About this property

Sproat Lake Waterfront House, Sleeps 11

Southwest facing four bedroom house on magnificent Sproat Lake, voted “BC’s best lake” by CBC readers in 2023. The house is on a .65 acre property that is located close to the head of the Sproat River. Guests can gaze down the lake to Mt. Klitsa, bask in glorious sunsets, swim in warm crystal clear water or watch trout and salmon migrating past the dock. A large new dock has a boat slip that can accommodate a 22 foot boat. Rainbow and cutthroat trout can be caught directly off the dock or from a boat close to the dock (in the spring, early summer and fall.) For those who enjoy hot sun, Sproat Lake (and the rest of the Alberni Valley) often have the hottest summer temperatures in BC. The calm warm waters of Sproat Lake are ideally suited for water skiing and wakeboarding. The property has a large flat area suitable for playing sports such as badminton and volleyball . The house is nicely air-conditioned by a heat pump so guests can escape from the heat . The house has a living room and a deck both upstairs and downstairs and is therefore suitable for two families . The upstairs has a modern open concept kitchen with a gas stove. The property is also well positioned for day trips to Tofino and for fishing trips in Barclay sound (via the Alberni inlet) and is only a 15 minute drive from town . The rental rates in the off-season are significantly lower than the rates for the peak season of July and August. The house sleep 11 adults ( in 8 beds). The house DOES NOT HAVE BEDS FOR 15 PEOPLE . This is a typo that I have not been able to correct.

Beautiful views

The home lacked 4 bunk beds which it advertised slept 15 it did not it slept 12 plus two foam toppers for a mattress for the floor. There was a few things that were broken; a board on your dock that everybody kept tripping on. The Door to the deck, would not shut properly. Some dock chairs. Going down to the dock the stairs were covered in Loose rock and pinecones which caused slipping. There was no umbrella for the dock to give a reprieve from the sun. The lawn was maintained but the flowers beds were over grown in weeds. The decks were dirty and tons of spider webs. Kitchen cupboard and drawers were disorganized. There wasn’t enough bedding so I have to purchase a set of sheets. In addition,we had to purchase a large pot. We had a large group and there was only 3 pots a lg, med and sm pot which wasn’t enough for the larger group. I found mouse poop on a mattress cover on one of the single beds that hid under the bed. I went to wash it and found laundry in the washer and the dishwasher had dirty dishes in it. It’s these little things that make a difference. I found the cost of just under 10,000 for a week was not reflective of the property and what it should . It did mind you have the most incredible views.
