Property is ok. Blinds don’t meet each other so you can see through the patio slider. Overall cleanliness is ok room a bit dated but it was great for a one night stay for the price. Has a fridge, microwave, dishwasher, blender, can opener

It was pretty outdated, shower wasn't draining well, we went to see for extra bath things and the girl didn't know where they were so we had to want over an hour to take showers, nice outdoor but nothing compared to the resort right next door..

Property is nice, swimming pool and hot tub are nice and centrally located. Lighting in the villa is limited and fairly dark. Really enjoyed the stay however one minor complaint…. Laundry facilities are very limited and the hours are not conducive to travellers. Who wants to do their laundry from 9-5? What about the evenings?

No WIFI or cell signal

We were in Villa 313 for 2 nights in early March. Despite wifi being listed as an amenity, we were unable to access it unless we sat in our car at the check in office (which is only open 9-5). After a number of calls to the front desk to try to resolve our lack of access (with instructions to reset phones and other settings) staff admitted that this is an ongoing issue. We requested to be moved rooms but none were available or, if they were, we were told the issue would persist. We were told they were in the process of fixing it but after further inquiry this meant in the distant future (like upgrading hardware to fibre optic), not something that would be resolved during our stay. Unfortunately, the resort seemed to also be in a cellular dead zone, so we could not make or receive phone calls or use personal data plans in place of the wifi. I was extremely disappointed; this is 2024 and many people work and travel and require connection on the go. Not only was my work impacted, we were unable to plan the next days' events or relax in our room/connect with our family back home. The rooms were clean and well equipped (kitchen had everything we needed) but dated and worn (carpets and upholstery). Water took a long time to heat up, which felt wasteful. Staff were friendly but not able to resolve issues / not empowered to offer any sort of compensation to disappointed customers. Cannot recommend a stay here if you want to work / connect by cell or internet to anything.

This was an excellent well kept property which was perfect to use as a base for a longer stay. I had no issues or problems whatsoever and it far exceeded my expectations. I would definitely recommend it and try to get back to it again in the future.

Great first time stay

Great central location, close to the Y but without the noise or traffic. Easy driving access to trails. Had a studio backing onto a green space and pond, compete with a mountain view. Property is a bit rustic compared to some newer resorts but you’re in Sedona to commune with nature, right? Property is well maintained. Enjoyed watching the ducks and coyotes in the morning. Even saw some javelinas one night. Loved the gas fireplace as it was chilly our first few days. Bring slippers as the tile floor can get cold! Compact but functional and nicely equipped kitchenette. **note there is a mini fridge with a teeny freezer but many choices in town for groceries so you don’t need to bring a lot**. Spacious washroom with nice jetted tub and also a second sink. Overall, very clean and comfortable room with nice linens. Great bbqs. Didn’t have a chance to use the hot tub but the pool area also looked clean (usually they are full of rotting leaves in the fall). Great place to return to after a day of hiking. Friendly and helpful staff. Would stay again and recommend

I understand things happen sometimes but to leave 2 people stranded because you had to cancel our reservation after we arrived without any help making other arrangements and then making us fight for the refund was unacceptable.
