of seating for relaxing. Only 20 min to the Virginia Creeper Trail. Took an hour drive to Todd Nc to enjoy a tubing adventure. Thanks Kate for the stay and being on top of everything. This home was extremely clean too!

Very enjoyable stay at The Shandy Valley house with a group of 12 people. The house had everything that we needed for our group, including a beautiful view. We will definitely keep this place in mind when we return to the Bristol area. We will absolutely recommend this house to family and friends.

Great getaway!
We are very happy with our stay at this Shady Valley home! Home was very accommodating with plenty of space to spread out or nice gathering places if you wanted. We weren't able to use the outside much due to the weather but there is plenty to do in good weather. The 2 1/2 baths worked great with our group of 8. We will surely revisit this place when in the area again! Also the host was great to do business with.

This was our fourth trip to the Shady House, and it’s like a home away from home for my family. There is so much to do in the area, but the house it’s self is a destination. It truly is like staying with family. Kate goes out of her way to be sure you are comfortable. We’ve made a lifetime of memories here, and will definitely be back!

Our first impression was this may not be big enough; we were fooled! The place is large and plenty of room for adults with dogs. Fully equipped kitchen from Keurig, to crockpot, to china for the holidays. Hand sanitizer was abundant throughout the house. Bathrooms were fully furnished with bathroom amenties. If you are looking for game time, this place has a ping pong table, lots of games from board games to poker and darts. The outside fire pit was a treat our first night. The property manager was very engaged and resourceful.

This home belonged to my grandparents. They owned and operated a general store on one side and lived and raised my mother and her 2 siblings on the other side. The old store has been turned into an amazing game and social area.
I grew up roaming these mountains and am proud to have been raised in such a beautiful place. Every Sunday after church, we drove over the mountains and through the woods, to grandmothers house we went. My family has history in Shady Valley going back over 200 years. I could not stand the thought of this amazing place, just sitting there. My only sister died Jan 4th 2015 - my life crumbled. I retreated to the mountains. I was saved by renovating The Shady House. I poured my grief into every blister, splinter, debt, sweat and after a year, I feel I have worked enough to start enjoying life again. Now, it is important for me to show as many people as I can just how theraputic the mountains can be.

Location is perfect for so many different activities. Fisherman can find an abundance of fishing. South Holston Lake and Watauga Lake are the 2 large mountain bordered lakes just down either side of the mountais. There are rivers rivers everywhere!
Close to The Virginia Creeper Trail, Bristol Motor Speedway, Rafting, Outdoor Adventures OF EVERY KIND all around you. Shopping and dining only a 30 minute drive from the seclusion.
